I live here on my own and chose it because of the low cost. Now I regret the decision deeply. I am new to the KC metro area and I have lived here for about six months now. There have been all kinds of issues with the neighborhood throughout the time here. Violence in the parking lot, trash everywhere outside and in the main entry, dogs running around without leases, smell of weed coming through the vents, cockroaches and bugs, poor management and never answers the phone, packages stolen from the front office and now packages are not allowed on the property. I have called the police multiple times when I saw altercations in the parking lot between neighbors. The apartments and patios are falling apart. So many cars with expired tags and broken windows. Terrible and unclean neighborhood, very run down and not safe to walk around. People hanging out on the front entrance steps, asking me for a lighter or cigarette. Most businesses are closing down in the area. Go somewhere else and pay a bit more for a better living experience, especially if you are living alone.
Lived here a month approx. no ac the whole time. Roaches. Now nats because of the severity of the problem. Many calls and an email to upper management with no return calls or emails. Prolly be my only lease, if we make it with no ac. Ridiculous. Go somewhere else. PM quit 1st day of ac season. Also got in a fight with me over where I parked my uhaul after driving from another state on move in day!! Maybe someone from corp should reach out. I will continue to post all over your media so everyone knows how bad things are.
this place is terrible. first apartment and the experience is terrible, will not be renewing my lease. they KEEP changing management and i’ve only been here 10 months!!! like who am i supposed to talk to and feel comfortable? maintenance sucks! no security cameras but always crime here!!! fake gated community and you would think it’d be gated with cameras by now. i’ve witnessed 3 shootings, all of which someone has passed from. they changed the name of the complex but that does not mean ANYTHING. car windows has been busted 4x living here!!! the first time was my 4th day living here. kids are ganged up in the hallways and blocking entrances. 10/1 do not recommend.
Roaches, bad management, poor customer service, broken amenities, and now gunfire. Not worth it at any price.
I've lived here going on 5 yrs and wouldn't recommend my worst enemy to live here. Management is always changing on top of poor customer service which causes many people to be evicted. They updated everything to online but instead of putting your lease renewal online, you have to chase down management, that is never on site to begin with. Maintenance staff has been poor the entire time I've lived here and now with people being evicted, you come home to people's belongs being discarded all over the front of the buildings. If I could give -0 stars I would. If you do have to move here don't do it for more than 1 yr, it's not worth the money or headache
My car has been broken into twice ! one time in September 2020 & one time in february 2021 . Someone tried to break in my apartment a week ago and they still haven’t replaced my lock ! there are no security cameras & they just don’t care . It’s ALL about the Lund Company and their money . Nothing has changed !!
Been living here for 3 years about to hit 4. When we first moved in the AC unit was still in a box in the living room with the oven and microwave. Soon after that the ceiling fell because the pipes upstairs in the bathroom was not connected correctly just like the wiring for the apartments mind you I live in a town house. Now the power breaker in the basement is broken and the upstairs lights and outlets don't work and we have already called this in 2 days ago and no one has been out to fix anything and they have not called to check.
Been here almost 3 years nothing ever gets fixed management doesn’t care and you have to double check behind them I was overcharged twice!!
1st week of living here, air conditioner went out or doesn't works as it's very hot. I'm 6mths pregnant by the way. Spoke with mgmt numerous times, maintenance come by but doesn't seem to be knowledgeable at all of what he's doing. I was told unit had been vacant for 6mths & air was inspected prior to my move in. Office only provided ONE window unit downstairs until issue resolved & $100 off one mth rent. Issue still not resolved.
I have been living there for 4 years and I have never been a complex who takes care of their property and tenants. The staff is always very professional. It’s a great place to live.

I was able to meet with a leading specialist (Kadesha) quickly. She was able to show me the properties and was very helpful when going over the options for the lease. She was able to answer all my questions and when it came time to move in she walked through the new apartment with me to go over any prior damage so I wouldn't be held liable. All in all very helpful and perfect for what I need.

Our family has been working with Kadesha in the leasing office and her great team, including Tom, Angel, and Edwin and a few other people who we met who helped us. Everyone was kind, thorough, patient, cheerful, and professional! Kadesha is especially welcoming and full of helpful information! She showed us around the property, explained all the rental procedures, and went over perks like the walking trails and dog area, and the safety feat of the complex. We have been looking for a new home for about a week, and this was the location that felt right, especially due to the friendliness of the staff, safe, clean environment, and accessibility. We also love that The Reserve is family and pet friendly, diverse, and affordable. I just started working at the community and have to say how pleasantly surprised I have been by so many things! The staff goes out of their way to make your apartment shopping experience easy and fun. The community itself is absolutely beautiful! The residents are so kind and courteous. The renovations in this property are stellar by far. You have got to check out this place! I promise, it is more than worth your time!
Tom, the manager of the complex, was SO helpful, attentive, and easy to talk to about the grounds and apartments themselves. He lives on the grounds and was able to offer first person perspective on living in the community and the complexes. Very welcoming and helped my partner and I hopefully find our new home!

The ladies in the office are so nice and respectful! They helped me through the whole process and didnt rush. They make you feel like family and so comfortable. Angel helped make everything so easy. Shhe gives you a background of the apartment history and and gives you upcoming events and updates when stuff is happening in the apartments. Apartments are spacious the management team helps out a lot with problems around the apartments the only cons are the pot holes other than that a great place to live! And plus the secretary angel is really helpful and kind! And on top of that she’s GORGEOUS!!

