Once the downtown district of Manchester, this upgraded industrial neighborhood is now known as Old Town Manchester. Though industrial buildings make up a majority of the neighborhood, there are apartments, restaurants, small businesses, and entertainment options available.
Situated along the south side of James River, Old Town Manchester houses local gems such as Legend Brewing Company, serving up various brews and unbeatable views of Downtown Richmond overlooking James River. As a reside of Old Town Manchester, you can easily travel up to Richmond to admire the Virginia State Capitol, The National, the Canal Walk, or Browns Island Park.

Property Ratings at Hopper Lofts
This property has changed hands many times and each time it goes downhill. The roach infestation is real and exterminator services are inconsistent. The office staff is often impolite or bothered when you bring things to their attention. Requests for maintenance, emergency or otherwise, will go unaddressed for long periods of time. Amenities meant for residents are unavailable including the “theater room”. The rules of the property may as well be nonexistent, office staff won’t enforce them, including when and where trash is put out. One of the main entrances has been open access, no locks, no protection for as long as I’ve lived here (almost two years). In the last six to eight months there are new tenants who gather in front of main exits smoking weed, blasting music, sitting on lawn chairs when there is a courtyard that could be used. The quality of the property and the tenant experience has changed. It’s a shame because inside the apartments are fairly nice.
I'm not sure what the other reviewers are talking about. The apartments are so cool and I have tons of windows and light. There was a roach problem when I first moved in but the office has been doing a lot of treatments and inspecting apartments to make sure they're clean. I recommend moving here. It's priced right and you get a cool space.
I lived at hopper lofts for almost 2 years. First year wasn’t that bad. Second year was terrible roaches everywhere, dogs barking, tenants smoking cigarettes in hallways. The walls are paper thin. Apartments and the gym are infested with roaches and other bugs. There are no windows in apartments no natural light, no fresh air. The area is terrible had my catalytic converters stolen twice. Don’t move here.
Just not worth it. The roach infestation is severe in the apartment and surrounding areas. They are even there for you if you need a lifting partner in the gym. The noise levels are insane you can hear everything.
The fact that the two bedroom had a steel beam right in the middle of the bar and didn’t have any windows is really unappealing
They leased us a apartment that they ALREADY knew had roaches as well as the surrounding apartments. I sent a email 3 days after I moved in early February no response for 5 months. I cry daily and afarid of where I live, I take my dogs to work so they will stop getting ill from it.
Affordable for this area, but the noise in this building is awful. The walls are paper thin and the noise policy is a joke. There’s a college crowd that lives here, and as a result they treat it like a dorm by playing loud music and littering. There’s a trash collection service, but a lot people put their trash out on the wrong day, which leaves the hallways smelling like dirty diapers. One time I went into the lounge to study, and there was a strong urine smell. Parking is across is a 6 lane highway, so most people try their luck with street parking instead. I recently had a leaky roof, and maintenance never came to check it out. Office is closed on the weekend, so you can only get FedEx and UPS packages on weekdays. There’s a constant stream of people moving out at the end of the month, and I always feel sorry for the new unsuspecting people that move in. Spend the extra money and find a place in Manchester doesn’t feel like a frat house

I am sorry that your experience at Hopper Lofts has not been a positive one. A lot has changed, hopefully for the better, in the nine months Dodson Property Management has been managing the community. We have tackled the trash issue as well as general maintaining of the grounds both inside and out.We are available to all of our residents 6 days a week with flexible hours to accommodate package pick-ups and to be available with any questions or concerns that may come up.
