Property Ratings at Hines Park Place - Plymouth, MI
Neglected inside, dirty grounds and over priced. You’ve been warned.
I DO NOT CURRENTLY LIVE HERE. I am in the process of moving to the Metro-Detroit area and have been emailing management from this location back and forth for about a week. I have had no issues with the apart from living in MST and having to make accommodations for the 3 hour time difference. Whoever runs the email has done a really good job with getting back to me promptly!
This review is real. Management does a good job taking care of requests. I had brand new flooring/carpeting put in throughout my apartment prior to moving in which was super nice to have. It’s very quiet in these complexes/area, I’ve never seen or heard anything out of the ordinary. They do background checks at this complex which is another good thing. I did have to email management to get a hold of them about moving in. I recommend doing that and not calling. The hallways can smell a little musty sometimes but that’s because the building is old, which is understandable. My apartment smells totally normal though, good actually. I really do like it here! The windows that other reviewers in the past have commented about have been replaced to new windows, which shows they truly care, in my opinion. It appears that all the living room and one bedroom apartment windows have been replaced, leaving the two bedroom apartment bedroom windows yet to be replaced (I’m a 2 bedroom apartment tenant). The windows in the 2 bedroom apartment bedrooms do not leak. There is no extreme creaking coming from the top floor (I live on the bottom floor), unless your neighbor is a heavy walker, but I honestly never hear them anyways. The only complaint I really have is the laundry machines in the basement are not coin operated, rather ESD card operated, which is still something I have to look into. Maintenance has a portal online for any issues your apartment has, so communication with them for me has not been a problem.
New management took over and does nothing. They did things in the beginning to establish a relationship but since then has done nothing. We've had windows sitting in our hallways for a month now, making it hard to move. Maintenance requests go on for weeks and then they blame you for not being cooperative. The gas bills here are a joke. I pay the same in gas here as I do in a 3 bedroom, 1 bathroom house. I've seen many tenants leave that have been here for quite some time. I would not recommend living here. This past winter you were lucky in the parking lot was plowed by 9 pm. They often came to plow after everyone was home later at night and just pushed the snow in front of your car. They most definitely don't believe in putting down salt at all. The parking lot was constantly a sheet of ice as well as the sidewalks. It is way overpriced compared to what you can rent just right up the hill. I would not recommend this place to my worst enemy. The maintenance guy used to be good but when new management took over, he as well went downhill. He is a nice guy but management is terrible to him as well. If you like no management, AC and heat that doesn't work and things constantly breaking, I would recommend for you.
New tenant here. For any of you who are reading these comments about communication, I had no problems with getting a hold of management, but this is via email. They do respond to you, but from what I have experienced, it is through email. If you contact them through their website, they will definitely get back to you! I would give it a 5 star rating for communication, but due to the lack of phone communication and being a new tenant, 4 stars will do for now.
Lots of issues with heat during the winter due to the very, very old windows. Everyone is dealing with the same issue in the apartment complex, management doesn’t seem to care as long as they get their money. No one in upper management has responded to any of my messages.
For the past two weeks I have been calling these apartments everyday, MULTIPLE times a day, and have yet to speak to anyone. I have dropped in twice on different days/times and there was no one in the office. I have sent multiple emails and have not gotten any response. They must not want new tenants very badly, I am crossing them off my list and looking elsewhere. Unacceptable.
To be fair the new owners have improved the appearance of the place with new doors, renovated pool, new carpeting in the hallways and replaced boilers that power the heating & hot water system. My biggest complaint is that they switched from natural gas included in the rent to it being charged separately by a 3rd party (AUM out of Carol Stream, IL). This company just sends us a bill with no explanation as to the charges which is a situation rip for fraud. Because of this, I have kept track of these bills comparing last year June & July 2016 to June & July 2017. It was $9.61 & $5.52 vs. $20.25 & $20.31 respectively. That's double for June and quadruple for July for basically hot water. There is no way we're using that much more hot water. I brought this to management's attention and it appears that they have convinced AUM to refund about 1/2 of that amount so far through reduced charges for Aug., Sep. & Nov. They just went to an online system for signing leases, requesting maintenance, etc. and I noticed that I had a $56.35 over-due notice for 12-1-17 along w/ a $50 late fee. I have received no bill for the $56.35. I have no idea where this charge came from. I have contacted the office online but as some other reviewers have noted the office is barely manned and they appear to be in no hurry to get back to you. Living here is becoming more and more frustrating!
Several weeks ago my boyfriend received a phone call from Hines Park place saying that his application had been approved. Since then, my boyfriend has sent countless emails, left numerous voice mails and even stoped by the vacant office with a check for his security deposit. As much as he wanted to live here, we have officially given up on this place.
The staff working at Hines Park Place do not respond to phone calls, inquires or emergencies. If you want to rent an apartment at Hines Park place seriously think about what you are doing. Do not walk away from Hines Park Place, RUN AWAY! Today is day 3 of the hot water not working. There is nobody in the office at Hines Park Place and they have not responded to their online system or any of my phone calls.
These are extremely old apartments (1971, I think) that are only updated on the surface, and not worth the price asked. Among the many problems: *Certain units & basement areas suffer from horrible mold & mildew to the point where it should be considered illegal to rent. *Gas bills are very high (and offer no means of paying electronically without being charged $7.50 extra per transaction). *Upstairs units are UNBEARABLY hot at 110 F in the summer (even the CARPET is hot) due to lack of proper ventilation and almost 90 F in the Spring & Autumn. *Downstairs units have to suffer from insanely LOUD creaking above them from the lightest of footsteps at all hours, due to floorboards not being re-nailed/re-secured since 1971. *Snow is rarely cleared. *Quiet time is rarely enforced. People blast their stereos and TV's whenever they feel like. *Drunks congregate around the pool at all hours of the summer. *Management is never around. *Related to the above 4 points, police are often making visits to the complex. *Beer cans can be found laying around the grounds for weeks. *The windows leak horribly...management have only replaced some. *Ownership will only hire one maintenance guy, who is basically worked half-to-death. *The two trash dumpsters are about a football field away - lots of fun walking through unplowed snow & on unsalted ice to get to them. Just don't bother with this place. To be fair, the old ownership was better - while the units were old & crummy, the rent was notably cheaper and gas was free, maintenance was there for you, disrespectful jerks were tossed out, AND the landlord would deduct rent cost for authorized improvements you made to the units. In contrast, this place is just awful now.
I like it here. Lots of friendly people. Close to downtown Plymouth.
This apartment complex is really not that bad. It is a little outdated but its a place to call home. Its a good price to live this close to downtown plymouth. The only complaints is that the windows are lined with what looks like mold. My roommate is allergic to mold and he's had breathing issues since we've moved in. Parking can be a serious problem if you like to be out late. My parking space is a couple spaces down from the visitors parking and sadly, I have had numerous people parking in my spot since moving in. This is a problem when you have groceries and such and your space is gone and there are no visitors spaces open. It can feel like a hike to park back by the woods area. Management is hardly in the office due to them also being maintenance crew. I don't like getting my packages delivered here or if there is an issue. Sometimes it is really hard to get a hold of someone or to catch someone in the office to get your package. Despite all these things, I have not had any major problems since moving here.
