My wife and I have been nothing but pleased. Location- 5 minutes from the Acme Meijer, 10 minutes from Costco, and 15 minutes from downtown Traverse City. Close enough to TC to enjoy, but far enough to avoid constant traffic and tourist noise. Being on the east side, right near the highway, this also shaved off 20 minutes from every out-of-town trip. We experience zero crime in the area. There is a woodland trail in the back of the complex, as well, which was a fantastic place to walk our dog. Neighbors were all friendly and are a mix of young professionals, retirees, and families. Interior- The interior is updated, open, and clean. The new laminate flooring and separation of living and entertaining areas was extremely convenient. The sliding glass door allowed easy access to the back patio, which easily held our bikes, patio furniture, and a full-sized grill. The bedrooms are extremely roomy with plenty of closet space to spare. You can tell when they built and updated the units that they took pride in what they did. Management- This is where the complex truly separates itself. Julie was constantly checking in with the tenants about what can be done to improve things and emailing to ensure standards were being upheld. Any email or text received an almost instantaneous response and solution. She was more than fair and I felt she truly cared about the tenants. Julie made this place great. Maintenance- Once again, this is a huge benefit at this complex. Mike was courteous, fast, and fixed everything we needed. Our drain was clogged, and within 24 hours Mike had it running smoothly again. He also does a great job on snowplowing, which is important up here, to say the least. Price- Traverse City is notoriously expensive and getting worse by the day. I found the price of this 2-bedroom unit to be well below similar units in the region. When you factor in the space, the privacy, the updated unit, etc., you won’t find a better value. Another note is that every unit is the same, so you won’t have to worry about any surprise costs/unit changes. At the end of the day, this has been the best place my wife and I have lived. As a student, I am travelling frequently. Finding a good value is important but finding a place that is safe and truly feels like home is the ultimate goal. This place checked all the boxes, and if you are lucky enough to sign a lease here, then I guarantee you will truly enjoy your time.

Holiday Village Townhomes are a great option for anyone looking to live in or near the TC area. If you have a pet, good luck finding more than a couple of places that will allow them. HV is very pet friendly and pet fees are affordable. They do need to address the owners who do not pick up after their pets, but they were starting to do just that when we had to move out of state. That is an issue at any rental property unfortunately. Management very helpful and worked with us easily to accommodate what worked out best for us. New unit (we moved in as they were still building) No maintenance issues that were not addressed very quickly. All the maintenance staff were friendly and courteous. Close enough to town to be convenient while being out of the traffic. Peaceful and quiet place to live. See lots of deer and foxes out the back window. Easy walk to state land and close to the TART & VASA trails for hiking, biking, etc. Close to shopping and food. Rent is in line with what is available in the TC area for what you get. If we moved back to the TC area and needed a place to rent, HV would be out first option.
Holiday Village was a wonderful place for me to live with my two small children. There were lots of other families around, as well as access on the property to the vasa trail which my whole family loved. Our townhome was beautiful, clean, had great natural light, new appliances, our own parking spot and fulfilled all of our needs and more. Not to mention the management was awesome. Easily one of the most positive experiences I've had with property managers/landlords. I would recommend Holiday Village to anyone looking for a safe, beautiful place to live just outside of Traverse City.
The living conditions have been great in the village. Just up the hill from the tart trail which we used extensively for getting back and forth into town. Close to the Meijer in Acme. Very near to the Vasa trails. If you’re a runner, walker, biker, outdoors person it’s a great place to start your next adventure. Highly recommended!
