Flooded multiple times, horrible management. Charged for things I wrote on my sheet as damaged before move in and when I questioned it was told “We can go to small claims court if you want”. If you like sitting on your toilet and wondering why it was wet (flooded again) then you should live here.
The units themselves are beautiful. The issue is that maintenance never fixes anything. We had a ceiling that was caving in for the better part of a year due to an upstairs neighbor's washing machine flooding the unit. We were told maintenance caters first to the UT student apartments and we'd have to wait for repairs. They never did fix it; the doors molded, the ceiling had black mold, the carpet was ruined. We developed health issues because of this. On top of terrible maintenance, the water pipes for this complex are outdated. It was usually once a week that we were completely without water. It become such a problem that the local news featured the complex -- because they never had water turned on. It would be days until the pipes were fixed...meaning no showers, no toilets, no water. Constantly. Safety around this complex is really, really bad. I had my car broken into twice in a year. Office management said nothing they could do. Pets are welcome, but nobody and their brother cleans up after them. The complex started threatening people about dog poop but nothing was done. It's everywhere. It's only gotten worse in the past year and a half. Bugs in the units are awful. Cockroaches fell from the ceilings. The kitchen had them everywhere and we were constantly paying for our own extermination...even though we kept a policy of no cardboard boxes or anything to attract them. So yeah, while the units are pretty, they are not even remotely worth the headache that comes with shitty management and run down units. This was the worst renting experience in all of the eight rentals we've lived in. Not worth the cheap rent. You get what you pay for.
Please don't move in here. I have not spoken to any happy tenants. While the pictures and brief tour make it look nice, these apartments are overrun with issues (listed below), and the owner does NOT care about tenants. They will constantly ask "how can we make this better" without actually changing anything. Some of the problems I've experienced: - bed bugs (they were already in the apartment when I moved in, and the bed bugs had been PAINTED TO THE WALLS, when they were hastily flipping this apartment. I wish I were kidding.) - frequent water shut off for MONTHS due to maintenance - pool closed for the majority of the summer - the only dumpster for this entire complex is often overflowing and trash is piled outside it - monthly pest control fees despite roaches, rats, and bed bugs - poor quality apartments that have been cheaply flipped (carpets aren't attached to the floors, rickety shelves and cabinets, etc.) - mandatory inspections that I board my pets for, and end up not happening - I could write a book of all my grievances, but I'll stop here
This place is great. The only problem I had, got fixed. ABSOLUTELY NO BUGS. ABSOLUTELY NO RODENTS. The only thing I would want is a garbage disposal. Also, the walls are either too thin, or people intentionally want to complain about very little noise. OTHER THAN THAT, THE PLACE IS PERFECT. I’m thinking, the reviews are like this because people are spoiled and want things done RIGHT THIS SECOND as if there aren’t like 500+ apartments here. Classic case of Hurt people trying to hurt people.
This complex has so many issues. They have terrible maintenance and will turn around and blame it on the renters. Please avoid or you will quickly be looking for somewhere else to live.
There’s so many issues with this place I don’t even know where to begin. They’re infested with roaches even though you have to pay $10 a month for pest control and they never spray inside the building. I’ve lived here for a year and every single month the water gets turned off for the whole day at least 2-3 times a month, once it was turned off for 4 days in a row when I asked if there would be compensation for the days without water they said it was a maintenance issue so no. There is so much crime here the police are here almost daily people get assaulted, cars broken into, homeless people sleeping in the buildings during the winter because there’s absolutely no security, homeless people cut through the apartments the get to the main road from the greenway I could go on and on about all the times the police have been called here and how unsafe it is here. There’s black mold in my shower that I’ve put numerous service requests in for and they just keep marking it as complete when no one has ever even came to look at it, this has happened with almost every service request I’ve put in. Since living here I have become sick way more frequently probably because of the mold. Every single this in my apartment is beyond cheap and put together so sloppy, the cabinet doors, closet doors, the carpet comes up when I vacuum, the floor in the kitchen isn’t even out on all the way, the countertops slide bevy they weren’t installed properly. Oh and whatever they tell you rent is make sure you add an extra $100 for all the stuff they don’t tell you about like the $60 water bill when you can’t even use it everyday of the month and the millions of fees they make up. I could go on for days about what an awful place this is. It’s not worth it at all.
I lived at Hudson on the Greenway in Apartment 17B for 6 months while I was in Tennessee for an internship and my apartment flooded 6 times and the water was shut off for the whole complex 10 times. I moved out 3 weeks early because I could not take it anymore. Good thing I did because the water had to be turned off for several days after I left. Management at the time was not very good and they had a change in leadership right after I left and they were a lot better because they were sending emails about the water situation instead of leaving notes on doors or not telling everyone at all. The first my apartment flooded no one offered to clean the water up so I did it myself and I cleaned it up the second time before maintenance got there. But the very nice maintenance worker told me to make sure I get the complex to pay to clean it up. I was warned by another tenant when I moved in saying the last person moved to a different until not too long ago because of flooding. So I brought it up to the office staff and they said that no one had lived in that apartment for a while and that there was no flooding issue. Later the next day they called me telling me that the flooding issue had been solved in my apartment before I moved in but as you can tell it was not. I knew there was a problem once I walked in and there were hardwood floors instead of carpet like the apartment I toured. It was one of the worst experiences I have had.
We have had no water for 4 days and this has happened 6 times this year!!!
The frequency of water outages along with the length of these times, do not appropriately reflect the amount of rent we are being charged here. If you speak out on their Facebook page, you are blocked.
Lived here for a very short time and this has happened - flies everywhere, nothing has been done after multiple reports of it -washer not working for 2 weeks -no water for over 24 hours -apartment flooded with mud in water due to a small amount of rain -many other problems

