The sprawling University of Iowa spills across the Iowa River and into Downtown Iowa City: the Main Library, the Engineering Library, the English-Philosophy Building, the College of Education, and the University of Iowa Museum of Natural History are all in the Downtown neighborhood. As a result, Downtown Iowa City is filled with students in backpacks walking to class. This is most definitely Hawkeye country, and the neighborhood is covered in black and gold. During college football season, you'll find many residents heading across the river to Kinnick Stadium to cheer on the Iowa Hawkeyes.
With its wide sidewalks, outdoor cafes, and numerous bicycles parked in bike racks, Downtown Iowa City is a great place to live, often topping "best" lists for livability and as one of the nation's best college towns. Shops and restaurants fill the historic architecture, and cobblestone streets add an old-world elegance to the district.

It has been good so far. i like how the gym is 24/7 access. I wish that the sauna had later hours though. I love the study spaces, they are very useful.

Based on resident feedback, we recently adjusted the sauna hours from 9 AM - 10 PM to 6 AM - 10 PM to provide more flexibility. However, we do prefer to close it at 10 PM out of respect for residents whose units face the courtyard, ensuring a peaceful living environment. We appreciate your input and are always looking for ways to improve the experience for everyone at The Hive!
I have enjoyed my time at the hive. I’ve felt comfortable and safe which is something that I look for in an apartment. I am a transfer student and this is my first year at Iowa. The proximity and amenities at the hive has made my transition great.

I have enjoyed living at the Hive. It is a little expensive but have really enjoyed the apartment and amenities. The apartment itself is cosy with a nice kitchen, amazing closet space, and comes fully furnished.

I love it here! Parking is WAY too expensive and that's my only complaint. Why is parking at my own home so much more than a parking garage? Other than that it's great!

Hive is a great place to live. The amenities are awesome and it's not far of a walk to downtown. My only issue is that it's right next to the train tracks and the train sometimes passes by during some early hours. The windows aren't that sound proof so if your a light sleeper you will get woken up.

This apartment has been one of the best I’ve lived at so far. The amenities are great and I love having covered parking. I also really like are packages are stored as it is very convenient and I know my packages are safe.

The apartment offers a variety of amenities and has a considerate policy of keeping noise levels down from 10 PM to 8 AM, which is wonderful for graduate students who need a quiet environment to focus. Plus, having a bus stop just a 4-minute walk away is incredibly convenient. However, I can understand the concern about the location being next to the train. That could be a challenging aspect to deal with, especially if you’re looking for a peaceful living situation.

Living in the Hive is a wonderful experience. The environment is cozy and modern, and there are so many amenities that are so nice to have. The staff is amazing at answering questions for you and they do an amazing job keeping the building clean, and the other residents are so kind! They allow pets and it’s always fun to see cats sitting in windowsills or meeting a dog on the elevator. I love the fitness center, and the courtyards. It definitely gives hotel vibes, but because you live there it’s a staycation!

Excellent amenities and community. The gym is small but has everything you need. The parking area could use some work, some spots will cause your car to get extremely dusty.

Staff is always so supportive and helpful! I stop by a couple times a week so they can cuddle my puppy Pumpkin. Pumpkin enjoys this time and jumps up and gives kisses to everyone.

I really enjoy the location of the Hive. It is about a 15-minute walk to Tippie and you walk right past very popular locations and several coffee shops. I also feel very safe because you use a key fob to get into everything. Another thing that I really enjoy is that there are very modern amenities. The 1st-floor courtyard next to the fitness center is my favorite!

Pretty fire not gonna lie, need to open the hot tub and roof later though fs. Besides that it's pretty great. The package room has a laser and that's pretty cool.

It can get pretty loud, and it’s expensive to live here, but for the most part, you’re getting what you’re paying for. They give you everything you need and you’re relatively close to downtown.

Maybe because I am not in the university and entered the apartment at a later start date, but the complex seems dead to me and lacks culture.

The Hive is a brand new building that opened this year, so it is really modern, clean, and in excellent condition. The units are fully furnished, which I really appreciate. I like how close it is to the College of Law parking lot.

This apartment complex is really nice, maintenance comes quick. downsides are a couple of equipment in the gym has already broke, there are two train tracks on both sides of the building that wake us up at night, and the mail process takes a little bit to pick up our packages.

Love it here. It is super cozy and unbelievably nice! The amenities are so useful and for it just being built and everyone getting used to the complex from both resident and leasing agent perspective, its going so well! location is perfect - not too far (barley far) from campus but not too close so you have that home-y feeling

The staff are friendly and all the amenities are amazing. The amenities feel like i’m staying at an amazing hotel. The apartment itself is also spacious.

Good. I have really liked the fitness room and the amenities there is to offer here. It is nice not having to bring a TV or your own WIFI. Very satisfied.

Positive experience, I feel like sometimes some emails I get come off passive aggressive from staff or I get no response. I had a question about turning off lights in the courtyard or to get curtains in my room and no one ever responded. I followed up too
So far I have enjoyed the amenities, especially the hot tub, and the community has been clean and cleanly, with upkeep from faculty and staff. The living has been great, and have loved cooking so far!
Great community, it’s so fun living here because of the welcoming atmosphere that’s been created. Amenities are great and I can’t wait to see what the Hive has in store!
So far I have absolutely loved living at the Hive. From all the ammentites to the quality of the units its just overall been such a great experience so far!
