I moved from an apartment where I resided for 6 yrs 8 months. I felt it was time to move and found this property online. I noticed the drabby landscaping but hoped it was only due to the extreme heat. No luck with that. I should have known better since I was not able to view the apartment before moving in. That should have been my clue. I am now locked into a lease. Everyday I look forward to getting closer to the end of my lease, Everyday! I've had maintenance issues since the first week after moving in and it scares me to think that this may be what my entire lease term will be like. Yes, they will close the work orders when the issue has not been repaired. I believe that is lying and falsifying records, saying you completed a job but really did not has me questioning honesty and integrity here. Since, I know after reading all of these reviews, someone has to know that this is going on. All the reviews I have read describing the issues are accurate. I wanted to believe that they were exaggerations but NO, all true. I can't believe some of the same issues from 2020 up to July 2023 are still present going into September of 2023. The staff that helped me was courteous and respectful. But unfortunately, that does not make daily living conditions better. Oh yes, you can't get a live person when calling the rental office. I have intentionally called every day of the week and at different hours to see if was just a fluke. Again, I was disappointed. I did not take the reviews seriously. Former renters shared this issue and others I previously discussed multiple times so this disappointing experience is on me. Lesson learned. Every day I look forward to the end of my lease.

Water shutoff's happen almost every month for plumbing repairs. A.C was shut off without notice by maintenance to work on and they assumed no one was home during the day so they didn't say anything. Someone was also murdered in front of our apartment so be safe.

This is the worst place I've ever lived. First, the apartment I signed up for was not available 2 days before the move, had to move to other apartment. Second, everything in this apartment is fragile, doors, blinds, floor, door handle, you will have a problem with everything. The pool in the summer is always green and we have about 3 pools, we are always without water, every week it's a different problem or the same problem, fourth - is that you will never be able to call the leasing office. Everything in this place is ugly and poor. the paint on the walls is insanely poorly done. Run far away. Sometimes the cheap can be is extremely expensive. The headache they give you is not worth it
1. Management is Bad , they don't listen to you at all and they don't pick up calls. 2. Almost every week or may be twice they have water issue and sometime it even do not come till mid night . 3. They don't fix issues quickly . And many more , So don't even consider this place .
There are a lot to complain but one thing that makes me want to move out of this community immediately is the constant issue with water shut off. If you aren't working from home regularly, this won't be a huge deal. However, if you work at home 5 days a week like we do, this is a disaster. They can shut off water from 8:30 am to 6 pm for 2 days straight. There’s time that water is being turned off for one hour until they notified their residents. Depending on what kind of maintenance work, it can take from 3 days to a month to get things fixed. Recycle trash dumpster is not for recycle. Trash company throws landfill bags in there very often and it's never been addressed. You get plenty hot water during the summer and a lot of cold water in the winter months so be prepare for that. To sum up, I don't recommend this place to anyone.

Hyde Park at Valley Ranch is the worst apartment I’ve ever lived in. Water issues are pervasive. Water is frequently shut off for major repairs. In one year we have had several leaks affect our apartment unit. Water out of the faucet sputters with air bubbles. Management companies don’t stick around long, so there is no accountability. Of course, each new management company has made promises, but when it comes to resolving major maintenance issues, they just play damage control. If you walk around the complex, especially on the East side, you will see water flowing from buildings and partially flooding parts of the parking lot. It is a community water property, so you will pay for these problems each month. Office staff is friendly but they can’t address the major maintenance issues that exist. A smile does little if your water is turned off for several hours. How long will the current management company last before they give up on this apartment complex? Stay away; You’ve been warned.