I haven’t moved into our apartment yet but we will soon but I can honestly say Candice had made the whole process sooo easy we got all our paperwork done within the same week of applying here. I love the staff they are sooo nice. I can’t wait for our move in date!!!
I have lived at Hudson on the Greenway for several months. Overall, it has been an okay experience. My two bedroom apartment is good sized with plenty of storage space. However, my biggest complaint has to be with maintenance. There have been several ongoing issues in my unit that have not been fixed, even though the office has stated that they have been. It's just frustrating to pay this much in rent for lackluster maintenance service and an overall general lack in communication from the office. Overall though, it has been an okay experience. Would I make this my forever home? No. Would I live here for a year or so? Yes.

We just moved in a couple of weeks ago and have had nothing but an overall positive experience with the staff and the moving in process. We toured with Taylor and leased our new home the same day. If you are looking for a nice place to live without the hefty price tag, go see Hudson!

I literally wish I could 0 star this place. If anyone is looking for an apartment in the Knoxville area... STAY FAR AWAY FROM Hudson on The Greenway. Please. I’m begging you! They are LITERALLY the WORST “upscale” apartments anyone could ever move to. Your water will CONSTANTLY be shut off for “maintenance”. They’re ALWAYS changing policies, they will LOSE your rent and then try to EVICT you, they slap cheap appliances and flooring into their “renovated” apartments and charge the price of a small house for these raggedy apartments!!! We had a short lead for Yumi so she could go potty outside, since she is a strictly indoor dog, and they posted a note of rules they’re just now deciding to enforce on everyone’s doors and then REMOVED the lead! I paid money for it and all they had to do was ASK and I would’ve removed it myself. They didn’t even give it back!!!! Also, they’re trying to charge me $50 for it! NO!I’ve lived here for a YEAR and not ONCE has anyone said ANYTHING about the leads my neighbors and I have out in our backyards!!! And my AC IS STILL NOT FIXED (after probably 5 months and countless maintenance requests) because they won’t replace the unit. DO. NOT. MOVE. HERE.

Worst place ever trash over flows smells nasty looks even worse they rufuse to fix needed things like the A.C. like out of Freon or stop working all together and ,electricity outlets They are very rude in the office, they dont care about your health or your children health. Ive seen a huge drug issue here in the complex dirty needles laying everywhere on the grounds, people past out in there car, things have been stolen and they do nothing about it. The rent is not worth it when they still do renovations while you rent some days you will be asked to leave or vacate the apartment. If you want a good place to live stay away from here!!!

