The sprawling University of Iowa spills across the Iowa River and into Downtown Iowa City: the Main Library, the Engineering Library, the English-Philosophy Building, the College of Education, and the University of Iowa Museum of Natural History are all in the Downtown neighborhood. As a result, Downtown Iowa City is filled with students in backpacks walking to class. This is most definitely Hawkeye country, and the neighborhood is covered in black and gold. During college football season, you'll find many residents heading across the river to Kinnick Stadium to cheer on the Iowa Hawkeyes.
With its wide sidewalks, outdoor cafes, and numerous bicycles parked in bike racks, Downtown Iowa City is a great place to live, often topping "best" lists for livability and as one of the nation's best college towns. Shops and restaurants fill the historic architecture, and cobblestone streets add an old-world elegance to the district.

Living in the Hive is a wonderful experience. The environment is cozy and modern, and there are so many amenities that are so nice to have. The staff is amazing at answering questions for you and they do an amazing job keeping the building clean, and the other residents are so kind! They allow pets and it’s always fun to see cats sitting in windowsills or meeting a dog on the elevator. I love the fitness center, and the courtyards. It definitely gives hotel vibes, but because you live there it’s a staycation!

Excellent amenities and community. The gym is small but has everything you need. The parking area could use some work, some spots will cause your car to get extremely dusty.

Staff is always so supportive and helpful! I stop by a couple times a week so they can cuddle my puppy Pumpkin. Pumpkin enjoys this time and jumps up and gives kisses to everyone.

I really enjoy the location of the Hive. It is about a 15-minute walk to Tippie and you walk right past very popular locations and several coffee shops. I also feel very safe because you use a key fob to get into everything. Another thing that I really enjoy is that there are very modern amenities. The 1st-floor courtyard next to the fitness center is my favorite!

Pretty fire not gonna lie, need to open the hot tub and roof later though fs. Besides that it's pretty great. The package room has a laser and that's pretty cool.

It can get pretty loud, and it’s expensive to live here, but for the most part, you’re getting what you’re paying for. They give you everything you need and you’re relatively close to downtown.

Maybe because I am not in the university and entered the apartment at a later start date, but the complex seems dead to me and lacks culture.

The Hive is a brand new building that opened this year, so it is really modern, clean, and in excellent condition. The units are fully furnished, which I really appreciate. I like how close it is to the College of Law parking lot.

This apartment complex is really nice, maintenance comes quick. downsides are a couple of equipment in the gym has already broke, there are two train tracks on both sides of the building that wake us up at night, and the mail process takes a little bit to pick up our packages.

The amenities are so useful and for it just being built and everyone getting used to the complex from both resident and leasing agent perspective, its going so well! location is perfect - not too far (barley far) from campus but not too close so you have that home-y feeling

Positive experience, I feel like sometimes some emails I get come off passive aggressive from staff or I get no response. I had a question about turning off lights in the courtyard or to get curtains in my room and no one ever responded. I followed up too
So far I have enjoyed the amenities, especially the hot tub, and the community has been clean and cleanly, with upkeep from faculty and staff. The living has been great, and have loved cooking so far!
Great community, it’s so fun living here because of the welcoming atmosphere that’s been created. Amenities are great and I can’t wait to see what the Hive has in store!
So far I have absolutely loved living at the Hive. From all the ammentites to the quality of the units its just overall been such a great experience so far!

Since moving in the Hive, I have had nothing but an amazing experience. My apartment came in amazing condition and the staff have been nothing but helpful throughout the entire process. Love it!!
My experience at the Hive has been amazing. Move-in was smooth and having the moving carts was very helpful. The amenities are great and I always feel safe here. The biggest change between my last apartment and the hive is that it came furnished. It was so nice not having to move a couch or a bed into the apartment. At the same time, it has been great having the provided TV.
Absolutely beautiful new property! The apartments are so spacious and love the modern furnishings. Great on-site staff to help if you need it.

Choosing the Hive was one of the best decisions I’ve made here at the University. The staff is extremely helpful and easy to work with and my unique floor plan with my fully furnished apartment validates my decision to live here. I have lived in a few buildings around campus during my time at the University but this living situation combined with the amenities and security of the building makes coming home each day enjoyable. I especially want to shoutout the Property Manager Meg. Not only is she a joy to work with, Her commitment to Resident Satisfaction is just another one of the many reasons I decided to live here. I am so happy to call the Hive a 5-star apartment building and an amazing spot for University of Iowa students due to not only the furnished apartments, the fact that it is BRAND NEW, walking distance to campus, the fun giveaways and events they put on for their residents and the incredible amenities, in fact, the most amenities in Iowa City, but also the incredible staff that I have been able to meet during the leasing process that always show how much they care about their residents and the upkeep of the building. Lining in Hives has been a great experience so far. I like my unit, the building, amenities and the services the great staff provide. It is a peaceful and vibrant place at the same time and anyone can enjoy the lifestyle they are after.
Very nice place to live, location is great. It's just far enough from the downtown traffic but a close enough walk for class. Staff is super attentive and helpful, and are available at almost all hours.
The community and environment here is amazing. All of the amenities that The Hive comes with really ties it all together. The rooms are of great quality as well!!

Living at the hive is awesome. You get amenities, close to campus and great staff. On down time you are able to workout, play pool, hangout in a pool or sit in a sauna. The hive is overall a great place to live.
Very good! I love the complex and all of the amenities. It took a while for the workers to get in the swing of this but everything has gone smoothly since.
This place is super clean, really nice, and has all the amenities you could ask for. I was most surprised by how high quality the workout room is and the two courtyards.

The best place ever! Great management and an overall amazing community. All of the amenity spaces are great and kept in good shape. Having a secure building is also a plus! I feel so safe here.
