Situated about six miles north of Downtown Indianapolis, the Fairgrounds neighborhood is a largely residential locale characterized by alluring bungalows and charming split-level homes along quiet residential streets, as well as stately brick apartment complexes lining Lemans Drive and Lemans Court.
The Indiana State Fairgrounds stands as the beating heart of the community, featuring 250 acres of historic buildings that host various concerts, expos, conferences, and sports games in addition to the highly anticipated Indiana State Fair. The neighborhood's somewhat secluded location away from major highways creates a peaceful environment that attracts a wide variety of renters looking for an affordable home in Indianapolis.

Property Ratings at Historic Marcy Village
I recently moved out of Marcy Village Apartments and i must say that they have come a long way from when i started. The staff is wonderful, so quick to respond to maintenance and genuinely care for you. I love the historic feel of the apartments and there was so much space outside. Conveniently close to everything you could need but felt to calm and peaceful.
I have lived at Historic Marcy for 3 years now and I am sad to leave but my husband and I bought our first home, yay! My favorite part of living here has been the location. The neighborhood is peaceful and tucked away in South Broad Ripple, a true hidden gem. I'm a huge foodie so being near all of the restaurants in Downtown Indy to Broad Ripple puts Marcy Village right in the middle. Also, walking distance to the Monon Trail & Target is less than 3 miles away.... What more could one ask for? The staff has addressed my needs and my maintenance issues were completed in a timely manner (Thanks Jose & Harry!). If you're looking for a place with character, I highly recommend checking them out. I will miss this place that we have built so many fond memories at but excited for our new home owning journey!
Cool historic place...lots of character. Maintenance and office are great...Jose is the man.
The washing machines are both broken once again, and the basement smells like mildew, several lightbulbs out. Carpet in hallway dirty/smelly, same cigarette butts have been on the ground outside for months. That’s just my building. This used to be a better place to live, it has gone way downhill.
Great location. Friendly and professional staff. Prompt maintenance. Hardwood floors. Gated entry. Pool, fitness and business center. Very cozy and quiet, great grounds for walking my dog. Even though it may not be the best neighborhood inIndy I feel safe in my little community and even walk my dog after dark... Right off the Monon Trail and behind the Fairgrounds, there is always something to do. They take good care of the property and it showd!! I would hoghly recommend living here.
Marcy village has gone down hill extremely quickly in the three years that I lived there. The management started letting in more and more shady people with criminal records, are on government housing, into illegal activity and who are unemployed which has led to an increased crime rate. It is NOT SAFE THERE AT ALL. One night I witnessed a car break in! They have had numerous car break ins and thefts in the past two years. There is also a strong street gang presence in the surrounding neighborhood, that has infiltrated the property due to the management's utter negligence. While I was there, two people were arrested and jailed for domestic battery on separate occasions. People are always fighting. Two different times men were arrested for shoot outs on the property--one fatality. One man was also arrested for dealing narcotics out of his apartment, and it was widely known who the other dealers and users are on the property. One night a confused, drunk and unruly neighbor came banging on my door and my windows for about an hour--looking for someone else. I called the police twice but they never showed up. When I informed the management the next day they did absolutely nothing about it. I constantly felt unsafe in my apartment. The management is rude, dismissive and refuses to clean the place up. They care more about filling the apartments than the quality of the environment. Very disappointed in Van Rooy, and would not recommend this property to anyone.
I have now lived at Marcy Village Apartments for 2 years. They are a many things I like about the complex and just a few things I dislike. Among the benefits of living here are: 1. The Location is convenient to Downtown Indianapolis, Broad Ripple, the North East Suburbs (Castleton, Clearwater, Fishers, etc), Bus service, Indiana State Fairgrounds, Butler University and the Monon Trail. 2. The entrance is gated, which even though is not a perfect solution, it is a plus for security. 3. The standard amenities for each unit include many things that are often hard to find in apartment living, natural gas range, oven, and heat. Every unit also has Hardwood flooring, central air conditioning, a garbage disposal, dishwasher and 10 foot ceilings. There is also washers and dryers as well as self storage areas in the basement of each building. 4. The community of people who live here are respectful of others from what I have seen. I had have had very few issues with rowdy people but they normally move on very soon after moving in. 5. Given the old yet well maintained architecture of the buildings the walls and construction is very solid. That combined with the newer windows provide good energy efficiency and very little noise pollution from neighbors. 6. There are nice well maintained common areas such as; large lawns, a business center, swimming pool with lounge chairs, gazebo, and a tenet garden. 7. The value for the price is very competitive and fair. It becomes a great deal if you care about the things they offer. The few downsides include: 1. The immediate area surrounding the complex is not as nice as the complex itself and may be considered unsafe by some people, but the area is improving and access to more close retail is increasing. 2. Parking can be an issue on the weekends, this stems from a combination of; a. how the parking is laid out, b. the age of the complex (when it was 1st built there was not as many people driving), and c. some residents and/or visitors that just plain have no idea how to parallel park. 3. Unlike many more modern Apartment complexes there are no balconies or patios for the units. 4. The largest units available have a maximum of two bedrooms, so it is not ideal place for families. In summary, If you, as i do, find the benefits that Marcy Village offers, outweigh the downsides. I strongly recommend looking into living here.
