Property Ratings at Hopkins Point by OneWall
Takes forever for repairs if ever, don’t try to have a car you are fixing outside, It will be towed. High rent relative of what you get. Mice everywhere. Crime is very common, police raids every month. Rental office very disrespectful.

Hopkins Point will tow any car that they think don’t live in the house. I have multiple cars and they get towed constantly. If you like cars I’d stay away.
Property Manager at Hopkins Point by OneWall, Responded To This Review
We apologize if you have experienced any issues with a vehicle being towed. At Hopkins Point we do not have assigned parking. Parking is on a first come first served basis. However, we do ask for all residents to be respectful of their neighbors. Hopkins Point has a towing policy put in place for inoperable, unregistered and illegally parked vehicles to be towed. Please reach out to the office if you believe that your vehicle has been towed in error. They will be more than happy to assist you.
I have lived here for over 10+ years and this new management company is making some new changes that should have been done a long time ago. We now have dumpsters & getting courts replaced and I spoke to someone in the rental office, they told me of more things they have planned for change. Some of these things should have been done a long time ago but previous management companies were lazy and did not want to do anything to make change. One Wall Management is the first one to ever take action to make change in this neighborhood and as a long time resident I really appreciate it because it will take time to fix things that have needed to be done for a long time
DO NOT MOVE HERE. I moved here not too long ago like maybe 8 months ago and I am FED UP with the leasing office, the community, just all of it. The rodent problem is out of control. You can’t even have company over without seeing a mouse or a rat come out from somewhere or seeing trash all on your yard. It’s disgusting. The management office likes to blame it on the “dirty residents” when in reality, they aren’t doing their job either. It takes about 5+ times to get a call back or to just get someone to answer the phone. Their communication is terrible and they just need to wipe out the whole team in the leasing office including the manager and start our fresh. The complex now has dumpsters which people still don’t put their garbage in, so as I said you’ll see garbage just floating into people’s grass. Even caught a mouse last night by the garbage people choose not to dispose correctly. The drug transactions are ridiculous. The kids are involved as well and it’s just outrageous. My daughter isn’t even allowed to be outside with them. It’s sad. Never in my 38 years of living have I thought living over in this area would be like this. It’s just absolutely disgusting here. Maintenance… ha don’t even get me started. There’s an older gentleman that came into my house not too long ago smelling just like alcohol. Flabbergasted is the correct term. And no I’m not willing to come in and speak with you all after you see this review. This community is not worth the money at all. It’s atrocious. They even tried to set the laundromat on fire last night. Cops are constantly over in this community. The kids are terrible stealing things from people. The laundry room is infested with bugs. People like to get high in there as well. It’s just horrible. I’m just counting down the days until my lease is up. I need to see how I can contact cooperate as well and write up the manager of the leasing office and just this community as a whole. DO NOT MOVE HERE!!!!!!!!!!!!!!!!!!
This place is horrible, the management is unprofessional. They are infested with roaches, mice, and ants. They tow your car for no reason. DO NOT MOVE HERE.
I moved about a month ago and I still love my townhome. The office staff is very helpful and and professional. I did have some issues with my move in but the office staff was very helpful.

Thank you very much for the 5-star review! We appreciate the feedback!
I lived here for 14 months and everything was okay until it was time for me to move out. I was given the run around by the property manager as well as staff for 5 months prior to my lease being up. Now that I have moved out they are charging me additional fee's and water bills that I supposedly "owe" now although I was paying a water bill every month. Not to mention that maintenance is a joke, you'd be better of fixing stuff yourself. I know this is a cheap place to live but you truly do get what you pay for. I would not recommended this place to anyone!!!!

