Property Ratings at Holden Heights
We have lived at Holden Heights for almost a year and plan on resigning. The property is very nice with high ceilings, updated appliances and decor, and quick maintenance. The location is walking distance to HEB while being nestled in a quaint heights neighborhood with plenty of street parking (a rare find). The only complaints I have about living here are the lack of security and enforcing community guidelines around trash. While there are badge only entries and a night security guard, there are absolutely no cameras throughout the property and the parking gate is constantly broken or left open. Earlier this year there was a break in to several units, but the lack of video equipment was definitely frustrating. Additionally, the valet trash is a nice perk, but the complex does not enforce the rules around trash pick up, making the hallways smell constantly. I would definitely recommend this complex to a friend but encourage the management to fix some of the issues above.
Can hear everything from other residents around your unit, whether they are next to you, above you or next to your neighbors; there are inconsiderate rude residents walking, running around the house on these hardwood floors during middle of the night will cause you no proper sleep, yet the management is not solving these problems.
I first moved to Houston from San Antonio 2.5 years ago and my entire stay has been at the Holden apartments. I love it here and I plan on renewing my lease for another year. The pool is lovely, pets (including large dogs) are allowed, and there are plenty of free events for residents. The area is safe, and I can walk to so many places nearby - the new HEB is literally right next door! If I need help with anything, I always go to my favorite staff member, Armando. He is always available to assist and answers all of my questions. I would highly recommend living here, it has made living in Houston an amazing experience :).
I dont know where to begin... my last 2 years living at holden heights is exactly what I needed as a new houstonite! The staff is extremely freindly and they make a point to get to know every person. Armondo, specifically, made it a point to be friendly to me and remind me of resident events. Such a great place to meet people with the monthly events and great social area/busy pool in the summer. The only reason I'm leaving is because my roommate bought a house. If I ever need an apartment again, this will definitely be my first place to look! Thank you for all you and your staff have done! I have been a resident of Holden Heights for almost a year now and absolutely have enjoyed it! and so has my little Lola :) The location is great! We walk just about everywhere even for groceries at HEB now! The complex is maintained very well and my work orders for filters/light bulbs changes are fulfilled within 24 hours. Management also hosts fun events about once a month. Armando in the front office is always so friendly and eager to assist residents. This is definitely the best apartment living I've experienced.
I’ve lived at Holden for about 2 years now. The first year was fine really, management was good and dealt with issues, Rodrigo was very helpful. The second year has been a complete nightmare, new management hasn’t lived up to the same standards which is often the case when these properties change ownership. It doesn't feel like the same place anymore. The good: The location is great, the maintenance crew is very good too, no issues there, and honestly the apartments are nice inside. Pool is nice, they are pretty strict with the number of guests which is fair enough. The bad: The noise is unbearable. Constant barking from dogs left by inconsiderate owners on balconies. There’s a royal rumble dog barking match every day in my courtyard. Residents will have party’s outside in the courtyards until gone 2am on the weekends and you can hear everything even from the top floor and there’s nothing you can do about it. Other times people will sit and shout at each other on their balcony until the early hours. We ask them to keep it down after 11.00pm and they shout abuse back as they are almost always drunk. Then they leave trash all over the place, that's the kind of people who will be living next to you. Management don't enforce the noise complaints, or people letting their dogs run freely through the grounds. From my balcony I saw one woman recently trying to leave for work one morning that had to turn back as there was a huge black poodle bounding towards her, the dog's owner nowhere to be seen. The air conditioner will cut out at random so you return home to a 80 degree home, it's an easy reset on the system but shame it happens so much. Dog wash is really good, when it works. The car gate is almost always broken. Recently my dog was bitten by another dog on the grounds since the owner couldn’t control her dog and it got off its leash. I like dogs, but this place is ridiculous. It's non-stop, so if you are in anyway sensitive to noise don't move here. If you enjoy sleeping in past 7am on a Sunday, don't move here. You will be woken by some clown letting their dog bark. Now the construction noise is a different level, but this isn't Holden's fault so I can't hold them accountable but it all adds to an uncomfortable please to live. There are simply too many properties out there to take a risk on this place, do yourself a favor and look elsewhere.
Lived here for a year and so happy to finally be moving. There is an unlivable amount of construction noise surrounding the building. Residents let their aggressive and loud dogs roam the courtyard and bark at all hours of the day. Some residents leave their dogs on balconies to bark for hours at a time. The AC and ovens break on an infuriatingly regular basis. Packages are stolen from people's front doorsteps. Meanwhile the management team does nothing to advocate for the residents who are actually abiding by the rules. 0/10 - would not recommend.
Holden Heights is in a great location and is aesthetically attractive. However the walls and floors are paper thin and the interior work is poorly done. I have had faucet handles to fall off, a/c vents that blow little air and breakers to flip off for no reason. You can hear residents moving about their homes constantly, doors slamming and peoples conversations as they walk down the hallways. The gates are frequently broken. Many of the rules are not consistently enforced (e.g. pets on leashes, scooping up poop, trash valet hours). However they are quick to enforce the polices for pool wrist bands). Pest control is not routinely performed, they don't replace a/c filters unless you call and request them to do so. The property manager, Wallace, is rarely available to address concerns and does not call you after repeated calls. All in all Holden heights is not worth the money. There are numerous other properties in the area that offer a better living experience.

Somehow, my review keeps getting deleted. I'm angry enough to keep posting it until it sticks. I've been here for 4 months now. Somehow, in those 4 months living at these "luxury apartments" my AC has gone out 6 times! When I moved in I was told that this was considered an emergency and would be moved right away. This hasn't happened once. It would reach the high 80's in my apartment and I couldn't risk someone getting a heat stroke. I paid out of pocket for hotels and emergency boarding for my dog. Unacceptable. There were definitely corners cut when building the complex, and it shows. People don't pick up after their dogs and I've seen it in the hallways and all over the community. People leave their trash out outside of valet hours so the hallways smell like trash. My dog was attacked my someone who didn't have theirs on a leash. All of this because rules aren't enforced and management does not care. I can't wait for my lease to be up!
I absolutely love living at Holden.Its a newly built apartment complex in the Heights. It has all the amenities I asked for and then some. I have a small dog and was looking for a complex that had a dog washing center, dog park, and closely situated by greenery. As a young professional I also wanted an apartment that was in the center of everything Houston has to offer which is right where located and for an unbeatable price. Holden's dedication to the environment is unrivaled in Houston. Supplying high efficient washer, dryers, water heater, and lightning has not only saved the environment water but has saved on my utilities! The trash services is a nice feature. As a single women I'm was hesitant about going to the dumpster area to throw trash. However with valet trash someone from upkeep comes and do it for you.