1. Increased rent significantly without renovating apartment for 9 months 2. When they did star renovations, forgot to complete it for days, leaving me with open wiring 3. I had to clean up the mess and actual debris left by the renovation team 4. The outside of my building is still halfway done and the front of my building is still a trashyard 5. Fire hydrant test led to 10 hours straight with no water. With no prior warning Terrible management hires terrible contractors. Can't get anything right. Save yourselves.
The spiders and roaches here are ridiculous. This place is so bad that I had a friend call me saying she wanted to move here, and I talked her out of it even though I could have received referral money which I think is $500. There are too many things wrong with this place for me to list them all, but before I list a few things, I want to point out that this place is giving people entries into a drawing for writing reviews(I'm pretty sure you win money), so I wouldn't trust any of these new, positive reviews. The water pipes break here and the water goes out too often. One time I was without water for about 8 hours. This means that if this happens at the wrong time, you will be going to work without taking a shower or brushing your teeth. I called them about it and was told that there is nothing that they can do, since the buildings are built on old pipes. It seems to me that this means that this will continue to be a problem. I wouldn't trust this new "resort style living" stuff, unless not having water and having giant spiders crawl on you is resort style living. They are doing renovations here, and I had the construction people come into my apartment and trash it. And I mean really trash it. They left broken shards of glass everywhere, they took some of my stuff an threw it on the floor or in the trash, and left what appeared to be chewing gum in my carpet. I called the office to complain several times and was all but blatantly ignored. This actually happened. I couldn't even get anyone to return my phone call for the most part. I wouldn't trust the price of your rent to stay the same. My rent went up over $200 a month this year. The list just goes on and on, just don't move here.

I moved in at the end of July, and overall, it’s been a great place to live. They’re working on renovating everything, and it’s looking a lot better. My only complaint is that the gym was supposed to be done a few weeks after we’ve moved in, and I’m not sure if it’s ready for use yet.
Hudson on the Greenway has provided me with one of the best apartment experience's so far. The staff is always available to help when needed with a positive attitude! Moving in and getting everything set up prior to move in was so simple even when I was out of the country for a month they worked with me. The apartments have been newly renovated and they are absolutely amazing. The kitchen is my favorite by far with the granite countertops and all brand new stainless steel appliances! There is an abundance of cabinet space which was a must for me. Having brand new carpet is amazing and the closet space is plentiful for a girl with too many clothes like me. The pool area is well kept and great for relaxing and having friends over. I am excited for the brand new gym! This is my third apartment complex I have lived in and the third times the charm!
Hudson On The Greenway is looking up. With the new renovations, office staff and the added workers it is a great place to live. Anytime we need something they are fast to answer the call. Rarely do we wait more than a day to get a response on any work order. They got the Workout place open and it is looking good. When we first moved here it was up in the air, but when they are doing extensive renovations you need to give them time to. It is not easy for them to be dealing with all the upgrades and companies doing them so be patient and it will be well worth it. I just hope the rent does not go up alot when the new lease comes up.
Besides never beening able to speak to the property manager. Living in these apartments are okay. Oh and parking is currently a nightmare due to the renovations that are going on. I'll be so happy when the renovations are completed.
I’ve only lived here for two months but so far I love it! The staff is super friendly and very helpful. Although the complex is remodeling they seem to always take my requested first and get everything done quickly! I highly recommend.
My girlfriend and I moved in back in November and have never been happier, the apartment looks fantastic and was such a step up from our old one. I love to cook and the brand new kitchen has definitely come in handy, all of the updated features have been perfect too! When we've had to call the office or emailed the staff, they have been extremely quick to respond. We have been able to get things fixed without having to wait and it has been an overall great experience!
I’ve lived here about 2 weeks now and have no complaints! I love the complex and I love my apartment!! The place I lived before was pretty dumpy and this one has a walk in closet a brand new kitchen and bathroom and I love my sliding glass door to the patio. This place is amazing! If I could change one thing I would have an additional lock on the door to get in the building but I feel really safe anyway!
Hudson on the greenway, a brookside property, is the absolute best place to live. They’re amazing! The leasing agents are the absolute best! And are very knowledgeable about any questions or concerns. They helped me and answered any questions needed. They even made moving in a breeze! Jessie (property manager) is the absolute best! She is amazing! Tia (leasing manager) is so knowledgeable and helpful! Debbie (finance manager) very smart and helpful! I love this place! They actually care about you and make sure you’re satisfied! Not like most complex’s! The remodel is beautiful! I love the Granite countertops! The cabinet space is to die for as well as the closet space! So much room! I just wanted to start my review off with saying Jesse (property manager) Tia, and Debbie are amazing! They’re always so friendly when we come in. Always willing to help! So knowledgeable! When I have issues, maintenance is always there to help! Everything is always getting fixed! They’ve put a lot of time and money into this beautiful complex! It’s definitely paid off! The beautiful granite countertops and the new appliances! Spacious walk in closest’s! The fitness center! Everything is just perfect here at Hudson on the Greenway! I would definitely recommend this community to anyone looking for somewhere to call home.
When we first moved in this place was pretty much a dump- not well take care of, things falling apart, sketchy people, smelled like weed constantly. The new management company has renovated the place- in our apartment so far we got new kitchen appliances, sinks for the kitchen and bathroom, and counter tops/ cabinet doors for both. The siding and front doors of the building have also been replaced. It looks a lot better than it did inside and out. As a side note, rent has gone up significantly due to renovation and a lot of the sketchier people have left, I'm assuming because of this. The office staff, as well as the manager have always been really nice.
I moved into this apartment complex about 6 months and have only regretted it. Renovations have been taking place the entire time which I understand but I don’t even get 24 hr notice that they will be entering my apartment. I work two jobs and have animals. I’ve called on several occasions to complain about the no notice with no help from the staff. If you want to enjoy your own place and privacy then I’d advise looking elsewhere.

