Property Ratings at Houston Lake Apartments
I visit this community to visit a family member. I am disgusted every time i enter the complex. The gate has NEVER worked in this “gated community”. Homeless people literally sleep in the complex in vacant apartments. It’s not safe. The clubhouse/office area looks high tech, modern, and extravagant. While the units are basic. The outside of the apartments are in need of serious pressure washing. Trash all over the complex, no one is ever cleaning. The gym was closed for over a year while they completely redid their office space (makes sense right?). Their pool didn’t open until middle of july. They just raised the rent up almost $500 on all units but NOTHING to show for it around the community. Grass in the complex is dead. Mailboxes are literally falling apart. This community is an absolute joke. I’m not sure who manages or owns this complex, but they are failing to say the least.

I would give it 0 stars if I could. They are trying to make us pay over $800 for carpet that wasn’t even new when we moved in and took months to notify us that we owed money and are trying to send it to collections now. Also, they took days to replace air conditioning in the summer. If you want comfy living, do not live here. The manager, Carol, is super rude and doesn’t care about you or your family. If you pay a pet deposit I just want to let you know that it is only for the convenience of you having a pet. It will not cover and damages and I’m pretty sure the manager pockets that money. Paid over $300 to have a pet and they said it won’t cover any damages after we already moved out. Terrible management.
This community started off as a nice place to live due to it's location, however, they have a list of issues. They never close the exit gate, and they advertise it's a gated community. The roaches are an insane problem. The grounds are covered in dog droppings, and the office staff is not very pleasent to deal with.
The management here is poor. From our experience, they pressure washed the side of the complex and punctured a hole in the foundation which soaked one of the inside closets. Inside that closet was all of my military awards from over the years and my high school year books. I didn't notice the damage until after a week later. Once found the closet was filled with thousands of termites. We filed a claim with the property manager, and after months they would only pay half. They stated the damage was half of our fault. On top of that when I got orders to relocate for the military, and upon moving out, they took our entire deposit, plus an additional $60 over a torn window blind and a dirty microwave. With the past arguments and experiences with them I paid it to keep from further conflict. They threatened to send the $60 to collections on the first notification that it was even due. I was never late on a single payment from this complex. They really need hire a new property manager, her attitude is very poor.
I rented a 2 bedrooms, 2 bathrooms. They had just changed the floors to new vinyl in the kitchen and other areas. After I started going into more details, I noticed that the flooring started to lift, and the walls were repainted in just some areas and looked like spots. I asked them to paint it like it supposed to be but they never did. I also asked for the floor to be fixed and I ended up putting glue on it myself. The fridge has a broken drawer and it took them about two months to get to my house and looked at it. The toilets, both of them, wobble when you sit on them. They fixed them but only lasted for about a month and no one in the apartment is overweight. The entrance gate is always open because the motor is almost always broken. There are beepers to enter the pool and gym area, but every once in a while they get deactivated and management takes too long to fix. The A/C unit in the gym breaks some times and they also take too long to fix. The apartment complex common areas look beautiful. They have a big pond with ducks in it. The pool is also nice (when you get someone to open the gate for you). The basketball court is very nice, but you can only play in one side of the court since the other side has the board but no rim. That should be a very easy fix and still they haven't fixed it. There is a small playground area that is nice for the kids. No complaints there other than the swings being a little too high. Neighborhood wise, it is a very nice place to live. The people are very friendly. There seems to be people of all ages living here. From small kids to retirees. If there is one thing that I have absolutely nothing to complaint about are the neighbors. Overall, I will say that all the problems that this place has are management related. It has very nice potential but they need to work a little bit harder. With a change on management and/or extra handymen to handle all of the problems I would definitely recommend this place, but for now I won't.
Come take a permanent vacation without the suitcase! Resort living on a budget right across from beautiful Houston Lake Country Club. Wake with an early workout at the clubhouse gym, spend the morning golfing on the greens, cool off in your luxurious pool, take a stroll by the lake, and complete the day by feeding the ducks before heading into your spacious abode. Apartment living without the apartment feel. Your vacation is calling you!
Anyone considering moving to this complex should avoid it at all costs until the property manager and/or property management practices change, especially considering there are better options closer to Warner Robins with better amenities and cheaper rent. The management of the property has declined considerable over the last 9 months and continues to sink further. To start, you can forget about security since the security gate has been stuck open for just about the last month, allowing anybody to enter the complex whether they live here or not. The hose at the car wash has at least five spots where it’s been duct taped. You would think they could afford to run to Walmart or somewhere and buy a $25 hose. The drain at the car wash is typically backed up so you can look forward to walking in about 4-6 inches of stale water when you wash your car. The air conditioning in the gym has only worked for about 2 weeks all summer long. If you like to work out in a hot, stuffy gym, then Houston Lake Apartments is for you. The burners in the grills at the pool are just about completely rusted out, but it’s even harder to find a grill where there’s actually gas to use. If you have children, don’t let them go near the parking lots as quite a few residences believe the 15 mph speed limit doesn’t apply to them. But when you have a property management team that fails to enforce ANY of the rules, it’s hard to blame people. Speaking of the property manager, the only time she leaves her office is when she’s taking a cigarette break. Other than that, you don’t see her. The air conditioning unit in my apartment has quit working twice within a year, and last summer, I hardly ever saw bugs in my apartment, but this year, it’s about a daily occurrence. When you bring these issues up to the people in the office, they tend to look at you like you’re bothering them, and they’ll give you an empty promise to get things fixed, but nothing changes. When I go in to pay my rent, I expect to be treated professionally instead of only bothering to look up from the computer after standing in the door to the office and not saying anything until she bothered to look up and then was greeted with a “wuz zup.” The professionalism of the staff leaves a lot to be desired; however, the young lady who sits on the left side of the office when you walk into the front door is the only bright spot on that team.
