Property Ratings at ICO District
I moved into these apartments about 4 months ago and I have just share how happy I am. The team here is by far the best I’ve dealt with. From the management to the service team, 5 star service always. Luckily I’ve only had a few minor issues and each time I’ve emailed the Mgmt office and / or created a work order, it’s been handled same day and if not, the response is at least same day. Also, the crew that gets up so early it’s dark to plow and shovel snow, beyond grateful to them! They are amazing! Hope to be here for a long time! Thanks ICO team!

Hello! Thank you for this amazing review! We are so flattered and appreciate that you took the time to share your experience at our community so far. We work hard to give our guests a home they can brag about and it's so nice to be acknowledged like this. Let us know how we can get this to a 5-star review! Sincerely, Your ICO District Team
The office staff at ICO District are always super kind and accommodating. Any maintenance requests are quickly and efficiently take care of. The apartment is well appointed and the complex has a great homey vibe - from the regular community get togethers to the great pet amenities. Love that it's close to lots of food and shopping.
Office manager and staff are very friendly and helpful! Maintenance crew takes care of anything that needs to be fixed and they are quick and efficient! We love living here! The place is beautiful and well taken care of. The grounds/pool and hot tub area also is well kept up and beautiful! The clubhouse/office area is beautiful and inviting. And fun activities that the staff plan and carry out; to bring residents together is a bonus!!!
I lived at the ICO District Apartment Community for 4.5 years and it was the best rental experience I’ve ever had. There is so much to say. My favorite parts about living there were the location, where the District shops, restaurants, and movie theater are within walking distance, as well as the beautiful property and views, where the townhomes feel new, are well designed, and the grounds are extremely well kept. You can sit out on the hill on the north end of the property on the 4th of July and see fireworks going off all across the city. The dog spa made it so much easier to give my large dog baths. The pool area, with grills, made it so that I never had to miss out on outdoor dining or summer fun. They do fun resident events throughout the year. My personal favorite was when the maintenance team went around on their golf cart playing music and handing out ice cream as if they were an ice cream truck. And, finally, and maybe most importantly, the professionalism and speed in which all of my inquiries were addressed, whether a lease question to the office staff, or a maintenance staff responding to a maintenance request, was on point, convenient, and gave me huge peace of mind. The properties are extremely well maintained, so in 4.5 years I believe I only had a total of 3 maintenance requests, and each were responded to the same day. The maintenance guys, Izaiah, Colton, and George, are friendly and doing an amazing job. Similarly, the office staff are amazing at what they do. They ‘know their stuff’, follow up, follow through, and develop great relationships with their residents. I’ve worked with the manager Alisa, as well as Mairon and Maida, and appreciate that they always made me feel like I was working with a friend, a very professional, capable friend. I would not hesitate to live in any property managed by this team of people. If you are considering this property for your next home, do it! You will be happy there.
I have lived here over 4 years. Facilities and maintenance keep grounds clean and neat. Office personnel are pleasant and courteous. All my requests for maintenance have been handled within 24 hours. Apartment was clean and in good repair when I moved in and I just renewed my lease.
My fiancé and I have been apartment shopping this passed summer. On the way home one day we passed by ICO and wondered what the layout and community was like. Well around September we made an appointment to come and take a look for ourselves and it didn't disappoint. Upon arriving we met Maida who gave us a tour through majority of the different layouts and what were the subtle differences, to make sure we had everything we needed. Maida was very patient and helpful in answering all our questions, she really took care of us. After we left, we already knew our pick and our new home.
I moved in here over the weekend (June 2020) and I am so happy that I did. I picked an apartment sight unseen because I was moving in from out of state in a hurry. The leasing managers helped me know exactly what I was getting, there were no surprises when I got here and the apartment was so clean. There were no issues with paperwork and getting started with the lease. The Vivint smart home stuff is included in a media package and it is so great!! I feel very safe here with those amenities. Very modern apartment in general and the kitchen is gorgeous, I've already received compliments on it. I don't have pets but this seems to be a very pet friendly community. I signed a 15 month lease and I can see myself being very happy here in that time and maybe longer. :)
This complex is by far, better than any I've ever lived in. The staff is so friendly, property is immaculate and I truly believe they care about their residents. Thank you!

We LOVE your review! Thank you so much for taking time to say such nice things about us! We truly appreciate it - ICO District Team and Management
Terrible communication with leasing office. Will not recommend. Ended up paying for a s smart buyer program, only to find out after moving out that I was not eligible. Apartment was dirty when I moved in. Was charged bogus cleaning fee after moving out leaving a cleaner apartment than what I got. I don't usually leave bad reviews but this place really ticked me off. Look elsewhere for high priced rent.
The ladies in the office were very helpful and friendly and were able to answer all of my questions and help me find a place that is right for me.
We have been, since the moment we first contacted them, lied to, cheated and generally neglected in any exchange. Building a new house, we were advised by our sales agent that the residences were under their ownership and could offer month to month housing . we contacted the Residences, explained what we'd been told and they agreed to hold a place till 15th of October, 2014 As the sale of our old home approached, we contacted the Residences about moving in on the 15th of October. we were told they had promised no such thing, and they wanted at least a six month lease A few calls to our sales agent later, we'd gotten a lease of three months the management of the Residences informed us that, with an additional application fee we paid at the time we signed our lease, we'd be enrolled in a program with them and our builder where a portion of our rent would be refunded at the end should we always pay on time as part of our application process. With each freeze and snowfall, the grounds went unmaintained. While sidewalks were shoveled and salted with some regularity, the parking areas were full of slush and black ice. the stairways on each building were exposed to the elements. Snow would drift at each landing, and these became patches of ice as well. These were never cleared, and inquiries regarding them were ignored January came to a close and our home was finished, and my wife inquired with the main office about our credit from our rent towards our home, as we'd always paid on time. We were informed they'd not enrolled us in the buyer program, and thus we'd be getting nothing. My wife went down to the office, and the office staff agreed that we had, in fact been enrolled in the rebate program, but they had no record of us paying the fee and would need to pay now then to contact our realtor for our reimbursement. He did some digging and found that the program was, in fact, entirely managed by the apartment complex - something they should have just cut us a check for when we moved out -and nothing our home builder or realtor provided. Three times over the next year we drove down and asked for our money. Each time we found a whole new staff promising us a response shortly and then no further communication..I can't see as small-claims court would be worth the time and expense, but I can settle for showing every person I can what a nightmare this place is.
Everything from the pool to the apartment itself is fantastic. The amenities like washer and dryer and fire pit is amazing. I feel the rent is a bit much but with everything you get and amazing activities and neighbors make up for the rent cost.
I've been here almost 2 years now and I love it! The amenities are amazing, my apartment is perfect, and the staff takes care of everything!