This place is a dump. Even though they are upgrading they have the loswest quality of work doing it and you can tell. Pictures may look good, but in person it's slopy. They want to charge top just cause the area. I would never recommend to anyone.they half do all the work. Community is loud. There's roaches. And they charge you every week for pest control, but you have to request them to come to your apartment. They water bill is shared, so expect to pay 70 a month.

I'm just going to start and say don't move here. They are Roach infested. Over price for the work that is being done. The newly remodeled look good in the pictures but when it comes down to in person they look like crap. Low quality work is being done to these apartments. They cut corners any way they can. The doors have about 20 years worth of paint caked on them and stick shut and awfully loud when you open them. the hallway smell like something died in them if you don't keep the front door open. You can tell every thing has been poor done with this place. They don't give any notice other than the day of entering your apartment. Good luck finding a parking spot. They don't monitor cars. So you have cars sitting in the way in main area for weeks not being used, when they could be parked out of the way. It is way too congested. Expect to pay over 70 $ a month for water. They don't have a flat rate water and they average it out. Way over priced. The walls are paper thin expect to pay about 100 $ a month for electric. They give you a run around making payments. One month it's checks, the next is have to do online but there's a 23$ fee. Or do a money order which also costs money and time. All around this place is a dump. I would never recommend it to anyone. You can find way better then this place for same price

This woman was a HUGE help! I needed to relocate to Knoxville in a short amount of time and Ms. Brown made it as smooth as possible. I was SO thankful for the time she took out of her day to deal with my situation and she has since continued to keep a great rapport with me. Yes, they are going through renovations but my apartment was BEAUTIFUL when it was finished. Highly recommend this place because she is great and the location is perfect! These bad reviews have got to be taken with a grain of salt. I recently learned that the office staff has changed and they have all been very friendly and professional since I moved in.
I have lived in this community for a couple years, it's located in a great spot. However about 7 months ago I noticed water intrusion through my patio door allowing water to mold the carpet and rot the wall although I brought it to their attention promptly on noticing it still has not been fixed to this day, I've submitted several maintenance requests, and most have gone unanswered. I was told it would be fixed several different times by office staff, here I am several months later still living with a rotted wall and water entering every rainfall. Sadly I always have and still pay my rent in full and on time if not early.
the Staff is okay until you have been in several times for the same Issue then they're like we have a work order in there is nothing more we can do. We have been finding roaches since the day we moved in and they are trying to charge us extra monthly fees for trash, sewer, water, etc.... they don't even have separate water meters for each unit. They're in the middle of a renovation but they aren't really fixing the places! the floors sag when my dog walks across them not to mention what happens when I walk them. they make you sign a statement that you swill not park in the grass areas but there are people parked on them every night because half the parking is being used for the storage containers for the renovation. the person who first showed us the apartment said,"we are putting washer and dryer hook ups in all the units during the renovation" we are now being told that was not true....PLEASE DON'T RENT HERE UNLESS YOU HAVE NO OTHER CHOICE
The new management has been great so far! I was in a tough situation and needed an apartment ASAP, and they really saved me!
Tina in the front office is AHHHMAZING!! Just recently leased a one bedroom apt here and I could not be happier with the process. Fast, friendly, courteous, and best of all- responsive. I would not hesitate to check these guys out
BEWARE. A new name and brand "Upscale" This is the biggest joke, when you live with cockroaches as big as your thumb. Maybe it actually is upscale for these things, but if you're human best to keep staying away. Construction will probably take more than this year meanwhile the washer in our building leaks water every time it's used and some neighbors are still using it. Maybe the mold will kill off the bugs or likely the smell from stained carpet. The "new" management has been here since January and I've had to call every few weeks about the cockroaches so you tell me if you'd wanna live here. Also just got a cockroach on me outside on the sidewalk at about 1 AM. Great upscale guys. Bugs and terrible management. They want to charge for any debris found regardless of who caused it. Construction happens randomly in the week at 8am and they give no warning that they are coming that morning to work inside your apartment. Did you want sleep? Too bad they won't let you plan for it. We have had cockroach problems for months and the last I called they were going to wait for construction to stop before spraying again. Don't come here and I wish I hadn't.

