Don’t live here. I can’t wait until my lease is up in march, living here is a joke. The office staff is not helpful. My apartment was given to me with stains on the carpet, dust on the baseboards, & ceiling fans. Didn’t even bother to clean before letting me rent probably. 2 weeks ago i had to witness and hear the landlord fighting and arguing with 2 ameren employees in the foyer for 10 minutes before they finally went outside and shut up. People smoke in their units and the smell comes in through the air vents and all the staff did was put a sign up that you can’t smoke on the units. My breaker trips almost every time the air conditioner turns on. & then to top it off today I am sitting in my apartment and 2 of the maintenance men are standing out between my back patio & the pond just looking in the windows to my home like it’s no big deal. Issues and issues and issues. Price is NOT it for what you get.

The unit itself is fine. Plenty of space and reasonably priced. The office staff are of little help to you once you sign your lease, however. They do not enforce lease policy at all. Floors/ceilings are very thin, so if you have upstairs neighbors be ready to feel like you are a part of their conversations. Be prepared to be woken up in the middle of the night from excessive noise. The “landscaping” is just a handful of dying shrubs in a rock garden outside each building. Some siding is broken or missing on some buildings, vent caps and grates blown away that have never been replaced. Many buildings appear to be falling into disrepair from the outside. They finally installed a fountain in one of the ponds, but the noise from the motor is so loud you can’t sit on your “private balcony” to enjoy it. Further, all grass clippings are thrown into the ponds as well as discarded trash. Unsure what “beautiful pond views” they are referring to in their discription. All in all Hunters Pond is not a well ran apartment community and you would be better off continuing your hunt for a home. They are only after your money and have zero regard for their residents.

We used to love living here. It was quiet, safe, and reliable but recently management has let the complex go. Lived here because the reviews were good but old reviews no longer apply. The constant music, yelling, and parties both inside the complex and in the parking lot might be fine for some but if you’re looking for a safe quiet place to live, this is not it. I have reached out to management and nothing has been done for 7 months.

In an age where more and more people are working from home and need high speed, reliable cable internet, ie xfinity, why would they not give their tenants the option to choose? Seems like a nice place, but that will be a deal breaker for many. I'm gladly paying more at another place since I need high speed internet for my job. They should reconsider their policy and I would definitely move when my lease ends.
There have been several issues that could have been handled if they just provided what I would consider good customer service. Nothing above and beyond or extraordinary. 1. No hot water for 3 days....could have given discount on rent for the inconvenience. 2. Credit was ran more than once...could have at least looked into the issue or apologize if unable to fix. 3.Went to the office because a package was delivered. Staff claimed it was not there. I received a notification less than 2 minutes after leaving that it was there. I asked if they could bring it to me and was told no at first.....hello if you make the mistake you should correct it. I should not have to go out of my way when it was your fault.4. Rent is no longer able to be paid at the office for some unknown reason. The new ways to pay all come with some type of fee wether it is time or money. Paying online comes with a fee (even though I know it does not go to the apartment), mailing a check is risky because you never know if/when it is received and risk getting a late fee.(plus cost of checks,envelopes, and stamps), paying at a third party such as Walmart is just asking for you to waste time and energy. I am shocked at this change as every other apartment that I have ever lived in at least had a local drop off site.
The office staff is amazing. Every time I come in the office the staff stands to greet me no matter how busy they are. I did have trouble paying online and Amber took her time to walk me through setting up my online account. Mariah is so sweet every time I have a question she goes above and beyond to find the answer if she doesn't already have a solution. When I initially applied I scheduled a showing with Alexis. She was so responsive and attentive throughout the application process and showing. She was extremely knowledgeable and really attempted to understand my needs. Emmy always takes my service requests immediately and follows up to make sure they are completed. Heath is maintenance and helped me unclog my garbage disposal because I had not been using it properly. He explained how to use cold water frequently to reduce build up. Overall amazing staff. I love being a resident here and would recommend this property to all of my coworkers. I had to upgrade my internet because the 12.0 speed is just not fast enough but the middle plan works perfect for me. I wish we could fish in the pond!
While there are some things I like about Hunter's Pond, like the usually quiet atmosphere and the clean, safe area, the internet monopoly makes this a very difficult place to live. It's inexcusable to provide such terrible service and not allow their tenants to use anything but their own provider for slow, and vastly overpriced internet. Compared to my previous apartment, the internet speed is 4x slower and the price is 3x more expensive. There are things I need to do for class on the computer that I just can't because the internet is so bad. If you need access to reliable internet and aren't looking to pay $70 a month, this is not the apartment for you.
We lived here for 2 years, apartments are quite specious, common area is very well maintained. Office staff is also very helpful and location is great. But the main problem is internet& it sucks big time. You have no option without getting their internet & tv channels. In 2016, we had rationing on Internet.. I can't believe this. Rent is also on high side & they keep increasing every year. In the same price you'll probably get better places in town.
The apartments themselves are nice, I lived on the 3rd floor and never heard anyone unless someone was in the stairwell or had an 808 going (which was rare.) My only complaint with the apartment itself is the carpeting, it's not soft and shows any trace of dirt/marks up easily. Other than that, the apartments are pretty great. The 3rd floor has vaulted ceilings and a great view of the pond, though it is slightly more expensive. The internet is another thing to consider if you are planning on moving here, as someone else mentioned you can only get it through Bloom Broadband, which is incredibly overpriced (i.e. for 12 Mbps I paid $50/month and it was as slow as 6 Mbps at times.) I never felt unsafe living there, though there was a shooting at the complex up the street and there were a string of car break ins. Overall, it was the best place I lived in while in Champaign.
The staff here are really kind the the property is well maintained. That being said, people considering living here should be aware of management's anti-competitive policies regarding the internet. The complex insists that you use their parent company's (Edward Rose) wholly owned subsidiary (Bloom Broadband) for TV and internet service. Bloom's broadband is more expensive than other alternatives in the area. Likewise, buying Dish service through Bloom is more expensive than contracting with Dish directly. The worse part by far is that Bloom imposes an arbitrary and unnecessary data cap on internet usage. The most expensive plan is capped at 350 GB per month. For context, that works out to 3.9 hours of HD video per day or 1.8 hours of UHD video per day. Their motive for this is obvious, as they want to discourage streaming video delivery so people are forced to buy into their overpriced Dish TV, which also has monopoly standing. There are no overages allowed at any price. You don't have to be doing P2P or running a server farm, simple Netflix is enough to get you in trouble. If you live alone and you like to read or buy DVD's, this place is probably fine. If you intend to stream video content, play online games, download any games or software, or live with anyone under the age of 40, I would look elsewhere. I plan to.
Hunter's Pond is one of the best apartment complexes in the area. The staff is knowledgeable and professional and the grounds/common areas are well maintained. The apartments are a great size and the washer/dryer (which is included) is a very nice feature! Location is also amazing! Near the mall, restaurants, movie theater. While it's near many businesses, the complex stays very quiet which is nice. Several of my friends now live here and I would recommend Hunter's Pond to anyone!
Not only are the apartments exceptional nice and well kept the Maintenance staff and Management are the best I have ever encountered. I have been in the apartment business before and commend this complex for its professional appearance and willing ness to go the extra mile. It is a great place to live!!!
