I applied for an apartment in the beginning of June and here it is July. When i call to inquire why i haven’t heard anything no one will answer. Per the website if you haven’t heard anything within 7 days it’s a denial and you’re entitled to all your money back. Thats a lie. I recommend this be your last choice if you have other options.

Lots of renovation updating an older property. New owners are updating all units as they become available, so that seems to be a good thing although will eventually lead to higher rents. Saw reviews taking about lots of vacant units but knowing that the new owners are remodeling units - that seems to be the right way to do it. Bathroom and kitchen updates are really nice. Can’t beat the location. People need to be held responsible for not cleaning up after their dogs. Why are cigarette smokers and dog owners so often ok with littering ?
All the current residents here rate this place a ONE star. The current management is more concerned with upgrading the empty apartments, of which there are many, then they are resolving issues for the current residents. At the present time our trash compactor has been broken since December 2022, we have a temporary dumpster that is always overflowing with garbage, and most recently we are now unable to receive mail delivery from the post office. All residents who live here have to drive to the local post office to retrieve their mail. This is a problem for many of the elderly residents who live here who do not have vehicles. I have lived here for seven years. I’ve never seen this complex so empty. The staff in the office rarely answers the phone and they never return voicemails. It is incredibly difficult to get a straight answer from anybody in the leasing office which makes getting anything resolved impossible. We are also being nickel and dimed with every “convenience “ fee imaginable. Do your homework before you move here. Ask the residents what it’s really like.
We leased in March 2022 under a different leasing company that wasn't great. Then, GVA took over in June/July 2022. I thought that things would get better, but they've gotten so much worse. The pool never opened in 2022, the maintenance takes forever (even though they've been friendly). We have had rent payment issues for several months and have fought to get the correct amount charged to our account......we are still fighting even though they've acknowledged the amount is incorrect and have credited us several times. You cannot make a maintenance request online since their portal is down and has never worked. I've practically begged management to take care of other numerous issues, even getting the higher ups at GVA (in Texas) to help....to no avail. All we get are promises of phone calls and follow-ups that never come. The leasing office is unresponsive and I can't get an email or call back. We've had leaks in the ceiling several times and they refuse to look into it since they aren't catching the issue while it's leaking even though we've sent videos. We call the emergency number and they don't come in time and then say call us when it happens again. We pay for trash removal and trash valet, but the valet doesn't come like they are supposed to and the trash piles up and is disgusting. DO NOT LEASE HERE......
I am a current resident and let me just list off some problems so far. 1. Other tenants fight constantly throughout the night and sometimes escalates to gunshots and police being called. 2. Maintenance takes forever, I had put in emergency maintenance requests to fix both my heating and cooling in the winter and summer respectively and it took them 2 weeks to fix. (currently waiting on them to fix heating as I make this review) 3. They sometimes like to add arbitrary costs to your rent that you have to go to the office to dispute and sometimes it takes over 3 months to get them to finally fix it.
I currently stay here now; and so far no. Never again. At first everything was great the person who help me get here. She was wonderful and tend to my needs. But as soon as she left everything when down hill. My AC currently does not work, I’ve been having pest problems for the pass 1-2 weeks and now roaches are starting to appear. (Mind you I keep my house clean). I’ve been having AC issues since March, and it’s broken as we speak. I was call and let everyone one know was going on but nothing get solved. I will not be renewing my lease. I literally have and infant, and I feel no one cares. Never again. This place is not it
Trash everywhere, unsafe, amenities never open, over priced, lie after lie from leasing office, unprofessional, etc. Live anywhere else!
I have lived here for four years and have been Consistently disappointed with managements lack of enforcing of the lease restrictions regarding restricted breeds in the complex. I have been complaining about the amount of pitbulls in this complex for it the past three years and very little was being done about that problem. Until my service dog and I were attacked a few days ago. I cant say that my stay here has been pleasant. However, if you have a bbq grill on your patio theyll notify you IMMEDIATELY that youre prohibited from using it.
Great community. The office assistants are very helpful and polite . Im always updated with new information about the property and the neighbors are great as well . I love living here so close to the boardwalk and light rail .
When I first moved here, the complex was very clean. Now I see trash, and food debris everywhere. Seems like all they care about is getting their rent on time, but can careless about fixing any issues you may have.
It gets a little loud at times and thats any where you live.. But overall i really enjoy living here and the good respect that the manager gives to you.
My appartment flooded and I have mold growing in my carpet. Rachel from Bell Partners refused to pull the carpet up to make sure it was a safe environment for my kids and I to live in. The mold was growing on my furniture and shoes and all they did was treat on top of the carpet. I had to take an extra step and get a Mold test after the carpet was treated by "Professionals " according to Rachel. The results from the test came up positive for mold. My chest feel heavy in the mornings when I get up. I had a Covid19 test done so that's not the reason. I really don't know how long I've been exposed. I hope this is not been done to other tenants because this is dangerous to everybody health.
I'm very satisfied with the management of Hudson Commons
I am overall satisfied with Hudson Commons. I have even referred a new resident to this community.
The management team are terrific as they listen to our concerns and make sure we are taken care of. They have several events that we enjoy going to like the pool parties. The maintenance crew keeps the place clean and are always seen working. Just a great group of people.
I have enjoyed my stay here for over last year anything's that I have call the office about a lot of the time they will handle the problem but overall I have enjoyed my stay here
I've been at Hudson Commons for 25 years. That should pretty well sum up my Hudson Commons experience!
The entire team here at Hudson Commons is amazing. They truly care about you and your home. They always have a smile on their face when you enter the office and are always ready to listen.
I love the apartment we moved to. The entires staff is so nice and accommodating. They made the move smooth. And when my dryer went out they replaced within one day which was amazing.
I'm overall pleased with the management team. Haven't had any issues about getting anything repaired in the apartment in a timely manner.
I like living here it's peaceful and the location is convenient. Staff is nice and are very helpful when you have a request or concern.

Since the management change to Bell Partners I have seen nothing but great changes. The Office staff is always kind and helpful, maintenance is prompt and efficient, and I could not be more happy with my home. I recommend Hudson Commons to anyone looking for and affordable and wonderful place to live.
