West Orange is an upscale suburban community located about thirty miles west of Manhattan. The township is best known for its historic Llewellyn Park neighborhood, filled with Victorian homes that once belonged to such prominent citizens as Thomas Edison (Edison’s factory is one of the city’s distinctive landmarks as well). Most of the landscape in West Orange is covered by residential neighborhoods, with the popular Essex Green Shopping Center in the middle of town serving as the hub for shopping, dining, and entertainment.
When the weather is nice, locals love to hit the links at the nearby golf courses or explore the trails of South Mountain and Eagle Rock reservations. Seton Hall University sits just a few blocks southeast of town, making West Orange a great place for students, faculty, and staff members to live.

The property manager is terrible. It’s hard to find parking in the evening and there is a rodent problem. If you have a social life or don’t mind paying for Ubers so you can have a parking spot move right on in. Definitely don’t try to have company over in the evening.

I am very disappointed with the owner and payment management at Hutton Lafayette Apartments at West Orange, NJ. Was charged for a NSF fee for an accidental duplicated payment that was made on the first week of April. It could have happened to anyone, really. How many times have we all hit the submit buttons numerous when you think it did not go through only to find out you were charged twice. So rather than waiving the second fee, the owner and payment management says, nope. You pay. Wow! Greed has taken a whole new level. So to everyone else, make sure you don't make the same mistake. I mean afterall, aren't we all humans. Some upper class individuals don't think so. Cesar

Visiting from out of state and so far this apartment complex is at the top of my list. Office staff was great, friendly and helpful. I like the commute options nearby and proximity to NY where I will be working

Recycle bins + household items are left outside even though the leases states that is not allowed. Railings, shutters have paint chipping. Entry doors + garage doors are worn. Some storm doors are missing. It makes the neighborhood look tacky and rundown. Bushes grow so tall covering windows. Which is a safety concern. Dead tree limbs fall no one picks them up. The shrubbery on the sides + rear of buildings are ignored. Patches of dirt where there should be grass, when it rains muddy puddles are all over. Landscaping seems to be given to the area around the leasing office only. There are no thermostats in the units so it can get a little warm. Opening a window helps. In winter, the radiators may not work, leaving you without heat. Commercial size washers/dryers are on property but the facilities are not well maintained. Comforters or heavier items, will probably need a laundry service. Washer and dryer in unit cannot handle. TRASH is routinely improperly disposed of by tenants who leave their trash out instead of placing it IN the trash bin with lid closed. This is an eyesore, unsanitary, invites rodents, and has a pungent smell. This is a BIG problem. NOISE — you will hear your neighbors with whom you share a wall, floor, ceiling. If they have active children/pets, you will hear every movement, crying, barking, their conversations, blenders, television/radio program, etc. Living on a second floor unit won’t help much. Some residents leave windows open, you may hear dogs barking excessively during the day. If you WFH, be aware of possible disruptions + plan accordingly. DOGS- certain breeds are not allowed as per the property lease agreement, yet banned breeds are on property. The lease agreement states residents must walk their pet(s) curbside only and in no common areas, but some pet owners ignore this rule allow their dog(s) to relive themselves all over. Be careful where you walk - pet waste is present on the walkways. PARKING is limited. You can secure a reserved space or garage. Garages are like car ports with doors, when you enter your garage you can see vehicles on either side of you. If your garage neighbor likes to leave their garage door up, which they are not supposed to do, your vehicle is exposed. So keep that in mind and always keep your vehicle doors locked regardless. Be proactive and visit the property at different times of the day/week to get a better feel for the environment. Some sections are nicer than others.

I've been living here for a couple of years. Please review their termination lease. 60 days notice at 1 1/2 month security to vacate the premises is insane. They do have a rodent problem as others have mentioned. The rodents were throughout the unit. The walls are extremely thin. They mention that the units are renovated but clearly they were renovated by nonprofessionals. Pipes aren't connected correctly (advised by their repair crew they call in), and some of the appliances are pushed up against the walls with huge openings behind them. The maintenance men do their best given their short staff. The front office is very helpful and assists when they can. You can definitely find other complex's in the area for a cheaper price. They even charge a monthly pet fee.