Hello. Thank you for your review. We are disappointed to read that your experience was less than perfect. However, we understand the issues described in your review transpired with prior management/ownership. We are proud to announce that OneWall Communities now owns this community and we take pride in putting our residents first in everything we do. Please feel free to contact the leasing office if we can help in any way going forward. We look forward to hearing from you. Thank you.
Bedbugs, rats, mice, roaches. Drugs and crime, I had my flower pots smashed and stolen. Car broken into multiple times. People shoot pistols out their back doors, the cops killed a kid last year that called to report that his house had been broken into. YOU WILL NEVER SLEEP AGAIN, unless you have headphones because the walls are like tissue paper. Not only can you hear your neighbor on the phone through the wall, you can hear what the person on the other end of the one is saying! it's like you're living in their house! I have heard 9 different couples "marital congress" since I moved in. STAY AWAY IF YOU CAN AFFORD TO
When I first moved in it was cool until We had plumbing problems my second day living here. Water from the toilet came through the kitchen sink. I was so disgusted. Love the prices of the townhomes but the townhomes are not worth it. The leasing office is very unprofessional I heard one of the ladies laughing about someone who doesn't pay their rent on time. That is very disrespectful and unprofessional you never know what people are going through. I wouldn't recommend anyone to live here
Pros: Rent is cheap. Discount on rent if you work for Wal-Mart. Cons: Neighbors are loud and noisy management does nothing to fix problem. They expect you to write a letter to management about the issue. And they still don't address the issue. Parking. Most tenants have 1-2 vehicles typically. But some tenants have 3 vehicles and you have to park far from your unit. Management states that one or two spots in front of your house anything more should be parked in excess area. They do not enforce this. Don't lock yourself out. It's written in your lease they will not open your door if you lock yourself out. It's not even considered an emergency and locksmith gives you a hard time to let you in your own house. Water bill. I went out of town for weeks came back to a water bill despite not using any water. They do not charge you correct amounts because everyone's bill is the same every month. Don't even try to wash your car that's a violation of your lease terms. They do not take money orders anymore so make sure you have checks or else you'll be paying $3-$5. The system they use to make payments charges you cash along with using bill pay option at Walmart or another retailer. Kids is neighborhood don't not play at the park. They play in the street and near you cars. Parents do not watch younger children. A lot of drug activity here. People are in and out of the neighbor selling drugs and doing them. When I first moved here 2 years ago they had security patrolling town homes. Now they don't and since then peoples houses have been broken into, cars broken into and property (cars and motorcycles) all stolen. I can go on with this list but take it from me. Pay a little more and live somewhere a lot better. This area isn't like they use to be. And soon as my lease is up I'm officially moving elsewhere.
I moved to Maryland from Florida and had a horrible break up with my ex-fiance. My daughter and i had to make moves immediately and Whispering Woods was there for me with no questions asked. They have been responsive with request and helpful when the time is needed. Tara happens to be my favorite she always calls back to help with assisting with needs due to my town home!! I've referred what friends I know to Whispering Woods!
This complex is cheaper versus other places, however the children of this community have taken over. They hang outside all day long, liter and parade throughout the neighborhood. I stay indoors so this place is ok for me. However, I would never raise kids here.
I live in a town home actually and I would say it's a nice starting place to live while I'm working and going to medical school all on my own. I like my upstairs and downstairs. It's very comfy for just me. The neighbors can be a little noisy but it's not unmanageable.
My husband and I rented a town home here, right after we got married. We needed a place close to family and the hospital since our little one was in the hospital. The area is great honestly. It's quiet, there's plenty to do in the area, and the neighbors don't bother you too much. The only downfall is that the walls can be a bit too thin and that you can sometimes hear what's going on next door. But all in all it's a great area.

Thank you very much for the 4-star review! We appreciate the feedback!
I am so glad we moved here. The community is quiet but there are still plenty of kids around for my son to play with. They have several playgrounds on property as well as a pretty decent laundry facility. Great storage in the downstairs closet as well as in the closet in one of bedrooms. Rooms are cozy. Walking distance to bus stop. I love that I can open our bedroom windows in the evenings and not worry about what can be heard outside. Maintenance is very quick to respond, even when it is technically "not an emergency". Overall very happy with our new home.
Whispering woods is a great place to live if your just moving out on your own. It's affordable and not a bad neighborhood. But the upkeep of the property is lacking and the non remodeled units are in bad shape
I've lived in Whispering Woods since 2006. The apartment/town home complex is located in the suburban community of Middle River in Baltimore County; I enjoy the fact it's located within a short driving distance of the neighboring stores, malls, and services I frequently use as well as my place of employment. The two bedroom unit more than meets my needs. Since I currently live alone, the extra room permits me to allow guests, family, and friends to visit and have a place to stay while in town. I also am able to utilize one of the bedrooms for storage, which in turn saves me in storage fees; if needed, Whispering Woods provides separate storage units for its residents. The kitchen is a good fit, too. The presence of a gas stove as opposed to an electric one works well for many of my cooking projects. The flame-grilled flavor is simply delicious, and I wouldn't trade it for anything. The garbage disposal is an added bonus to keep the place clean. Maintenance requests are handled pretty quickly; typically within 24-48 hours after submitting a request the item is corrected. On the rare moments when the jobs needs rework, maintenance responds in a timely manner. The leasing office staff are always helpful and answer any questions I may have. While the unit doesn't have laundry equipment, the central laundry room is always close by. The room is equipped with new machines that are conveniently available regardless of my work schedule; the room is also air conditioned and heated to make the experience more comfortable. The neighborhood is quiet, with a mix of families from different backgrounds; this makes for a great opportunity to meet different people all the time, especially given I can walk the entire neighborhood in a matter of minutes. I don't own any pets, but feedback from neighbors tells me the units are pet friendly. In addition, there are designated days for recyclable pickup along with regular trash. I like this because it allows me to reduce the pollution of Chesapeake Bay and support local recycling efforts. If I was to change anything about the current pricing of the town homes, it would be to combine the rent, water, gas, and electric in one single bill. This would simplify bill paying each month. Overall, Whispering Woods has been a great place to live and convenient to the places where I work and do business. I'd gladly recommend the neighborhood to anyone wanting to relocate to the Chase/Middle River area.
