Just five miles east of the city of Lansing, residents of Patriarche Park can explore nearby amenities like the Frandor Shopping Center, the Michigan State Capitol, Potter Park Zoo, and Cooley Law School Stadium.

Property Ratings at Hull
In regards to the property, I agree with another reviewer that there is no noise insulation. You can hear everything from regular conversations to any and ALL other sounds. It is extremely annoying, especially if you have a neighbor who, just as an imaginary situation, has no regard for anyone else living in the building and is an awful, wanna-be musician with a whiny, high-pitched singing voice. If you are looking for any kind of peace and quiet look elsewhere. There are constant issues with the plumbing, which is annoying. Also, the apartments run totally on electricity so get ready for HUGE electric bills. Be ready to pay a lot. In regard to the management, I've had issues while living there and tried to contact the property manager via email a couple of times, and when I received no response, I attempted to contact the company through their main email a couple of times and again received no response. I have also called and received no response. I will never rent from another MTH owned property and honestly miss DTN. MTH's customer service has been almost non-existent. If you have an issue good luck; in my experience I've mostly been on my own. They will definitely take your money and send you reminders about what you owe, but good luck getting a hold of anyone when you need help. Consider yourself warned.
This place really ought to be condemned. There is ABSOLUTELY NO noise insulation. As a ground floor tenant, I am able to hear EVERYTHING that the apartment directly above me does (TV; cell phones ringing; conversation, including normal everyday conversation as well as arguing and fighting; walking and running; vacuuming; scampering – and barking/yelping – of dogs, which "aren't pets" so they don't fit under the Cat Only policy provided in the lease, but because of federal law, their hands "are" tied). Not only that, but I am also give the opportunity to hear the toddler TWO floors above me learning how to walk (i.e., stumbling). In addition to having the "joy" of hearing ALL vertically situated apartments, there is also a bug problem. While I’m not entirely sure what/where they're eating, I have had a STEADY stream of both house centipedes and fruit flies that have found their "home" in my apartment (that, of course, in addition to the various, random, spiders, ants, and what have you) that you would expect to see occasionally in life. As a final point, this place utilizes electric heat. So while the lease office will, undoubtedly, oversell the point that you’re ONLY responsible for the electricity bill, they will simultaneously undersell the point that basically EVERYTHING runs on electricity. They're doing this to try to hide the enormous electric bill you’re going to end up with during those cold winter months. As a single individual, living in a 1-bdrm and keeping the heat at the minimum as provided in the lease, my electricity bill for a single month has been just under $300. Only after pleading to the electric company––assuming there was some mistake––was informed that, no that actually is fairly common for places which use electric heat.
