First developed in 1891 as a streetcar suburb, Hyde Park has become one of the most densely-populated areas in the city. With many historic buildings in its two historic districts, the neighborhood enjoys a charming beauty, with sites like the Queen Anne style Col. Monroe M. Shipe House and the Elisabet Ney Museum.
Hyde Park sits directly north of the University of Texas at Austin, with I-35 running along the eastern border. Property Ratings at Hyde Park Square
We moved in August 2020 into a newly renovated unit. On our move in day we were told our unit was not ready and wouldn't be for days. We had scheduled a moving truck and had to be out of our current apartment that day. So they had us move all of our stuff into an empty unit to store for a few days. They got us a hotel room to stay in until our unit was ready. The day it was ready we had to move all of our stuff to our unit. Three office workers helped us move our things. As we were moving stuff in, they were literally still finishing the unit. They were putting the backsplash tile up in the kitchen and there were other things still not finished. After that mess we had an open mind because the renovations really were nice. But IT ISN'T WORTH IT! You don't have control over your AC/Heater. The property management company is in control of the heater or AC being on. They told us they won't turn the AC on until it is consistently 80 degrees outside which makes it soooo hot in our apartment, it is unbearable. They mess up the billing system often. We have gotten late fees of hundreds of dollars and they only take it off because we say something. One time I paid my water/utility bill and they straight up said I didn't pay it even though I have the receipt and the proof that I paid from my bank. They lied about utilities and fees before we signed the lease. I was told that we only paid rent, parking, electricity. That is a flat lie, I pay over $100 per month on water/sewage/trash/pest. The office staff never answers the phone and takes forever to respond to emails. Lastly, the mailbox has been broken almost the whole time I've lived here. I have no idea where my mail has been sent all these months. My packages have been stolen. My shoes have been stolen! (I left them out to dry right outside my front door). This places is a disaster... don't live here.
Living in this complex has been a nightmare from the very beginning. Landlords were unclear on how much we would be charged for utilities so they made up their own price instead of metering our electricity and water. We moved in and 1 month later our unit was with out electricity during the middle of the summer. We tried to contact maintenance but nobody responded and we were left without electricity for 24 hours. Finally maintenance responded and informed us that we should go downstairs to an unlocked closet and switch the main breaker for our own unit on and off. The loss of electricity continued for days and we continued to switch the breaker on and off until finally it gave out and all of our wires had to be replaced and we were displaced from our unit for days. (This was not specific to our unit as I see the same electricity company rewiring units every few weeks. I even have a running joke with the Forman and he says “it happened again” every time we see each other. The landlord does not replace your wires until AFTER you lose electricity). This place is “renovated” but if you like to have control over the temperature in your unit then don't live here. You have no control over your thermostat. The entire complex either has A/C or Heat but you can’t choose between the two. The landlords stated they will not switch to A/C until it is consistently 80 degrees outside. Our unit is miserably hot anytime it is over 70 degrees outside. There is constant construction so water is being shut off consistently, and some times without notice. Oh and finally if you want to have mail delivered to you think again. Our mail boxes are completely pulled open and broken. When we contacted the manager to have this replaced as mail was being stolen she responded that she doesn’t “have time” and that crime is not determined by zip code. AVOID at all cost. While the unit looks nice, the complex itself is a nightmare and I wish someone left a review like this for me to read before I moved in.
A new property group took over in January 2020 and has made this place a living hell. Landlords never answer the phone or emails so it's impossible to get in touch with them about issues. Unrelenting construction that is unprofessional, blasts music all day, and leaves trash everywhere and has been dragging out their work for over 6 months now with no end in sight. They also shut the water off randomly and don't tell the residents. Also tons of bug issues but mainly fully grown cockroaches. Oh, also, our ceiling caved in. So, there's that.
