Property Ratings at Hunters Ridge
A sump pump is broken in one of the buildings for several months with the smell and moister raising up from the basement up to the first floor. Multiple conversations with the management led to no solution. It is still broken. Imagine if the issue is more serious than running to Home Depot, getting a new sump pump, and installing it. Avoid this place by all means.
Visited the complex, which seems to be a nice community. I applied online, and spent a week waiting for an update. It was nearly impossible to reach the office via phone, except for once. I finally went to the leasing office and was told I had been approved and was just waiting for delivery of a welcome letter. I left, and was not contacted again, and could not get through the phone tree to the leasing office. Eventually, about another week later, I went to the leasing office and was told that the apartment I had applied to was not available due to a situation involving a resolved eviction. They never told me this, and seemed to be ignoring my messages, and would refuse to make any amends. All they did was try to upsell me to a larger, much more expensive apartment. I am very disappointed, considering the leasing agent manning the front desk seemed very nice.
I have lived here for less than 3 months and it was the biggest mistake of my life. At first glance the apartments look nice, but it will fall apart. Nothing done in the apartments is of substance. Everything breaks, falls apart and maintenance is terrible. There are not workers available to help residents and it is unprofessional. I am currently dealing with a leak and management is unconcerned. My ledger is not correct and they never answer the phone. Do not move here. You will regret it.

I have been a resident of Hunter Ridge since March of 2015 and there have been many maintenance requests that I have submitted over the years, they have either been ignored or lost in the maintenance request database. The management team is currently making updates to the apartment community, but my issues have continued to be ignored. Over the years I have submitted at least 4 requests of the items listed below regarding issues on the inside and outside of my unit, but they have not been addressed. This is the list of issues that I have asked to be repaired over the years and I am still waiting…. 1.My front door is old and separating from the frame, you can see the sunlight coming through the frame of the door and I constantly spray the frame with bug spray, and stuff napkins in the openings to keep the bugs, ants, and spiders from coming in. I have not only sent this via issue email, but I have walked in the office on more than one occasion advising of this issue but noting has been done. 2.For over 6 years I have asked the corporate office and the front office of Hartman Tyner to fix the dirt issue in my front yard that was once grass. It needs to be replaced with either grass seed or sod. Years later I still have dirt in my front yard that I the maintenance team continues to mow over the dirt every week. 3.My refrigerator has a maintenance sticker dated 2-20-1998, it's rusting on the inside and it’s less the 5’ 5” tall. I am suffering from aftereffects of covid, I am taller than the refrigerator and I am in tremendous pain when I bend down to get something from the top shelf of the refrigerator. Plus, my items in the back of the refrigerator freezes – With a lot of convincing this was finally replaced in early 2023 with another old refrigerator. 4.My carpet has never been cleaned in 8 years and I recently was advised by a neighbor that each unit’s carpet should be cleaned every time you renew a lease but if you don’t say anything, Hartman Tyner will not volunteer the information. (what a horrible way to treat the people who have been faithfully making their monthly lease payments for years) 5.My walls are in desperate need of touch up paint, this has never been done in the 8 years I have been here. 6.My front porch step has separated from the base of the house, and I fear for my guests and myself being the victim of an incident if it completely comes off while we are walking on it.

My family and I have lived here for the past 5 years. The price was great when we first got here especially for the amount of space. In our 3rd year mice became an issue and is still an ongoing issue to this day. The property has switched management companies over 3 times within the last year. Each company just come in raise the prices and leave. The staff are rude. They hate to hear the tenants concerns. Maintenance takes forever. And recently the utilities which are not included in anything have gone up tremendously. We're paying $800 a month in utilities. We pay for all utilities as a community. I don't know when that started because they just throw bills at us and tell us to pay them. The apartments are not up to date either. Maybe the newer ones are. I only gave the place 1 star because the people who live here are good but the management is terrible, unorganized and they really don't care about the people. We haven't used the pool in the past 3 years. They don't put ice down on walk ways during the winter months. Last year I fell and didn't even waste my time telling them because they don't care. I can really go on and on. We are actively looking for a new place to move to. I'm still trying to understand how they charge us for gas as a community. They don't explain that so be sure to put that on your list of questions. They don't charge by your home's usage. They charge by the entire property. It's really sad that these people are just greedy. That is why they have so many vacancies. O and it's not a gated community as it say it is. The back gate is always broken. Anybody can come in and out both in the back and in the front. All you have to do if give them any name and they will let you back. Please don't be fooled by the gates.

The staff are nice but they are understaff. Quick move in process but very slow with work orders and they never answer the phone in the leasing office. I’m always being connected to a third party. Overall, if they fix the issues in my apartment I would be more satisfied. As of now I would not recommend due to the amount of issues in the apartment

3/5 stars; Beztak appears to be addressing maintenance for property grounds that has needed work for multiple years now. There is a very good response time for emergency maintenance. For example the hot water tank for my building was not working earlier this year, it was repaired/replaced within 48 hours. If the pilot light for the furnace goes out during the winter then it is usually fixed within a couple of hours. Non-emergency maintenance appears to be improving but there are still issues with some items not being addressed or tickets marked as cancelled but have not been addressed. For example, I still have outstanding tickets from February 2022 but tickets I have made in the past couple of months have been addressed. If you call the leasing office then there is a low chance that someone will answer. It is hit and miss if they will answer emails. Some buildings have a good amount of parking but not all. In fact, my apartment building only has 3 parking spots even though there are 8 apartments in the building. This has caused issues with people parking in the no parking zone and blocking my car in the garage. There are no dumpsters in this and only one trash compactor for the whole apartment complex which has around 500 units. This has caused trash to be piled outside the compactor multiple times a month on a consistent basis for years. This is marketed as a property with security gates however, the 14 mile gate on the side to leave the apartment complex is almost always open and the gates for the orchard lake entrance have been missing for the past few months or more. There have been issues for 10 years with the security gate to enter the apartment complex from orchard lake being broken (and replaced and then broken again shortly after).

We moved here 4 months ago and during Leasing paperwork and later she helped me so much. We are happy to use garden and balcony. This month we need some maintenance and they came as soon as possible and changed with new one. We thank you all of them
Maintenance is now an issue. Litter is now an issue. Getting anything fixed or repaired takes an eternity. Utility costs have risen and now you are expected to share in the water bill. The electric bill for the communal space is a joke. People are leaving the basement lights on and running up the bill. As a long term resident we are moving in the fall. The last two years have been particularly bad.

Gated community with excellent maintenance. No issues with neighbors or crime. 2 full baths, basement and garage. Large apartment with full kitchen, dining and living room. Master bedroom has 2 walk in closets and full bath. I am going on my 4th year here and I have enjoyed my living experience. Lucky enough to have view of lake and a small garden of my own. Feels like a home verses other apartments I looked at.
