The fees are ridiculous. The way I am treated as a prospective renter is either rude or dismissive. Plus they keep spamming my email after rejecting my application. Though to be honest I’m now glad I was rejected. Think I dodged a bullet.

My experience just trying to sign a lease with them was ghastly. First off, know that you can't actually speak with anyone via phone - they have a virtual assistant who provides limited menu options, and the only way to contact the leasing office as a non-resident is to convert your call to text. By doing so, my message was sent to a leasing representative that lives in Colorado and claims they're unable to help with anything. My reason for calling was because their system was trying to charge me $105/month in pet fees (on top of a $450 deposit) for one, 12-lb, FICO 1 cat - much different than the $35/mo, $300 deposit I was initially quoted. Despite numerous attempts to text, email, and call, I was unable to get in contact with anyone to help me with the erroneous costs. At this point I'm cancelling my application because I expect better communication from my future landlord, and this isn't it. But naturally, they are totally unresponsive to my requests to cancel, and I am now liable for over a thousand dollars in holding fees because nobody confirmed my cancellation within 24 hours of me applying. I'm literally facing close to $1600 in charges just because I applied, changed my mind in less than 24 hours, and nobody helped me in time. All for a unit that isn't even set to open for over a month.

Office staff will call you about neighbor complaints but won't listen when you tell them your side of the story. The assigned parking spaces you're required to pay for are a joke. Our neighbors spot is over a foot wider than ours and the manager told us to get a smaller car and they might fix the parking spaces next year. Also, expect mold due to poor ventilation and cheap windows.

I've lived here for almost a year and have really enjoyed it. The layout of the 2 bedroom, 2 bathroom is great. It's not too loud, normal apartment noises. the maintenance staff is excellent, always fast to respond to issues. The apartment grounds are beautiful and well maintained. My reason for doing 4 stars is because of poor airflow which leads to mold. This is something that is discussed at move-in and maintenance gave tips for how to reduce mold growth. I've also had issues with ants, but maintenance has helped fill holes once they are found. Overall very happy with the apartment, staff and grounds.
My overall experience with this complex from beginning was great, the staff was friendly, package receiving was a huge help and any few maintenance requests needed were completed quickly. I was so impressed I filled out surveys with positive feedback and reviews. The beginning of this year I even referred a friend to live at the complex, and had to call in to see if there was any type of reward for this and got nothing at all. A few months later package receiving was gone due to the pandemic, which was frustrating but understandable. Towards the end of my lease, I had called in and emailed to inform them I was on a waitlist for a dog and needed a permission form that said dog would be allowed and they were not helpful at all, seemed to have no idea what I was talking about and just kept asking for a deposit for a dog I don't even have yet. Upon giving my 30 day notice, I asked plenty of questions about their cleaning procedures, where to turn in keys etc. I was told that as long as I just give my apartment a "wipe down" that I should be in good shape and that they will have to hire a cleaner because of the pandemic but made no indication that it meant I would have to PAY. I knew some of my deposit would be taken due to wall damage from artwork but was shocked to find out on top of not getting any of my deposit back, I had to pay an additional amount to cover the cost.. of which WAS CLEANING and carpet cleaning even though there was no damage to the carpets. Not only that I was charged $100 for drip pans which cost five freaking dollars! Why did I waste an entire Sunday cleaning just to be charged anyways? They should just tell people to leave it alone if they are going to pull this crap. Not impressed.
Well...what can I say...the pet is high. This company denied my ESA form from my licensed physician. Also there isn’t enough Poop stations, so I, not sure why my $40 per month pet fee covers. On top, they ask me to add pet insurance coverage to my renter insurance. The apartment moisture is true and constant doesn’t matter how to clean or if dehumidifier is on or not. The apartment is hard to heat. I feel like I made a big mistake moving here.
I lived here for quite awhile and this property is advertised as a smoke free property. People smoke all the time and there are even ashtray buckets located on the property. When you drive by, there are up to 5 People smoking on the sidewalks making it look like an undesirable location. People smoke in my parking structure or in front of it so my car perpetually smelled of smoke. The office is often closed at random times or was closed early to accommodate for office workers schedules.

If someone was smoking in front of your apartment or on property, we would really want to reach out to them to ensure that it stops. I’m sorry for the office being closed. Moving out. Finally, after moving in was informed master was prone to mold, get a dehumidifier. $300. Run it daily, still have mold all over, be prepared to live with it. DON'T ACCEPT H105. THIS IS A KNOWN ISSUE THEY WON'T ADMIT UNTIL AFTER YOU MOVE IN.

According to our notes, there was no service request submitted for moisture issues in the master bedroom. The apartment was inspected with no faults in the plumbing or the windows. Going from 1900 sq ft home to our 1080 sq ft apartment is quite an adjustment. Good size rooms, updated kitchen and bathrooms. Comfortable and quiet apartments. Cassie was so helpful and understanding. We had our apartment the day we went to look at them with her help! Great landscaping and view and pet friendly! Our poodles love their new home. I've been at hunt club for 6 months and really only have positive things to say about it. It's a perfect distance to Portland and you can get there quickly, but you get to leave and come back to a little peace and quiet. The units are updated nicely and having laundry in unit is amazing. The grounds are well maintained and the pool has been a blessing with how hot it's been this summer. I've had to put in a few service requests and maintenance is always prompt with response. I don't hear my neighbors very often, which is great considering each building has 16 units. There are quiet hours which most people respect! Overall, great place to live, especially if you're newer to the area.
