Nestled just south of Plano, and about 14 miles north of Dallas, Richardson is a vibrant suburb teeming with diverse offerings. Property Ratings at Homes of Prairie Springs
They never come to fix anything, so no maintenance on site which is very necessary especially when they charge lots of money as rent . Too many people fixing cars in the properties, so full of illegal cars in the parking.
The front office is impossible to deal with. The management is non responsive to residents concerns. There are always broken things here, the pool, the gates, the dumpster. The worst thing is that there is no one to speak with here as the management does not care. I would not recommend this place to anyone.
I am completely satisfied living at Prairie Springs and would recommend to friends

The community is very nice. We would and have recommended the property to others we know. Some have toured and liked it but felt the rent was just too expensive

I like my "home". Nevertheless, I beileve the monthly rent is too high, considered that the apartment complex is quite "old", the suppliances and the style are quite old and that we are in Richardson.
Feels like home, staff always goes above and beyond to appreciate us with events, beautiful pool, homey feel, love our layout. Convenient location.
Everything one needs to feel safe and cozy I find at HOPS
The complex is very quiet. I enjoy my view of grassy areas and trees - love the mature trees, it makes my home a very peaceful place.
This is really a community! It is unlike any apartment I have ever lived in. They don't feel like apartments, but feel like homes. The staff has been wonderful, and we love the beauty of the property. It's been great living here!
I like the freeway convenience; care given the upkeep; trees. Do not like the trash issue-to expensive for a two hour window. It is just too expensive and then a statement fee on top of that. They pick up trash-it doesn't require a college degree to do that..they put in compactor and then someone else hauls it off.

Love this apartment complex. Feels like living in a close community, very quiet and family friendly.
Safety is my #1 concern as I walk early am and late pm with my dog, it is a nice feeling to feel safe.
I have recommended it in the past, but the price and the traffic are always an issue. Also, the issues with the gates don?t deliver on the ?safe, secure? promise. They are broken so often or remotes don?t work, that they have to leave them open all the time. Might as well not have them. But then, gated community is what we signed up for and are paying for.
Would: Sense of community and good office personnel. Would Not: The rent is too high!!!!
I would recommend because I love the area and the community.
I have two kids and I feel happy because the area is family oriented, my kids go around the complex in their bikes and are safe to do so. I love the area and my kids love it here. I see myself living here for the next two years or more, I love the apartment and so far the maintenance service is good. We are paying more but so far we are glad we moved here. I wish I could pay less but it is what it is.
I have lived in this complex for two and a half years and the management has been nothing but kind and helpful since we have been here. Whenever there is a problem, maintenance is very quick to fix and respond to problems. The energy and environment is very positive. The neighbors are friendly. The apartment complex is family and pet friendly as well.
I moved to Richardson after a year of living close to Downtown Dallas and me, my wife and two boys welcomed the change with open arms. We liked the practicality of living right smack in the middle of the City but it came with the the inevitable desensitizing to the may perils that come with it. HOPS (Homes of Prairie Springs) feels more homey and communal (again...so far). We ARE paying 500 more in rent than what we paid before but when you add all that changed (a two-level apartment, garage, vaulted ceilings, HUGE kitchen with brand new appliances, bigger bathrooms, driveway, 24/7 gym and all of the percs of the community) it feel worth it. I must mention that this property is managed by Lincoln Properties which also managed our previous apartment complex. My experience with Lincoln has been very good so far so I recommend it. HOPS has a good balance between families with kids and bachelors or couples. It is pet-friendly (although I think the fees for having pets are too high). It feels safe and it is surrounded by commerce and eateries. Construction seems solid and (rare enough) apartments seem to be very well sound-insulated as I have neighbors right and left and have never heard anything. The only reason I didn't give the 5th star is because I feel I haven't been here enough to actually give it 5 stars.
