Property Ratings at Hunters Ridge
Pests. Mold. Pathetic “gym”. 10+ maintenance requests & I went without a working washer and dryer for half of my lease (they do use a 3rd party company to lease them from, but there was a lack of coordination & advocacy from the leasing office). Corporate says one thing, the leasing office says another. Not guaranteed close parking. The biggest pro is tray the area is generally quiet at night.
They don’t call back, maintenance doesn’t fix your problem. We have mold in our apartment, from a water leak. It’s been a month, they refuse to treat it properly. My kids have had perpetual sinus infections for two months, causing us to miss work and events.

I wish I could give a lesser review for this place. My family and I have been living on the property for 5 years. Recently, we were notified by our upstairs neighbors that their apartment had been condemned and deemed unlivable due to a black mold infestation. He proceeded to show my photos of the interior of his apartment where there was black mold growing up the walls in multiple closets and in the hallway. Having a child with severe allergies and asthma who needs breathing treatments seasonally, I was very concerned. Upon calling the office and speaking with the property manager, Katie, about my concerns for my family's safety, she informs me that there is nothing she can do and could not approve allowing us to break our lease without penalty due to the fact that the resident (me) hadn't seen any signs of mold. It was only after expressing my concerns did she offer for maintenance to come inspect my apartment for mold. When maintenance arrived the following day, I had a few areas that I suspected mold may be and had them check there first. They proceeded to cut a whole in my ceiling revealing water damage from the apartment above, then cut a whole behind my washing machine where mold was then found. Still, GSC apartments refused to allow us to break our lease in order to find more viable housing for our family. The lack of communication, empathy and concern for their residents health and safety is baffling. Please do not rent from GSC properties.
I’ve lived here over six years and built a relationship with the rental staff. There are some hiccups but the staff is only human. They try their best to build community and give the best service possible. And the maintenance staff is polite and courteous as long as you show them respect.

I contacted property manger Jan to discuss why I had to pay full price of rent when my upgrade has not been done and I was told by her that I had to come in sign a order form to upgrade. Which the form was a resident form. I am considering taking this to the news station. Jan told me that I had to come in to sign an order form to do the upgrade which was supposed to have been done before my renewal in July as of today it is still not done but they want me to still pay upgrade rental price
I've lived in the horrific complex for almost two years and can't wait to leave. Staff has changed numerous times and maintenance is horrendous. I've spent days with no water and almost a week with no a.c and they could care less. Two apartments in my building had serious water leaks that effected me and guess what? No one cared. Rent has gone up every year and quality has kept on going down. No one cares. The parking sticker deal is a total nightmare so having guests is risky. I can go on and on but I'll stop at the serious roach problem. Don't move here
BELIVE EVERY WORD YOU READ OF THE REVIEWS. I did not belive the reviews and it resulted in the worst nightmare of my life. These people are very unprofessional and uncaring and if you don't value the safety and health of your family then please live here. I'll be following up with the most detailed sharing of my experiences along with pictures after further legal consulting. Including the reporting of sexual harassment by one of the employees only to be told by the general manager that she would "take this as a compliment". The best decision you'll ever make for your family or yourself is to belive each of these reviews.
Is there a way to give zero stars or negative stars?? By far the worst place i've ever lived!! I will never ever recommend this place to anyone!! This place is very very trashy, the office people are very unprofessional, the maintenance people are horrible, the apartments are taken care of very badly! We were out of ac for 2 weeks in 80 degree weather. We called and called and finally got someone out to look at it. Of course they came when we weren't home, they left a not and told us that the thermostat was on heat. OUR AC LINE WAS FROZEN! How can the heat be on with the ac line frozen!? This is supposed a drug free apartment complex..... the people next door loved to say racial slurs and smoke weed in their bathroom and turn their fan on so it filled our apartment and we told the office and they did nothing. The first apartment they tried to put us in was FILLED with mildew all around the windows and even on some walls! THEY PAINTED OVER IT! and told us it will go away. Our electric bill is through the roof because the windows are sold the ac units look and act like they are from the 1960's. We had a kid bust out our window are found 3 days later and we call the maintenance people the morning we found it and they said they would try to it... on one came. So i called the after hours number and they said if this is a emergency such as a broken window dial this number and someone will be out asap. well they came a hour later and said we don't have that size glass but i will be over first thing in the morning.... well we didn't see anyone till 6pm the next day because we went to the office and complained again. The finally came and replaced the glass and said "he vacuumed very well" but left glass all over the furniture and a pretty big shard of glass on the floor. There's also a very big hole behind the mirror in the half bath where there was a medicine cabinet and they took them out to "update" the bathroom and they just put a mirror over the hole. THIS IS A VERY BAD PLACE TO LIVE!
The staff provides misinformation, and management is lack luster to say the least. I would never recommend anyone ever renting here, because all you ever receive is the run around when you have a true issue. You are bullied into renewing your lease weeks prior to your 60 day notice allowed in the actual lease. My renewal was dated for 5.2.17, tagged to my door on 5.4.17, and was due back to the office by 5.15.17 or I would be automatically placed into a month to month lease, which is of course astronomically priced. So in all I had 11 days to figure out if I was renewing or not. GSC doesn't care about its residents at all. They only care about their bottom line. Absolutely shameful. To top that park at your own risk here. You are only allowed 8 1 day parking passes, and even if you park in designated visitor parking space you are still required to have one of these archaic passes. Towing company policy is not communicated properly to residents, which unfortunately results in vehicles being towed. GSC never takes ownership for any mistakes they make with residents. You are basically ignored as if the situation will magically vanish. Again I would strongly reconsider moving to this property.
These people are practically con artists. Not only do they change their rules at a whim and not inform their tenants, they are petty, unprofessional, and greedy. ANY GOOD REVIEW WRITTEN IS PROBABLY BECAUSE THEY GAVE THEM A $20 GIFT CARD. This is a normal practice for them- bribery. Do yourself a favor and live somewhere else. Warn your friends too, I wouldn't wish this place on my worst enemies.
I have been here for 5 months now. The AC has broken down twice on 90 degree days. The first time, it took 4 days for a repair person (employees by GSC) to arrive and fix it. I woke up again today with no AC (91 high) and no one seems to care. I was told someone would be out but nothing. It took them a week to fix a broken toilet and two weeks to fix a leaking tub. Please, do not just ignore the reviews like I did. Find somewhere more responsible who cares about the comfort of their tenants.
The worst apartment I have ever stayed in bug infested mold I could go on and on.. Please for your family don't..
I have lived in places before and I have got to say Hunter's Ridge have been the most friendly and welcomed people I have ever met, I would tell anyone that I know to apply for an apartment here. They have the best integrity I have every seen. They are very knowledgeable about their property and do whatever it takes to make you feel welcome. They only got 1 star bc I couldn't figure out how to give them 0. Terrible customer service and maintenance. Nothing but problems since I've moved in. The women in the rental office are rude, impatient, and infuriating to have to deal with. They have no compassion for their residents and can't even be bothered to act like they care about your complaints. And they are extremely unprofessional in how they speak to people. I got charged almost an extra $100 for being 30 minutes late dropping off my rent check when I was sick in bed all week. Maintenance is terrible, none of my outlets worked when I first moved in, everything fell out as soon as you plugged it in. It took about a month to get that fixed. Which it still isn't fixed, I just stopped complaining because I got tired of calling in every few days. The appearance of the property is trashy, spider webs and trash in the breezeways. The apartments are old and drafty, costs a ton to keep them cool in the summer and warm in the winter. The windows are old and cold air seeps in, also through the front door and large sliding glass door in each units living rooms. Do not move here, or into any other GSC ran properties for that matter, you will regret it the second you move in!
I have been living at Hunter's Ridge for over a month now and I absolutely love the area that I live in. It is very close everything, but far enough away to be in a very quite neighborhood. So, its like having the best of both worlds.
Location is very convenient to Short Pump area where I work. An older building, but large rooms. Washer & dryer in the unit. Maintenance staff is usually very fast & efficient.