In order to permanently fix these leaks the water must be turned off for hours at a time, we do our best to give residents a 24-hour advance notice. The maintenance department is astoundingly ineffective and blatantly negligent. I recently had to reschedule an entire family get together for Memorial Day 2019 because the pool was not clean enough to let dogs swim in it at best. The grounds are not kept up with any sense of care. The new Corporation which bought the property and changed the name from Broadstone to Hyde Park has only made things more expensive while we lose amenities that were previously provided almost monthly and at least quarterly. The $5 trash valet service was hiked up to $25 and is nowhere near worth it. This cost for service is mandatory which should make it part of rent and not labeled a service. It is a $15,000 a month piggy bank for their corporation and does not do us residents much good whatsoever with subpar and inconsistent service. Potholes are not tended to. The BBQ area upgraded by previous owners uses propane which the new Corporation says we must buy and provide ourselves although we do not have the means to legally store compressed gases safely in our homes. You will need to prepare for the massive cockroaches that will climb up through your plumbing and invade your home. You will need to prepare for weekly water outages. You will need to be prepared to wait for weeks when having maintenance requests submitted while you are likely to have your work orders closed out while the work was never done. And now that people are more aware that this is an epidemic than situational you are greeted with extreme hostility and unprofessionalism when addressing anything problem related with management staff. I would never recommend anyone I care about put themselves through this. Choose wisely

I have lived in these apartments for 7 years so I have personal knowledge of this place. I woke up AGAIN with no hot water. Monday morning, 50 degrees outside and no hot water. Our water gets turned off weekly if not more. I called today and asked why we always have horrible water problems. Per Stephanie in the office it is because of soil and foundation problems. The other people in my building have the same issues. You have to boil your water if you want your dishes cleaned. They "fixed" my foundation problems a little over a year ago and I still have cracks all in my apartment that have never been fixed. Since the foundation fix my electric bill has gone up about $30.00 per month. My patio has huge cracks and the frame of my sliding glass door is bent because of the patio cracks and foundation. Everything leans. My stove is so uneven, everything leans forward so when you cook all the oil goes to one side of the pan. Before they fixed the foundation I always had rain coming in my apartment. So now my baseboards just crumble. It's just a mess. There have been so many owners since I have lived here and none of them can fix the problem. If someone wanting to move here asked me if they should move here, I would say no. The prices here are the same as with apartments that have gates and better overall look without these issues. No security and strange people always walking around on property since there are no gates. My car has been spray painted. The only reason I am still here is because my companies headquarters will be moving soon and am not sure where I need to move. As someone that has been here 7 yrs, it is not worth the price or the headache. I need a place that I know I has hot water and this is something that has NOT been consistent. I personally have not had any problems with the staff, actually the opposite. Everyone has always been nice, but the property itself is falling apart.
5 years of awful and now we have new management, again. But new doesn't equal better. After the better part of two years trying to give them a chance to acclimate and do better than their predecessors we now see that the problem is systemic bad leadership. There has been an increase in trash strewn around the property. Very VERY poor pool care. Vandalism. Failing appliances. Structural damage. The worst plumbing situation in modern society. And a general sense of hostility when seeking resolution. This is compounded with new-ish fees that were not in place when we originally signed to create a $100,000 slush fund out of our pockets for corporate America. This company has proven a problem that is a microcosm representing a larger systemic issue that is daunting at best. Hopefully families and young successful adults will find better for themselves. I was hopeful when I was about to move here because all the pictures were awesome, upon closer inspections and living here it’s awful. The property isn’t maintained. The water is shut off at a minimum of 2 time a month every month sometimes without a heads up. They are not strict on their parking so good luck finding a spot. The amenities are not taken care of, the main pool is never cleaned usually has green scum growing on the walls and garbage on the bottom of the pool. The basketball court has no nets on the hoops and the tennis courts have no net as well. The gym is ok not particularly clean but works. I’m highly disappointed in this property.
