Property Ratings at Hyde Apartments
The other reviews on this property are fake. I live here and the recent property manager has done nothing about the garage thefts, people breaking into the mailroom, and maintenance. Literally every night there are car alarms going off and crime is rampant in this area. If you live on the upper floors, the air conditioning isn't strong enough to cool the apartment during the summer. You can see visible mold and a cleaning team has to come every month to make sure tenants don't complain about it. This isn't a luxury apartment for sure, but you would expect at least to hear back from the leasing office within the month of contacting them. Management is very keen to move you in soon so they can ignore you as long as legally possible. Stay away from here. The money you might save is not worth the stress of living here.
This is not a 4-star property: it's a 3-star property but recent management and maintenance teams are doing an incredible job so they bring it up a star level and I wanted to offset the negative reviews. This is our second apartment rental in KTown since 2016; we moved here from Hampshire Place July 4th weekend 2018 because we wanted hardwood floors and decided to give up the pool in exchange for lower rent. It was a very wise choice for us. Initially property management was scattershot but since the Spring of 2020 I have nothing superlatives for the on-site property manager and same-day service maintenance man. Our unit faces an alley with tall bamboo and some occasional humming birds and even the odd mourning dove. The bedroom is across from the neighboring building's garage; maybe twice a year we'll get a car alarm. It helps to have curtains in the bedroom but at night, it's not so bad. The main body of the apartment is large enough for a small table with 3 chairs, 7' couch, full console church organ and a large Clavinova in addition to two desks and a hutch. The bedroom is a tight squeeze with a tall business filing cabinet, bookcases, and a queen size bed. Invest in under-bed and behind-your-couch storage. We also installed shelves in the kitchen. Our car was broken into the week prior to Christmas 2019: this is the second time our car was broken into in a Ktown garaged/secured property. The new on-site property manager installed the Butterfly entrance/security system the following February and that has greatly increased security. We've had both our air-conditioner and dishwasher replaced with brand new units: it was inconvenient but they had respectable turn-around and the new units are rock solid. The shower is absolutely fabulous and HOT. AS. HELL. So is Sal, the maintenance guy. Just saying. Don't expect the lap of luxury: lower your expectations and pocket the savings. I've seen 2-star properties: no dishwasher, single sink, scary bathrooms, and cheap flooring: we wouldn't feel at home there. Hyde Park has gorgeous floors, and the units will have kitchen upgrades for new tenants; the storage areas is limited, but this will likely be the best shower water pressure you will ever have in your adult life. Good luck and happy KTown renting: we've just renewed for a third year, be it ever so humble.
