Property Ratings at Horizons at South Meadows
Absolutely do not move here. The property is nice enough, but you will not be able hear yourself think over the direct sound path of the airplanes that are coming and going to the airport until 2am every night. The maintenance will also not remove any ice from stairs or walkways in the winter unless you report that you have already fallen on it. On the move-out the staff will do everything they can to keep your almost $1000 deposit (and charge you more on top of it), and if you call to dispute that they will magically find out they can drop some charges after "re-auditing your account", but still want to keep your entire deposit. TLDR; You won't be able to sleep and you will never see your outrageously large deposit again.
Corporate housing company bought these units, all the staff were replaced and made me want to end my lease ASAP.

I loved living here! In all the apartments we've lived in since 1994, this was our favorite. It was very spacious and has many amenities not found in other apartments: The laundry room is huge and is much better than machine in a closet. The kitchen pantry is large and the kitchen counter space is excellent. We lived in an apartment that faced other apartments and the trees and desert landscaping. So private and quiet and beautiful when it snowed. Staff was very accommodating about quick snow/ice removal on sidewalks. If it wasn't for a job relocation, we would have stayed a long time. Now we live in Portland in an apartment more expensive and half the size! Even though Horizons have raised their prices a little, the apartment is still a great deal and wonderful place to live!
I saw an apartment available from Aug1 in apartments.com, When I called up for checking on the same there is a blunt response saying we don't have availability right now , you can come and check our property site in person .Before I could say something she disconnected the call. I called up again to find out when is the latest available date for a 1Bed 1 Bath apartment , really pathetic customer handling .
I don't know how many of the comments up here are fake but I can tell you this is not a good place to stay for a long time and I cannot see a reason people give 5 stars to this place. Due to work I have to move from north reno to south and I found this apartment. You could say this is an OK place to stay in general. By ok I mean no HUGE issues. but once in a while you will be having small things bugging you from the manager, maintenance people causing you headache. The environment is ok but I don't appreciate neighbors here, you can always find dog poops here and there. My neighbor is an old lady, she complained to me about how rude the managers and maintenance guys were being to her when she let them in to fix her fridge. They charged on her for the fridge even it was not her fault. Similar things happened to me. Small charges here and there for no reason and you know sometimes you just cannot argue. I am glad I moved. btw, they took all the deposit and charged me extra $78 for the blinds which was broken by the maintenance people once they came in. still no way to argue.
I am so happy I found this apartment! I moved to Reno from Seattle and I did not have a clue about the neighborhoods, etc. I feel very safe here and Management and Maintenance are the best that I have ever dealt with. I love my cozy gas fireplace and the fact that I have an actual laundry room and not a closet for my washer and dryer! I have seen the other comments about the charges when you move, and it was explained to me that I will get charged my $200 for cleaning etc. and I think that is a great deal. It makes sense to me and they did have me sign paperwork stating this so I find it funny that people are acting like they did not. I recommend this place to everyone and anyone looking for a great place to live! P.S. Love the free tanning bed too!!!
The complex location suited my needs. The finishes were nice. I loved the stove, the laundry room, the gas fireplace, and the size of the kitchen. However, my unit was LOUD. Traffic noise, neighbor flushing noise, neighbor opening and closing cabinet noise, landscaping noise. They’re charging over $1,000 month now, and no one should have to hear that much constant noise in Reno, we don’t live in NYC. Parking is an issue even if you pay the extra $15/month. Random entitled people would occasionally park in my spot. Of course, my spot was never stolen during office hours and the office refused to give me the number to the towing company, so I just lived with it. The reviewer who mentioned getting charged excessively after moving out is not alone. I had no problems with management when moving in, or while I lived there. I considered them professional, friendly and quick to respond when there was an issue. Then, when my lease renewal came in, they wanted to hike my rent over $120/month, so I gave my notice and I moved out. About 1 month after move out, I received an invoice for another unit. I called them and notified them of the mistake, and they corrected the unit listed on the invoice to my unit and told me it was still my charge. I requested to see proof of the damage, and they claimed they’d taken pictures but couldn’t show them to me (What?). Of course it never occurred to me to not trust them, so I neglected to take my own photos on move out (I’ve learned that lesson the hard way). A couple of months passed, I assumed they realized their billing mistake and dropped the issue, but then a letter from collections came. I wanted to fight this, I wanted to prove them wrong, but I don’t have my own photos, so I felt there was nothing I could do. I paid the collections company directly in fear they would somehow manage to lose my payment, and come after me again (like with the poor reviewer below who ended up owing $2500). Paying seems easier than fighting them without any evidence on my side. TL;DR: Overall, you can find much better living opportunities in South Reno. I suggest everyone stay far away from this place, and if you’re already living here, take pictures of every square inch of the place on your way out. I suggest using a Go-Pro just to be sure. Otherwise, put a few hundred dollars aside, and assume that they will come after you and they will find something for which to charge you.
I have lived here at Horizons for three years now. The amenities here are always clean and maintained to high standards. The staff, office and maintenance, are always polite and professional. A very friendly living experience. We are close to everything ie; shopping, places to eat, theater, and schools.
The location is OK. Not surrounded by much but everything you need is within a few miles - Grocery store, bars, restaurants, etc. The apartment itself is great. Nice carpet, paint, countertops, W/D, kitchen, fireplace, etc. They have a pool and hottub as well. The negatives. 1) PARKING. They offered us a free parking garage for the term. However, the spot was on the opposite side of the entire property so was meaningless to us. When you park in the parking spots, be prepared for major frustration as there is very limited parking. (Unless you do not come home after 5pm, of course - but weekends are always packed). 2) Another negative is a nice bill you will get when you move out. We accepted the apartment pretty dirty. We had to clean the floors, windows, mirrors, etc ourselves. Overall, it was not too bad. However, I HIGHLY recommend, as you always should, filling out the checklist when you move in because you will need it. About two weeks after you vacate, they will send you a bill for general cleaning, carpet cleaning, and touch up paint NO MATTER WHAT. They will then claim they discussed this with you when the lease was signed. Anyways, if you leave your apartment in good shape with normal wear and tear, or less, you are legally OK but still have to deal with the bill they send you - which is a pain. 3) Fitness center - If you work out with more than one person and need a treadmill in the winter, be prepared to go elsewhere. They only have three treadmills. The biggest issue as that all three never work at the same time. They never seemed to get them fixed the right away throughout our stay. I also never saw anybody clean the equipment in the fitness center which is really noticeable but again, it's a gym. Wash your hands when you leave and take a shower, I understand. 4# On their website, they have "Look for our ads in ... and xyz1 and xyz2 #removed site names for advertising purpose - check their website under about us)" - This is quite comical because on those two sites, I could not find a way to write an apartment review. Light bulb going on yet? One of the sites they list has two randomly chosen reviews "FROM THE WEB" from 2006 and 2011. Not real helpful when it's 2013. Overall great apartment - few downsides. So when you sign the lease, move in, move out, and get a bill several weeks later - you'll come back to this review and probably write another!
I am actually looking for apartments everywhere in Reno,and this apartment community is the best! It stands out over all of the rest because it's a beautiful neighborhood, easy access and nice roads to shopping, work, and family members It's cleam, gated, the exterior of the homes are pleasing to the eye, and the interior of the apartments are well maintained and simple. It's a little over priced, but I would say "it's worth it". This community has everything.
