Property Ratings at Hunters Manor
Have been living here a few years and have to say that it used to be a good place to live. Now maintenance and office staff are rude and unresponsive. When we first moved in, problems used to be taken care of the same day or at most, within 24 hours. Now we wait weeks. Sometimes issues are never resolved. I don't understand the problem. They still have the same number of apartments to take care of as they did when we first moved in! I also noticed when logging on to comment that the top "5 star" review is clearly written by the office staff.
In Nov. 2016, I signed a one year lease agreement. In Aug. 2017, GMS served me a 30 day notice - I need to vacate. Their reason: Section 40 of the agreement which states GMS can give 30 days notice and you have to vacate - WITH NO REASON WHATSOEVER. I'm an extremely quiet individual, keep my place pristine clean. I work 2 full time jobs -I am hardly there. GMS refused to talk with me when I called to resolve what I thought was a mistake in getting a notice. Their response was: "We do not need to discuss anything with you. You must leave, or we will see you in court". I have never been confrontational with GMS. I have attempted many times to reach out & inquire as to what is going on. They either won't discuss anything nor numerous times, not even return your phone call. All I was trying to do was to find out what was happening. Much to my surprise, we went to court. The ruling was I have to leave, & GMS does NOT have to have any valid reason, nor do they need to disclose any information as to why they are asking you to leave. Furthermore, GMS states the tenant is still obligated to pay rent through the end of the term, or the suite is re-rented, whichever comes first. By the way, it was agreed and acknowledged by the judge in court by all parties there was no issues of rent money due. As a matter of fact, the judge actually supported that GMS does not have to provide any reason. The judge said I have to leave & I have absolutely no idea why this has happened. So, in a nut shell, please be aware you may be given a notice to leave the premises PRIOR to the end of your signed lease agreement and absolutely no reason needs to be provided. You are then told you still have to pay for the term of your lease even though they are kicking you out for no stated reason. It is my opinion a tenant deserves to know why the are "being evicted". To me, there should be a valid reason and that reason should be disclosed. There should be just cause. I also believe the court should seek substantiation and force "the Landlord" to have valid reasons for simply asking someone to vacate the premises prior to the term of the lease. What good is an agreement if the Landlord has the right to evict you, but still ask you to pay for the entire term of the lease. It just does not make sense to me. There is no common sense or logic in this. I am thoroughly confused by this all. I do not understand it at all. I am shocked it held up in court.
Infrastructure is bad. I lived there for 6 months and had to call maintenance over 10 times. Maintenance would come and do a partial fix or don't come at all. Plumbing is horrible. Kitchen smells. AC/ heater ineffective. Can't wait tell end of my contact
I have been living here from 6 months and apartments are great. We really liked the layouts and community as well . First problem i have faced here when you get some maintenance issue they do not take care immediately, second they have only one gym attached to leasing office. They closed gym in thanksgiving holidays. There are people who like to go gym in holidays also and now they are keeping gym open in office hours from last 4 weeks. we are working people and we cant go gym in office hours. when you ask them what's reason they provide reason they got some security lock issue. i am wondering its been 4 weeks already and they cant resolve a very small very problem. i did not go gym from last 3 weeks. The whole reason of moving into this apartment was they have all facilities available here. very disappointed!!!
