Property Ratings at Howard Street Apartments
Pros: 1. LOCATION - literally this spot is amazing as a student, you live right of the bike trail and it takes 10-15mins to bike to dodge campus. Additionally, the trail is amazing for walking your dog and can be incredibly scenic with all the wildlife. 2. DOG FRIENDLY - I thought the dog areas were spacious and I liked they had two to space out the needs of the two buildings. 3. APARTMENT LAYOUT - I really hate paying for "dead space" in an apartment, and I felt that the amount of storage in the apartment and layout really aloud me to use all the apartment. Cons: 1. PARKING LOT - spaces are very tight and sagging down in places where tires sit. Last summer/fall they said they were redoing the spaces and I got really excited. However, that turned out to be just crack repairs and resprayed paint. Really needs to be fully re-asphalted. 2. WATER SHUTOFFS - for some reason, there's a lot of water emergencies in my buildings? Never in my own apartment, but oftentimes water gets shut off to fix the issues without notice to building tenets. When switched off, you may not have water function for a solid morning or afternoon. 3. LITTLE FEES - water, sewer, and trash fees can add an additional $20-30 dollars every month on top of the rent. Also, note if you want a shortened lease or month to month option you will pay more, but that is pretty standard. Things to note: 1. ALL DOGS WELCOME - I love that this place is pro-dogs, but I think its important to highlight that it seems almost any type of dog is allowed to be owned here. I have seen pitbulls, huskies, large mix breeds, and great danes. Some owners in the building don't leash their animals when they take their dogs out, and it puts small dogs in potentially dangerous situations. If that is not your cup of tea or maybe you want a place that is small dogs only, this may not fit for you. 2. BUGS - the bug issue has gotten better here since they implemented a pest control fee every month and honestly I don't feel this is fully on the apartment as we live next to a creek and back to some trees. So, be prepared to see some bugs every once and a while, but I promise its not as bad as it once had been. 3. NOISE LEVELS - If you are wanting to live somewhere quiet, this may not be the space for you. The apartments do an okay job shielding neighbor noise at normal levels, but if you get stuck next to either a loud couple, yappy dog, or crying baby, you are going to be very aware of that person's presence.

Honestly, if you're desperate and that's the only place you can stay in then maybe but I wish I knew how awfullllll their service is. Staff could care less whether you have something to be fixed, mice, or even at times wasps. They DONT care. they used to have amazing employees who got stuff done. Now they got some clowns wasting company's money sitting on their behinds and doing absolutely nothing. It honestly is extremely frustratingggg. If you're a busy person and have no time for bs please stay away from these apartments. I wish things were different. A very frustrated tenant.
I was going to move in, I came in cashiers check in hand 2 maybe three days after seeing the apartment, was told I had till the 24th to make a decision, apparently not, they are into high pressure sales, I work nearby and with talking to people that have and still live there, they have mice and bugs, no wonder on the high pressure sales, they might be slightly cheaper rates, but as far customer service and what I said, second guess it, everyone I know that has lived there has
I decide to move into Howards street apartments because they offered a six month lease for an extra $50. 00 a month, pretty standard. The apartment wasn’t bad looking just small (600sqf but I’m pretty sure it’s not) They do not have security locks on the main doors and the hallways run the whole length of each floor (there are a lot of young kids walking around). I do have video of mice, crickets and cockroaches in the hallway. When they did spray I was picking up dead bugs for 2 weeks. I believe there are more bugs because the Papio crick runs right in front of this complex. My biggest complaint is that the business model is from their headquarters in Denver Co. Depending on when you move in your rent can be considerably higher or lower than your neighbors. Initial rent was $630 plus $50 for the lease. I asked to renew for another six months they wanted $775 at first then came down to $725. This is because it was move in-time for college students and they could gauge them. They admitted supply and demand. The apartment didn’t rent for that price and it is now $610. They knew I have to have back surgery and I believe they didn’t think I would move.
As a UNO student, the placement of this apartment was ideal. The new management are very friendly and give many updates on things happening in the building. The structure and view are the low points of the complex, but considering where it is and the price of the apartment it is expected. However, you are allowed to have animals which was very nice. I just wish the pet area was fenced in and a little larger (poor puppies need to run).