This complex is the worst decision I have ever made. I unfortunately am trapped in a lease for another 6 months. They put on a beautiful production to lure in new tenants but what you truly need to know is not visible until a few weeks in. The office staff is very rigid anytime you have a valid complaint and will only help you if it is a must for them. Your water service is shut off completely for hours or days at a time on a regular basis but you recieve no compensation for the complete loss of this utility. If you are late on your rent you will be treated like a vagabond no matter the circumstances. The pools are regularly filthy and my friends daughter cut her foot open on a broken bottle in the water requiring stitches. You are forced to pay a $25 garbage fee which should just be called part of the rent but the trash valet company is shotty, unreliable, neglectful of trash they just do not want to take. There is glass and massive potholes in the parking lot. The bbq area NEVER has fuel as promised. Maintenance rarely responds to work requests and does the minimum they have and leave a mess behind. They claim to have social events but only ever have enought supplies for around 2% of the people who show up. In short you can expect a very nice introduction if you are being toured for a new unit but once you are locked into a lease you are unappreciated and ignored. STAY AWAY for your own peace of life.
I've lived in these apartments for three years. This place has gone through three different management companies, each one worse than before. They make up random charges and state that something wasn't calculate correctly. They use a third party vendor for billing and now that I'm leaving I get, well, they left something out. I called to confirm the final payment but now it's incorrect. They shut off the water for random repairs every week. And they are about to raise the carport fee to $50/month but they can't keep the birds from camping in the carports. The foundation is horrible and I can't wait to leave. Keep searching! The rent is too high for the area and accommodations. I only gave it two stars because it's close to everything.
Was very happy when I first moved here. Now I cannot wait until my lease is up. No consistent hot water. Sloppy upgrades. It's always something. Paid extra for an upgraded apartment only to have more issues than my last place where I paid half the price. Area is quiet but most definitely overpriced.
I would not recommend this place to anyone. We have lived here 5 months and have had to deal with every plumbing issue you can think of. -The dishwasher wasn’t connected. -Our bathtub was leaking under the tub and flooded the master closet. -The hot water faucet for the washing machine leaked everywhere. -The kitchen sink completely flooded the kitchen and into the dining area. Ruining 3 different rugs. -Frequent water shut-offs to the entire building. Currently 2 of the 3 pools are locked with no date on when they will be reopened. The office staff is consistently changing. Just save yourself the trouble and don’t live here.
Every experience I’ve had with this company/complex has been NOTHING less than satisfying! From phone calls to a visit to the property, FANTASTIC! As rep in the customer service field, the workers are so genuinely sweet to their residents and guests. Special kudos go to the new leasing agent in the front. I believe his name is Calvin? New management after July 2017 is horrible , they even do not care about current residents , They just want rent on time . Apartments are very old and they are charging very big amount for them .
The apartments are nice. The bathroom and kitchen could use a touch up/ remodel though. The facility is currently under new management. There were a few mistakes on their end that created a stressful situation for my husband and I, unfortunately all we got was an apology and nothing more. Usually if you make a mistake anywhere, you try to make it right. But they stated that they couldn't do anything. Again, apartments are nice and maintaince is always fast. Just a little disappointed in other areas.
I have lived in my complex for 2 years since it was Broadstone. In that time I came to witness the absolute WORST practices from a property management firm I had ever even heard of. Tenants watched the condition of our community go downhill rapidly. Many of us have compared experiences with utter shock at the mass neglect being practiced by the Broadstone owners and were not surprised when they jumped ship by selling the property with none of us the wiser until one day the signs had different names. With all of these disheartening factors imposed upon us I cannot express passionately enough how refreshing it is to be dealing with the professionalism of the new Hyde Park management and maintenance team. Once I explained the details of the maintenance neglect by BVR and the condition of my unit, the Manager (Dayna) called me personally. She called a face to face meeting with me, her, and a senior Maintenance Tech. They methodically went through my list of issues, prioritized each item, then decided on a strategy and realistic timeline in resolving issues I had been ignored on for over a year by BVR. What I believe, as an educated consumer, is most significant in meeting these folks is that there is a sincere care for their new property and a visible empathy for those of us who were wronged by the previous owners. I was treated with dignity and respect. Dayna did not promise the moon and the stars trying to placate me. She instead promised me that they would do the things that were actually possible as time permitted. Unlike Broadstone, she actually followed through. Faster than I would have thought. Honestly, they did even more than I was asking which said a lot to me. As a professional I balance my views and choose my words specifically. I now understand that these guys inherited a neglected complex full of angry tenants. VERY angry tenants. However in having a little patience and professional behavior they showed it back with prompt, proactive, courteous reactions. It is sad to think we had been so neglected that simply being listened to felt so good. But personally, the sense of mutual understanding I felt when looking in her eyes as she spoke was night and day from the BVR staff. It feels pretty great to know you are not angry and alone in the place you call home. Thanks to you all for everything you are doing.
