Property Ratings at ICO Fairbourne Station
As I imagine the problem with many corporate landlords are, the management here will find any way to extract more money from you. Mandatory media packages, parking, and valet trash at signing all seem reasonable at first but with retrospect it’s a precursor to other incredible ways you’ll be nickel and dimed. The package receptacle is in one location on the complete opposite end of the mail room - annoying for delivery workers and you. You’ll receive near weekly “reminders” or “alerts” that trash should only be put outside your door at specific times and in the designated bin…okay, good. But many times the “valet” trash company doesn’t even come to pick up the trash. You’re charged monthly fees for the “common area”, but management fails to keep to keep anywhere but the model areas cleaned - stairwells constantly smell of dog urine and trash is everywhere. Also, there have been times homeless people have been sleeping in the stairwells. I could go on but I’ll end on this: the contract you sign goes on about how your deposit will be fully refunded if you do the standard cleaning and maintenance before moving out…tucked away in the fine print is that there is a mandatory cleaning fee of approximately $300 - which is more than my deposit was. This place is billed is “luxury” but couldn’t be further from the truth. If you decide to live here, you’re going to be questioning why you ever did years down the road.
Do not rent here. Every time you have to resign your lease they increase your rent by $300. It’s a nightmare. No more 18-month lease terms. Only 6-12 months so these greedy people can keep increasing your rent. If you want to get tons of grey hair from stress then give this place a try. Lots of hidden fees. $159 cable. Even if you DO NOT WANT IT and don’t ever watch it. You still have to pay. Tons of my neighbors and I are going to leave bad reviews everywhere. It is so unfair to people. Also their 8 am yard work under your windows with some super loud leaf blowers is out of control. No one really cares about us the residents. They have to respect everyone’s working schedule. Not waking people up so early and being loud for couple hours. I hate writing bad reviews but enough is enough.
This place looks nice on the tour but make sure you ask who your neighbors will be. Once you sign the lease there is zero customer service. If you go to the office with concerns they will give you blank looks or say they can't help. In the past year we have had a day long power outage, 2 full days without internet, and there are several dogs that bark 24-7 that the office refuses to do anything about. Do you like listening to dogs bark at all hours of the day and night even when they live 10 apartments away? Didn't think so. Don't rent here.
The definition of comfort!!! Apartments are conveniently located close to I-215. Valley Fair Mall is a block away. Gym, computer room and the whole apartment complex is very well maintained by their amazing staff, Judith, Keaton and Sione. The pool and hot tub is just the cherry on top! Management team is top of the line! DeAndre, Paola, Naomi are the best! Stop by and take a tour now!!!!!

We came here hoping to get a place ASAP, and they made it happen within 2 days! All the girls in the front helped us tremendously and we love being tenants here so far! Submitted work order and the maintenance guy stopped by later that day to check everything out. Feels like home, and I believe we will renew our lease. Being new to the area, they helped us out on the best places to eat and shop.
I love the apartment community, such a great location to make life so much easier. As well as the way it looks, so beautiful truly makes you happy to come home. Thanks ICO Fairbourne Station for being such a great place to call home.

If you're looking for a great place to live, this is an excellent choice. Pay little attention to the negative comments as any issue is addressed as soon as it is brought to management's attention. If there's dog waste left anywhere its because the dogs owner has been slack and not done what they should do. If you're someone looking for a place to party, look elsewhere, I don't want you here and will report you if you keep me awake at night. However, the apartments are very well built and I rarely hear my neighbors. Quality place looking for quality people. Couldn't ask for a more convenient location.
That management team, truly works to make this your home. All of my emails and questions have been attended to in a very prompt manner. The apartments are lovely, and the cost is fair! They are modern, urban, and square footage, generous for the cost. Amenities on the property, and nearby are great. Worth a look!

As most apartment-seekers know, online reviews can be reactionary and misleading. We all have different boxes to check off our “needs” list; what one person enjoys or dislikes is different from the next. That said, this is my impression of The Residences at Fairbourne Station, from a newbie to Utah without preconceived notions of West Valley City. My need boxes are: 1 Convenient location/easy commute to the city 2 Quiet 3 Proximity to green space 4 Newer appliances; laundry 5 Not outrageously priced 6 Good light, doesn’t feel like a box 7 Clean The Residences meet all of those needs. My one-bedroom apartment is not large, but it’s nice. Modern, new appliances, tile backsplash in the kitchen, track lighting, ceiling fans, bedroom carpeting, in-apartment laundry, private deck, etc. It's nicer than a lot of hotels. Yes, you pay for a media package. Granted I’m from Connecticut where everything costs twice as much, but $109 for cable and internet seems perfectly reasonable. And yes, you pay $50 for parking, but that’s pretty standard, and it’s secured. I haven’t used the amenities like the pool or gym, but they look nice. The pool is often filled with kids, but it’s a community pool. There are no “hidden fees” as has been suggested. Pay attention when you sign your lease! They explain everything. The office staff are very nice (they've answered like 30 questions for me). They care about residents, are mindful of noise complaints and follow-up. The maintenance staff is quick. The Residences are at the end of the green TRAX line, walking distance to the mall, restaurants, movie theaters. There’s a park right across the street, and a library. They have a Food Truck Thursday, which is awesome, and bands will sometimes setup and play. That gives the area a really positive, community feel. Outside of doors slamming shut, I don’t hear my neighbors. They’re either really quiet or the wall insulation is good – I don’t care which. Unless you have unusually rude neighbors, the only thing worth mentioning is plane noise. The property is on the take-off/landing path for Salt Lake International Airport. You can’t completely eliminate it, you have to get used to it. Basically, it’s West Valley. If that bothers you, don’t move here. Personally, I enjoy the diversity, and look forward to coming home.
Fairbourne Station is an overall great place to live. Perfect location--close to everything! Right by Trax--this really comes in handy when traveling and I don't want to leave my car at the airport. Friendly staff. Maintenance is awesome! Their response time is unmatched. Great amenities, although many of us don't get the chance to take advantage. It would be great if the clubhouse was open longer hours. I don't mind renting it out for personal gatherings; however, residents should be able to relax in the clubhouse beyond 5:30 pm. After all, we are paying for it. The common area utilities constantly increase, and most of us never use those spaces. That's one major thing I don't understand or agree with. I'm hoping that management can take another look at this and provide an alternative. The gym, business center, & movie room remain open until 10 pm or so. That's nice. Common areas are always kept clean. The side entrance is hit or miss. It has gotten better though. The building is secured pretty well. Media package (TV, phone, internet) and garage parking space are mandatory. Not so cool since I don't use a landline and I hate DirecTV, but it's all good. Most believe Fairbourne is a bit pricey, and it is. But I think it's worth it. Food Truck Thursday's is definitely a bonus! Overall, I'd recommend this place as a great choice of residence.
Personally I think it works as a place to live. It's in a good location near the TRAX station which is nice. You can get right into downtown SLC very easily. However, I agree with some of the other residents in saying that the shared spaces can be dirty sometimes. It often smells like smoke in the hallways and there is pet waste in the stairwells frequently. I do also feel that it is overpriced for what it has to offer. But the people who work at the complex are great! Such a nice staff and most of them are willing to help if something needs to be fixed. Jessica has always been extremely nice and provided us with great customer service. All in all good place to live, not spectacular.
