I honestly have no complaints! :) large space and good location. The maintenance always quick to response to any request I put. Large patio and master bedroom!!
Moved in in Jan 2022, shortly after came flooding and a roach nightmare. I took pictures of everything along with physical evidence of dead roaches to the management and was told "it doesn't look like a roach to me" while they had an image of the exact same type of roach pulled up on the computer image search. I VERY strongly advise against this property.
I still live and wish I didn't, the apartment "manager" never answer the phone during business hours, doesn't reply back to emails, and is also never at the leasing office during business hours. We were without hot water for days and when it came back on the water pressure was awful, yet the apartment manager didn't care one bit.
The property management is rude and extremely insensitive. The washer/dryer remains broken for months, the ceiling of top floor leaks during winters, the heating is inadequate, their maintenance issues takes weeks to resolve, they turn off water supply abruptly and it's a long list. On top of that if you ask property managers they just say we understand.
Having lived here for a while, I have seen the transition from one management company to another. This new one is just awful, to say the least. Specifically, they never tell you what is going on, and they couldn't be bothered to repair anything. They make a big effort to sell the place to you, but once you are here, you are ignored and patronized. It took them 14 months to repair some exterior lighting. 45 days to fix a lack of hot water. Even after the hot water was repaired, we have not had consistent water service since. They keep turning the water off. Worse, is they do not tell you when they are doing have the water off or estimate the time of the repair. Ask them about it and you get these snarky little 'it will be done when it gets done speeches.' Best thing you can do avoid any property managed by Cohen Esrey.
We had mold, they claimed due to COVID they couldn't fix it. We were without water pressure for 2 weeks, no air for 3 weeks during the end of July and August; they did offer us a window unit for 1 room. Charge you for EVERYTHING and yet nothing get fixed in a timely manner.
Left a deposit of $810 to them. With in a week I was told I would be transferred to another location 4 hours away. When I informed them and asked for my deposit back they told me I would not get my deposit back. I called for a week and left message after message to talk to someone. Finally when I got rude on a message I got a return call from Richard. He informed I wouldn't be getting my refund back. I never signed anything agreeing to this, it was told to me that I had 72 hours to cancel the deposit and the apartment wont be ready until middle of November. Now I have to eat $810 because of the poor business practices of Huntley Ridge and the Management company. I would not do business with them, they aren't rude people or are they bad, they just have terrible business practices.
I've been living in Topeka for 6 months now. I looked at many properties and apartment communities prior to choosing this one. I can confidently say that I made the right choice living here. The community is quiet, respectful, and maintained for the most part (e.g., the occasional left behind furniture by the dumpsters that lingers, the repairs needed to the sidewalks). The managers are responsive and professional. The units themselves are well maintained, with a reasonable response time on maintenance calls. It's a mere two minute walk to a shopping center with restaurants, bars, a liquor store, a gas station, a grocery store, and specialty shops. I couldn't be happier about that (and it's a large part of why I picked this community). If you're looking for place to stay, I'd say you're likely to enjoy your time here.
Rent is decently priced as well as utilities and pet fees. The area is also quiet and the apartments are really nice. Only downfall is maintenance, issues do take awhile to get fixed and in icy weather there is no salt put on the ground. But they did just add a new dog park and office managers seem nice.
I had a great experience living at La Casa Grande. Good neighborhood, nice apartments, reasonable cost, and a very friendly and helpful staff.

I have loved living here so far. The office staff is incredibly nice and they are always helpful. The maintenance sometimes takes a bit to get things done but they eventually get to it. I wish their pet fee was not so high. Overall, I have had a nice and safe experience and plan to renew my lease.

The latest apartment manager, and this place has gone through a string of bad to worse ones over the past year, is out of her mind. Her communication style is poor, and she is more concerned with having her way than doing what is best for the property and the residents. They don't give adequate notice, and you're lucky if you can understand what they're talking about. I have a master's degree, and I find management incomprehensible. My maintenance requests regularly get lost or are not put in the system. The place is old and trashy, which I was okay with because I needed something safe but affordable while going to school. I'ver gotten neither. The neighborhood is okay (if you ignore the robberies and occasional swat team). The buildings are in poor condition (leaks, peeling paint, filthyou, ivy breaking through walls). They have tacked on numerous fees since I moved in (I'mean paying over a thousand dollars more a year than agreed to in the lease, but they have the unilateral right to change it and have taken full advantage of thst), and none of that money has gone towards maintaining the property as far as I can tell. It'seems just awful.
Promised us all sorts of stuff moving in -- repairs on damage, fixing a leak in the upstairs tub, etc. -- nada. Then, moving out, they charged me for the entire carpet because it had supposedly been replaced when we moved in -- it hadn't; the pad and underneath were filthy, so it had just been cleaned -- and there were spots on it because I hadn't gotten it cleaned, myself. Crooks -- do NOT move in here. They'll take your deposit AND go after you for the full cost of the carpet.
Be prepared for lots of plumbing and flooding issues, which maintenance will try to fix, fail at, and then only when your apartment is under two inches of water, admit they need to call an actual plumber. This has happened to me three times since I moved in. I've taken to storing all my belongings in watertight containers. There is no effort to make the complex safe and secure. I've had people try to break into my apartment. I had one of their contractors break into my bedroom while I was sleeping. Management had just given them keys and later told me they didn't have the resources to monitor them. Apparently they didn't bother to get all the keys to my apartment back either, which they never told. One neighbor stalked me, and then he tried to kill himself. Another neighbor harassed me, damaged my door locks, vandalized my car, etc. Management refuses to install cameras. They also don't make an effort to enforce the fire code. They've been cited/warned by the fire department, but they don't care. I call it taking the road of least resistance. I'm embarrassed to have people over. The outside is disgusting! Cigarette butts everywhere. The cleaners just blow trash and debris down the stairwells and leave it there instead of actually cleaning it up. The paint is severely chipping off many of the doors so it's green/maroon. The only area they bother with is the main office, so if you're thinking of moving in, take the time to walk around and poke your head down some of the stairwells. Parts of the building are literally falling off. Every couple of months, a strip of the wood from my upstairs neighbor's balcony will end up in my balcony. Just waiting for the day when the thing collapses. And this page needs to be updated, because they have started charging extra for utilities that they claim are included in the rental price. So add another $15/month minimum onto the prices listed here. It's just been an awful experience all around.
I love this apartment complex! It has such a warm community feel that makes it perfect to call home. The floorplans are spacious and the location is fantastic. The staff here is amazing! They always take care of their residents. I highly recommend this apartment community!
I have lived here for almost a year. I will renew my lease. I feel safe here and the office staff and maintenance are professional. I am 63 years old and live by myself. I read another review and could not disagree more, talking about drug addicts and drunks roaming the grounds. Its very peaceful.
When we lived here there were a lot of strange people and we didn't feel safe. The area is full of drug addicts and every day we could here arguments and abuse from the neighbours. The area wasn't safe and the maintenance was terrible. They never did anything and our calls were unanswered. We also found management were hopeless and could never be contacted. They were abusive when we tried to tell them about maintenance issues we had. We couldn't wait to get out of there. It was just a disappointment and overall not a nice place to live. There are also two bars next door and it's always noisy with drunks and then they wonder into the complex. There are plenty of nicer places to live in Topeka than here. Be aware!