Unless you like living with mold, all kinds of bugs, in unit flooding everytime it rains, no parking within a quarter mile of your building, and horrible neighbors that include drug dealers and party kids that go until 4am this is going to be your last choice. Dont bother complaining or trying to get office assistance, goes in one ear and out the other; Sherry inside the office will literally sit on her cell phone and ignore you while you ask questions and then threaten to call the police laughing because she's "done talking" when you ask to speak to the property manager who convienently is never there. They were bought by a new company at the beginning of the 2018 year and they've been fraudulently charging residents over 150$ a month, but hey.. pay it or have an eviction on your credit. Honestly don't live here unless you just want to throw money down a drain filled with roaches while the neighbors sell crack outside your door and the office staff turns a blind eye because they're in awe of new siding while the walls fall apart. Worst 6 months of my life. Their prices are not worth it.
Loud neighbors on every side- even from above! From the moment we moved in we had encountered large roaches and garbage littered outside every building- even strewn across parking lots. Carpet in every room, including the bathroom and upgraded units simply have cheap laminate instead. My car was broken into twice while living here and one of my friends who had come over to visit had her car broken into as well! She wasn’t even there for 3 hours! Not worth 860$ that’s for sure, not for the level of negligence, vandalism, and lack of care we have witnessed in our short time here.

A roach infested overpriced, crumbling pile of rubbish. Water main breaks almost monthly. They don't disclose that the water bill isn't individually metered. Actually they divide the total cost of the water usage by the total amount of tenants occupied at the time. What a joke. Ready for insane utility bills? Welcome home. Ready for being constantly inconvenienced by crumbling infrastructure? Imagine waking up to go to work only to realize that showering is impossible because you have NO WATER. The outage time averages 6 hours. I know this because I've lived here for 18 months and it isn't out of the norm to encounter this issue twice in a month as I have on multiple occasions. WARNING: THEY WILL ABSOLUTELY INTICE YOU WITH AN AMAZINGLY CHEAP DEAL. ONLY WHEN YOU MOVE IN. Trust me after that they have you, and they will absolutely take you for every penny they can. When you drive through the neighborhood to get to the office you may be slightly enamored by the way everything looks. See Woodlands West spends a good deal of money accentuating the outward appearance of their property completely ignoring the crumbling apartments. When I moved in, they hadn't even painted. Ignore the burned out monstrosity as u enter. (Btw, all the electrical components are LONG past code and are come to find out grandfathered in and they don't have to upgrade anything by law) This is why they include a massive renters insurance policy that you must obtain on your own before even thinking of making this your home. If you have children please don't consider this property. It is unsafe. The burned out building as you enter should be a warning. NOT SAFE!! PLEASE IF YOU ARE A RESPONSIBLE PARENT... pass over Woodlands West. The property charging you $50 more is well worth it.
This place is awful. All of my neighbors have gotten at least one eviction notice. Including myself because I left the blinds up for three weeks and they thought I had removed them. I know a dozen or more people that have had their cars towed. And for the last week there have been ten families with out a home due to a fire caused by faulty wiring. Thank god I'll be moving next month. Don't by into this place.
If I could give negative stars I would. I have lived in this complex for over 5 months and the staff is rude every time I deal with them. They are condescending and rarely professional when handling any resident issues from rent to package pickups. Cheap apartments with poor renovations. I would recommend looking elsewhere in Knoxville.
Woodlands West office manager is a very disrespectful and rude toward the tenants. If you have a maintenance issue, takes forever to have a maintenance man come over and get it fixed! Her excuse is " I have over 100s appartments, I can't just send a maintenance man to get your problems solved, you have to wait until he is available". I highly recommend those who are looking for an apartment to NOT rent apartments from Woodlands West.

The staff is friendly the neighborhood is very quiet and the pool is kept clean. However they don't look anything like the model they show and they are all carpet even in the bathroom. The appliances are very outdated.