Do not move in on the first floor, period!! Especially if children or heavy set people live above you ( 2nd fl). You will never get any sleep nor hear anything because of how poorly these Apts are made! Do not believe the pictures, come see for yourself. The Apts are your typical old raggedy & rundown 1960-1970 style. The windows & doors are old & leaky. You will spend most of your $$$ paying Dominion for all of your A/C & heat that will be leaving out thru the sliding door windows & front door. The washer & dryers are old & rundown. ...that is if you're not lucky enough to pay extra for the "renovated apt" which apparently just started a few years after I moved in! Parking is horrible and inconsiderate neighbors dinging & scratching your car while getting in and out of theirs. Hardly no sidewalks on the property. And maintenance is a joke! They take their sweet time addressing issues because there's always something going wrong inside.
When I first moved in they failed to give me parking stickers for my 3 cars so shortly after moving in one morning all 3 cars got towed. Also the floors had bugs I saw centipedes all over the floors. Their was also black mold growing around the windows and doors. Also teenagers would just stop and hangout on my porch anytime they felt like it.The best part of all is how they will try to charge you for damages to the property that were already there before moving in.Also the staff is far from professional.Maintenance is awful they do not fix problems they just put band-aids on them.Even after I paid what I owed to them they still sent my account to collections shortly after moving out which is great because now my credit has a delinquent account on it that has already been paid which has caused me problems. Bottom line despite the move in specials this is not somewhere you want to live.
I have had multiple complaints since signing the lease. I have called multiple times about the roof which leaks when it rains. The maintenance have been over twice to tell me it's fixed but water still drips out the ceiling the runs down the wall every time it rains. The A/C stopped working and I was without cool air for nearly a month. Again, I made multiple visits and calls to maintenance before getting the issue resolved. The carpet is grungy and was stained when I moved in. I've cleaned the tub with bleach and other cleaning solutions but it is still stained yellow and there is mold growing on the tiles. There was a break in the water pipes and water pressure was terrible for about a week before they fixed it. You had to literally press yourself against the wall in order to wash off. AND PARKING is the WORST part about living in this trash hole. The towing company the hired is run by sneaky little goblins who just want to squeeze money out of you. You get 1 parking pass per name of the lease and one visitor parking pass. The visitor pass must be on the dashboard or mirror or they will tow. We had an incident where the pass was on the front passenger seat and they towed the car away. $150 minimum towing fee and the apartment complex doesn't pay the towing company anything for their service so they have no remorse.