I have lived here for 3 years now and I have enjoyed it. The service has always been average, but under their new management it is now GREAT! They helped me resolve all issues I have previously had. They were so kind and were more than willing to help. I will definitely be renewing my lease!
I have lived at the Broadstone Apartments at Valley Ranch, under the care of the wonderful Rejoice, for 4 years now. I can say all the wonderful things there are to say about this complex but action speaks louder than words... I have renewed THREE TIMES. Great location, great facilities, immediate response to any concerns, competitive rates... and very important my wife feels safe here. THANKS GUYS FOR ALL YOUR HOSPITALITY.
I will be moving into my new apartment at Broadstone Valley Ranch in the next few weeks, so I can only comment on my pre-lease experience, however I am very pleased with my treatment by the office staff (especially Rejoice) so far and the ease of the application/approval/signing process. I am looking forward to being a resident here!
Apartment hunting is an exhausted experience and Rejoice made it very easy for my husband and me to lease an apartment while we both had conflicting work schedules. Now we are renewing our lease too!!!
I will have to say that this was a great experience. Looking for an apartment can be painful but Rejoice saved me yesterday. When the original apartment that I was wanting had been rented out before I could finish my application, I called and Rejoice did her magic and found me the perfect apartment. She was helpful, funny, and just nice to be around. She also helped with getting the application and all the paperwork sorted out even when the system was down. I am looking forward to moving in!
I been living at this apartment complex for 5 years. I really recommend this place. Recently I was looking around the area, to move to a bigger apartment. I was able to find a good deal at this apartment complex again, and stay. Rejoice, was one of the ladies at he leasing office that helped me with the process, she was really nice and helped me find a bigger apartment within my budget. Honestly in all my years living here my experience is been awesome, the maintenance crew is great and really helpful and everyone at the leasing office is always ready to help!
I been here for a long time. And they renew the gym,the pool,office, and it looks great. About the office they're so friendly. I recommend Rejoice she's one of the members staff really helpful and nice. Definitely I recommend this apartments!!!
These apartments are terrible. I can not think of one good thing to say about them. Everyone below me is right. Building quality is trash. Prices keep going up. Management is a bunch of thieving bandits. Leasing agents are just terrible at their jobs. Its like they have zero problem solving skills. If you want to over pay and deal with all the other nonsense others have mentioned then good luck.
I have lived here for several years and love these apartments. There have been a lot of changes over the years, especially recently. The staff is very friendly and the location is great too!
If you don’t care what condition your apartment is in, want running water sometimes (and astronomically high water bills because of all the leaks), and an office staff who could give two craps about you, please by all means live here. As long as you don’t have to deal with any people in the office you might even like this place, just make sure they are charging the correct amount of rent (They wanted me to pay $600 in "back rent" because they were approving a rent concession each month, we paid what was posted online) , that you document EVERYTHING, and you better take lots of pictures to have on hand if you want your deposit or to not get charged upon move out because the inventory and conditions form is a joke. They send it off to Arizona and have a 3rd party company come in and charge you regardless is you documented it or not. Read the reviews, they are all accurate. This place keeps changing names to hide from the truthful reviews.