Worse Living experience I’ve ever had. Everything advertised is a lie. There’s no WiFi. No free laundry room as promised. They claim 90% of the complex is renovated and only the front is renovated. They have roaches and terrible management. The office is closed on weekends and rent is due on the 5th. If the 5th is on a weekend they charge you late fees. The power went out because of a snow storm. Takes them 3 days to start up a backup generator knowing no one had heat due to the power outage. All the office management cares about is signing the lease.

Hi, we're disappointed to hear of the negative experience you had at our location. Per our rent payment policy, rent is due on the 1st but you have until the 5th before it is considered late. There is also the option to pay online, if you are unable to drop off your payment. If you need any assistance with setting this up, please feel free to contact the office at 816-765-4525. There are laundry facilities in each building to use at a nominal fee. Regarding the extreme weather we had the weekend of January 12th, we were in constant contact with KCP&L to see when they would have the power restored. Unfortunately, this was out of our hands as they are the ones who were doing the repairs. That staff is awesome and really helpful. The only bad thing is that ppl play music really loud at night around 2:00. Ppl throw there trash all over the place and I feel bad for the workers bc they are always cleaning up after them. They have a lot of kids that live there so they need a playground or something for them so they don’t play in the dog park area. Overall not to bad.

I like the new team and Tom is wonderful too. I moved in Nov 2017 the manager was def rude and the two ppl that were nice were replaced. I like the new manager she’s helpful with her agents and she comes out of her office instead of hiding. Angel is the best! She always answers any questions or concerns I have promptly. The maintenance team is prompt with any repairs as well! The new team and Tom has continued to make this property a great place to live! I also like how they turned the desk to face you when you walk in. It’s very welcoming!

I just moved in 2 months ago we had a rocky beginning with some maintenance issue but after told they were adressed right away. Angel in the front office is ALWAYS super helpful and willing to find information for anyone. The apartments are super diverse and the dog park and pool look great ????

These apartments are great for the price. A two bedroom anywhere else is more expensive. Management team is very nice and really cares about all of their tenants. It's also great that the property is now fenced adding to the security of the community. Maintenance is pretty quick to respond to work orders. Location is great and I enjoy living here.

My wife and I have lived here for a little under a year. The staff has always been hospitable and welcoming to us. Plus, the complex is newly renovated. Anytime something comes up, they are quick to resolve any issue.

I moved into the reserve in August 2017. The apartments were brand bew when I moved in and there were a few tenants at that time. Having lived here for 1 year I would say I love my apartment, the brand new appliaces, and hardwood. The apartment itself is lovely. My only complaints would be delays in maintenance request, the lack of parking due to people not on leases staying here, and the frequent staff changes. Tom that works in the office is amazing and his professionalism and actual concern is awesome.

This place is wonderful the staff is very helpful and loving I enjoy living at this complex.

The team at the reserve at Southpoint have done an excellent job getting the property in a livable condition. The staff including Jennifer, Donna, and Tom have really made a huge difference in the condition of the complex. I have been a resident here since 2012 and have never seen this much progress on improvements and in such a short time. I would like to share my review experience at the Reserve at South Pointe. I've currently resided at South Pointe for 6 years and can truly say I see a positive change within our environment since the change of management. The updates include but are not limited to laundry facilities,trash dumpster relocation just to name a few things. The communication with the new staff is great and easy to communicate with for any inquiries. I appreciate you all. Keep up the great work and I truly look forward to the new updates to come that will continue to improve our quality of life. I love my neighborhood!

I HAVE LIVED HERE FOR 10 YEARS. I MOVED IN HERE IN 2007 SO I HAVE SEEN IT ALL 7 MANAGEMENTS EACH ONE SAYING WHAT ALL THEY GOING TO DO TO IMPROVE THE PLACE. NONE OF THEM FELL THROUGH UNTIL NOW. THE NEW MANAGEMENT THAT HAS TAKEN OVER NOW IS GREAT. THEY HAVE CAME IN AND TOTALLY MADE CHANGES AND THIS IS THE BEST IT HAS BEEN SINCE I HAVE BEEN OUT HERE. THEY ARE GETTING READY TO GATE THE COMMUNITY, BRAND NEW APARTMENTS SCREENING PEOPLE, OPENED. OUR LITTLE WORKOUT ROOM,BRAND NEW WASHING MACHINES WHERE YOU SWIPE TO WASH NO MORE QUARTERS. HAVE SECURITY AT NIGHT BUT WHEN GATED WILL HAVE A BOOTH WITH GUARD. ITS GREAT I JUST SIGNED ANOTHER YEAR LEASE AND I AM GLAD TO FINALLY LIVE HERE. THEY WANT TO GET TO KNOW THERE TENANTS UP CLOSE AND PERSONAL. THERE IS FINALLY STRUCTURE. I COMMEND THE NEW MANAGEMENT YOU ALL HAVE REALLY DONE A GREAT JOB AND CANNOT WAIT TO SEE THE THINGS YOU ALL HAVE YET TO COME. KEEP UP THE GOOD WORK.