Before I renewed my lease I pointed out that the apartment had a faulty paint job, you can see spots missed in several areas and the building maintenance team came by and verified my findings were true. I also started to see roaches and rodent(s) I have had two treatments done thus far and now awaiting another Tuesday. Disgusting I can't have anyone over because I'm ashamed that a mouse or roach would show itself while guest are present. I was promised a new paint job that never happened. Also during these trying times with Covid-19 effecting our economy, you would think after being on time with every payment of rent with 4 months left of your second year lease. Management would be somewhat understanding and willing to work with you. The household income was affected due Covid-19. I reached out to management to see what my options were to terminate the lease in the sense of a buyout. The lease does require a 60 day notice for early termination but when someone loses their job extemporaneously you just don't have that time to give notice. The manager was nasty and extremely dismissive when trying to explain the situation to see if anything could be worked out. Granted a buyout plan would work best for both parties in this case. They would get their space back along with a payment. This would allow a swift turnover time so they can re-rent the apartment. Absolutely unbelievable.

No heat, no parking, thin walls, no central air conditioning. The unit gets crazy hot in the summer and crazy cold in the winter. Management is not responsive and when they respond the issue is not fixed. Had a rodent problem which didn't go away.

Hutton in West Orange is a wonderful apartment community. It is located in a town that is both quiet and convenient with plenty of businesses nearby. The community ground are clean and well kept and the staff has been kind and helpful. Melina and Margaret, in particular, has been a pleasure to work with. I like that I can schedule any maintenance requests and pay my rent online. Overall, I am happy to be an addition to this community!

I love west orange and I felt very welcome in this area. Margaret helped my boyfriend and I secure our first place and we couldn’t be more excited. She was very accommodating and answered all of our questions. It was nice to talk about apartments and have a leasing agent share our love for them too. The apartments are very spacious and clean. Cant complain with them being totally renovated and with laundry in the unit- this is honestly a steal for the Essex county area. Can’t wait to move in!!

Margaret was very helpful in showing us the units available on such a short notice and was thorough about the lease process and what needed to be done for the application and signing! The helpful staff made for an easy process overall! The one bedroom/one bathroom we are renting was very clean with updated appliances and plenty of space in a quiet friendly community! Margaret and Melina were so great helping us find an apartment! We're from Ohio so Margaret helping us tremendously with touring and once we got home Melin answered all our questions about the application process. Since we are out of town, we were happy to here that the whole aplication and leasing process was done via their website's portal- great for anyone not from the area. The one bedroom apartments are renovated and spacious enough for two people and I'm so happy they allow pets! I can't wait to move in next month!

The leasing staff was extremely nice and accommodating! I didn't have an appointment scheduled but I was still able to get a tour of the model apartment. The apartments are beautiful and updated, and are at a good price point for the area. Would reccomend for people who commute to the city regularly.

Relocating back to the east coast. This team made it simple and possible for us to find a home when we were stressing out on finding a place . Very friendly, respectful and accommodating. My daughter was looking to move and the staff at Hudson Lafayette could not have been more helpful in getting her settled into the apartment. As she is still in school, the staff did what they could to help with a move in date that would not interfere with finals. These updated apartments are lovely and my daughter is hoping for a long term stay in this location.

Toured the apartment with my girlfriend. We were attracted to the community because the apartments were renovated and spacious and look high end. The staff was helpful and friendly. You can tell its not brand new construction, but a bang for your buck and looked new especially the kitchen and bathroom. We were most attracted to their flexible lease options and ability for a short term lease. We are happy here and will most likely be extending when this lease expires. People interested should know that they are updating the houses beautifully. The town houses especially give you vfm with 2B, 1.5 baths, basement and garage. Incase you work in Madison or the City and you have a car to travel to work, this is the best location to be in. The school bus comes for pick up and drop off so that takes care of the kids as well. Fitness centres and grocery stores are nearby. They have said that they have a club room in the works and that should be available for residents by December, tentatively. Leasing employees are very helpful and answered all our questions.

Nice place to live, and the apartment community is very quiet. The Staff also are outstanding and lovely to interact with.
After visiting about 15 different apartments Hutton Lafayette apartments was the most will rounded when it came to location, space, price, office staff, amenities and I will be moving there in August.