HORRIBLE PLACE! DO NOT MOVE HERE! AVOID AT ALL COSTS! Lots of reasons but the worst is the rent dispute I'm having with them. When they switched management companies two month's rent went to the old company. Still not resolved after months of back and forth emails. They just stopped responding to me. Now they want another two months of rent because they say I didn't provide them adequate move-out notice. They sealed their night drop box so you can't pay them that way. We tried to pay them by check one month and they rejected it. Late fees pile up. I was at our previous complex for four years and *never* had any of these problems. Terrible, terrible experience. Very emotionally exhausting. Considering seeking a lawyer.
This place is NASTY!! I moved in back in May of 2015 and my apartment was filled with roaches and still is!! Forget about having anything fixed or done, you have to stay on top of them to come out and fix your stuff. They add a monthly pest control fee but I cannot walk into my kitchen without there being roaches everywhere. They made nest in my internet and phone and I had to pay AT&T for all new stuff. They are POORLY managed! The sprinklers are broken and you pay for the water for the whole apartment complex. Last monthly my water bill was $60 and I was only home 5 days that month and didn't even use my water. The hot water NEVER works! Dont count on taking a hot shower or hot water for your dishes. They charge you for trash and gas as well and do not tell you until the bill comes. My rent was $760 a month when I signed my lease and it changes every month so I never know how much my rent is but it has always been more than $860 a month. If you are a student, they do not honor the student discounts they promise you at the beginning and go back on their word. DO NOT rent form them! This place is horrible!
Great place , Very Affordable prices !!! Staff members are friendly. Awesome pet policy, very secured place not gated but good. Nice pool & fitness amenities. Great location close by to all major shopping outlets and freeways.

The resort at Valley Ranch has a very Friendly and helpful staff. They have three huge pools so you never have to fight a crowd. They also have monthly lunches giving you a chance to meet your neighbors. Maintenance is always quick, clean, and accurate. The apartments are large and the best price in the neighborhood. I must admit though my favorite thing about The Springs is the freshly baked cookies in the office.
I'm paying around 750 for rent and its the perfect price for what i got. Everything works, maintenance is free (light bulbs too), and there are very few ratchet activities (no drugs or shady people). But by far my main appreciation is the walls are VERY sound proof. I've had a few parties at my place and unless the door is open, you cant tell anything special is going on. Also i can jam out on guitar without worrying about the neighbors which is nice. the only con is i have one squeaky floor board and the air conditioning in my bathroom is kinda loud and rattly. I have to close my bathroom door at night but its really no big deal.
The apartment complex on the outside looks nice, and they offer any amenities you'd need. The staff is friendly, helpful, and sometimes... interesting. All is good, except the interior of the apartment. It seems very old, and like it was built with a severe budget. The flooring is cheap and gets torn up extremely easily, and I believe they realize this as they're seemingly putting carpet in all apartments where people move out of, which is good. The paint on the walls chips easily, and is a rough texture. The appliances are a good point of the apartment, they're all relatively new, and have worked well, except the disposal, which was replaced the day the call was put in saying it was not working. Somethings up with the electrical in the apartment, though, half a dozen electrical outlets don't work, and it's been reported to apartment complex, and nothing has been done about it. Also, the winter of 2013, during the winter there was water that leaked into the apartment, and stained the ceiling in two different places, and nothing was done about that either. So in recap, great neighborhood, pretty good staff, nice looking complex, but the apartment was seemingly built cheaply, and the experiences over the past two years reflect that.
All in all, it's not a terrible place to live. The rates are about average for the area, the staff is usually pretty quick to respond to any issues. Be that as it may, there are a couple of things I'm not too fond of. While the rates are pretty average for the area, the cost of rent isn't justified in my opinion. The apartments are a bit old and outdated for the price you pay. And they are really strict on what you can and can't have on your patio. We left our mop out on the patio overnight to dry after cleaning and the next morning we had a notice on our door saying we were in violation of our agreement, yet several other apartments have far more things on their patio than just a mop. But, other than those couple of complaints, The Resort at Valley Ranch is an okay place to live.
