Property Ratings at Hunters Pointe
Moved to a 2/2 here almost 3 weeks ago after downsizing from family home. The apartment was sparkling clean, painted, with new carpet. The size is compact but well designed. My walkout patio offers a pretty “waterfront” view of ponds and diverse, mature trees. The landscaping is excellent with new mulch and weekly mowing. Spacious areas for dog walking and nestled in a surrounding residential neighborhood. The finishes are nice without going to HGTV levels so you can save a few hundred dollars monthly. Leasing & administration have been highly responsive and helpful. This is a comfortably convenient spot for active seniors and professional millennials alike. Looking forward to visiting

I use to both live at Hunters Pointe and work for Oddo Development and both were good experiences. Hunters Pointe is relatively affordable for the quality of the property and location. I can promise you that this is a management company that cares about its residents.

Maintenance fixes are quick and front staff is nice. Storage units are handy, but there is very little kitchen and bathroom storage space. I don’t hear too much noise from neighbors except the front door slamming every time someone goes in or out of the building; I would strongly recommend avoiding living in a unit next to the front door if a slamming door would bother you. My main frustration as a female living in this complex; on multiple occasions I have opened my blinds to find a maintenance worker, landscaper or AT&T worker literally right against my patio door or bedroom window. Sure they’re working, but it’s extremely unsettling as a female, and hard to feel like you aren’t being watched. I’ve never lived at a complex that has had so many workers constantly roaming around to the point I’ve stopping opening my blinds and I’ve also stopped working from home because I feel uncomfortable and paranoid in my own apartment. Most men probably won’t understand that mentality, but I wanted to put that out there for other women that value privacy and feeling secure. Other safety concerns; there are no sidewalks around the complex, so if you walk to get your mail or walk your dog you will either need to walk in the street or in the grass, which is extremely muddy and littered with goose poop. Parking lots and streets around the complex are not lit well. E-mails about recent car break-ins are sent every few months. Also, as a responsible pet owner, it’s very frustrating getting emails about people not picking up after their pets and therefore pet rent increasing and some dog DNA waste program having to be implemented. Obviously that’s on owners and not the complex, but the prices of these apartments are already too high for the overall quality to keep increasing prices. Also, in an extremely cheap move, there is no overhead lighting in either the living room or bedroom so be prepared to get plenty of lamps. There’s nothing that stands out about this complex or unit that makes it worth living here.

At first I loved it here. Then, my air conditioner broke which left me with a $500 bill one month. I made them aware of it, sent the bill and everything and they did NOTHING. Never said a word about it again. Then they got this security guard, so we can be watched. I hate the “quiet hours” I feel like I’m being treated like I’m 5 years old. If anyone calls about a noise complaint, you’re in deep trouble. The residents are rude, but the staff is alright. I got an email once where the office asked the residents to watch each other to see if they’re breaking any rules, and to take pictures and send it to them. Seriously? So we all need to be watched? I refuse to live in a complex where the staff asks the residents to watch each other to see if everyone’s following the rules. Good thing I’m moving out soon!!

Great location; short drive to any part of the city, easy access to all the highways, a variety of amenities nearby. Property and units are well maintained, and maintenance is responsive to any requests. Leasing staff and management are welcoming and friendly, and very helpful, and regularly organize fun events for the residents. Excellent place to be.
My experience moving into Hunter's Pointe has been the best experience I've ever had moving into an apartment. I personally worked with Rekeshia through my entire touring/signing process. Rekeshia was fantastic! Not only did she respond to my emails quickly, but she provided detailed answers to all my questions - no matter how many I asked. When I came to tour, Rekeshia was professional and friendly, and she took the time to answer any additional questions I had regarding the property or lease. Rekeshia had the day off on my move in day and informed me a coworker would be available to give me my keys and do a walk-through. Now, I've had this happen before at other apartments in the past, and other leasing agents tend to not care as much if it is not their sale. When I arrived at the leasing office I was greeted by Sarah. Sarah was awesome! She had the same amazing attitude that Rekeshia had. Sarah went through my welcome packet with me in full detail. She didn't rush me out the door, or give me vague answers to my questions at all. She took the time to walk over to my apartment for a walk through, and made sure nothing looks out of place or needed attention. My apartment (1br/1ba) is in amazing condition as well. You can absolutely tell they took the time to make sure nothing was wrong with the unit itself. I'm not sure if the carpet is brand new or not, but it is in great condition. My kitchen appliances are all in great condition, work properly, and they're not from before I was born (which is a huge plus). A/C unit is stellar - I knocked it down to 69 degree while I was moving since it was a warmer day. I was gone for maybe 2 hours max and when I came back it had already dropped the apartment down near that temperature. Water pressure is perfect, and I was also very surprised with how fast hot water came on (shower & sink's). Another added plus - I cannot hear my neighbors at all. I may just be lucky, this can greatly vary from complex to complex, but on a Saturday when people are out and about - I heard nothing! I've never posted a review before, but I felt it was owed to Hunter's Pointe and their staff. I spent 4 months searching Johnson County for an apartment complex that could deliver a great unit, but also great management. I visited multiple complex's and read hundreds of reviews. I can happily say I'm 100% satisfied with my decision to move here and would recommend it to anyone.
DO NOT MOVE HERE!!THEY HAVE BEDBUGS!!!! I discovered this after moving in and reported it. They sent someone out to treat (ineffectively) and tried to bill me for this after I moved out. I refused to pay, as it was their problem to begin with, not to mention it was a horrifying experience and I had to throw out nearly everything I owned. Now they are hurting my credit with this. Stay far away from this place. I noticed they have extra dumpsters now that are always full of unfortunate tenants belongings.
I have made a lot of decisions in life, but deciding to rent at Hunters Pointe was the best. If there is anything I need at anytime regarding my apartment or rent, they are so wonderful and helpful to ensure I am happy and living stress free. I am so happy to have a home at Hunters Pointe. Just a great and fabulous place to live. The staff is the sweetest and kindest people once could be blessed to have.
I made a point of comparing value in the area while looking for an inexpensive Overland Park apartment -- I wanted "inexpensive," but not "cheap." Some of the fixtures here are average -- there are higher-end locations that have higher rent and very new amenities, but the cabinets are fine and the appliances work well, even if they aren't the newest model. I recommend this location. I like the perks (fireplace, high ceilings, central air), and the pool and fitness center are clean and seldom crowded. The office staff are very responsive; they settled my only maintenance problem fairly quickly (there was a smoke smell from a previous tenant who hadn't informed them she was smoking in the unit), and the maintenance staff hooked a cleaning unit onto my furnace for a week. The staff is even pro-active about some things, which certainly isn't true everywhere. The resident culture seems to be fairly polite and quiet to me; there isn't a lot of loud noise, even on weekends, though every once in a while someone will throw a party. A number of people have families and pets. Although it's near a highway (which I think of as a plus), there isn't a lot of highway noise; the buildings are set in a park-like environment with a lot of trees and a central lake. I'm happy to recommend it.
I have lived at Hunter's Pointe for a few years now and I really love it! The staff are really nice. The office staff are always super helpful. They treat you the same after you move in as they did before you moved in. The maintenance staff takes care of work orders so quickly and they do such a great job. The amenities are really nice: new gym, new tennis courts, and new pool (the pool is open for a really long time). It's pretty quiet here. I haven't had any noise complaints myself, but I know the staff takes them very seriously. The property is older, but everything always looks so nice. And washers and dryers are included for no extra rent! I also like that they have a weight limit on pets because big dogs can be scary. I love it here and would definitely recommend it to anyone who's looking for a new apartment. You get lots of space for a really great price!!
