Property Ratings at Icon Apartments
When I first moved in over a year ago, the manager, Chris and the staff was awesome. There was just a vibe within the community that felt comfortable. Living in a high-rise with a management team downstairs can make some people feel like it would be overly intrusive and there would be no sense of privacy, but that was never the case. The maintenance supervisor, Joe was cool. Very knowledgeable of the property, friendly, and the kind of guy you’d wanna hang out with. I wanted to leave before but now I definitely am leaving. He was the last good thing to hang onto.. Recently they have hired a new manager . I appreciate her efforts to try to keep the lobby clean and have social events for residents, I hate living here now. I hate leaving my apartment or walking out the front door of the building because I resent the cheesy decor and daycare vibes I get. Let’s talk about the mail. The package the situation is crazy. I can’t blame the office for that and they are limited. I’m sure what they can probably do, but I can’t blame the office when they give a rent roll to the postal carrier that is not accurate and mail is returned. I had to re-tag my mailbox at least three times indicating That I did live here in the unit wasn’t vacant. This is after important documents and mail were returned, and I had already put my name in the mailbox. Of course, the manager knew nothing of it, but the postmaster, as well as the postal carrier confirmed that a list was given by the office. Who the hell wants to live somewhere where the manager acts like she is The principal? You’re here to run and maintain an asset for a group of owners not Talk to you and treat us like we’re children. I cannot stand being lied to especially when I’ve already verified The answer to my question before I ask. In the couple of months since the new manager has been here, I’ve had more knocks on my door more maintenance coming into my apartment to check that I’m here then the totality of my time on site. Sure they can make the office look nice and they can lease apartments but if they can’t get along and retain residents, they’re not gonna be here very long..

This place was okay when I moved in. The previous manager was great. He went out of his way to say hello to residents when passing by in the hall ways or walking around the building. Since he left there has been turn over among managers. They often seem bothered when you walk in the office about something. They are slow to respond to emails or calls. I had to put multiple requests in for the same repair before maintenance would come. They started a job, they I had to track them down for a week to finish it because they needed parts, but said it would be done the next day. I pay extra for a reserved covered parking spot. People park in it all the time and management did not do anyting until I emailed daily and finally got ahold of someone in the office three or fours day later. They advertise in apartment laundry but its a european style combo that doesn't really dry, it gets your clothes damp at best. I previous had neighbors who got into a fight in the hallway at 4 am then pretended not to be home while the police beat on the door for 20 plus minutes until they finally ansered. I've had neighbors blast loud music with subwoofers on week nights. Recently the fire alarm has gone off throughout the whole building at 2 and 5 am when you're trying to sleep. This place feels like a bad college dorm experience. There isn't enough parking in general. They say pest control will come for mandatory visits and give notice, then no one comes, which makes me question whether they have pest control at all. In a building this big, pests are bound to be somewhere if not mitigated. The pool is only opened seasonally. This year it closed for a week or two because someone broke glass in it and they had to drain and refill it. The pool area is all brick, so weeds grow up between the bricks. There is an amazon-locker-esque package system that has never worked since I've moved in. Even after the office claimed it was fixed, I never got a single package delivered via it. Package theft is a real concern here, I've had to report stolen packages to the police. The office didn't do anything about it or fix the locker system. I had to open for a PO box to get packages. It's a shame becuase this place is a diamond in the rough. The manager when I moved in had this place moving in the right direction. It's a real shame to see it go back down.

Couldn’t even tour the apartment, the door wasn’t working, called the property 5 different times and no answer. I’m sorry but i won’t give my money to someone who can’t give me the time!! Avoid!!!

Please avoid this property at all costs. If you like roaches and bugs everywhere, dog poop on the floor, fees added to your account, broken fixtures and an ignorant management office this is the place for you. It used to be a great place to live, but this new management has completely ruined the property. “Secured access parking” is a joke - anyone and everyone can park here and even get in the building. Everything is broken 90% of the time. Move literally anywhere else.

Roaches everywhere, smells like either marijuana, urine, cigars, or wet dog 24/7. There is dog poop everywhere on the property. The elevators break at least once a month. My toilet was busted for a month when they failed to properly fix it the first time. When I moved in, black mold was growing out of both of the AC units, but was told I could personally clean it up easy. This should've been dealt with during the "clean" before I even moved in. The power goes out often. We have routine apartment checks where they come and glance around with seemingly no purpose. Tenants smoke, party, and play loud music for days on end with no repercussions or respect for the rest of the building. The "gated" parking lot has been broken and left open to the public for a couple months. The appliances are terrible. My dishwasher and sink exploded and leaked black gunky water all over my kitchen, leaving it sticky and smelling like something died for days. The dishwasher itself never gets anything clean and leaves residue and gunk on each dish. The combo washer and dryer machine doesn't clean or dry clothes. They smell - and even after three hours of drying on high - the clothes are sopping wet and stink. They luckily provide larger washers and dryers on every floor - that you then have to pay a laundry card for. Seems like they knew these appliances wouldn't work. Their "Resident Appreciation Program" includes 10 year+ residents a "gift" of fresh wall paint (same color) or new carpeting (with a charge of $35 extra a month, what a deal). New residents can receive a USB outlet port or a curved shower rod! Great. Could I just have had a clean place and working appliances? What needs to be included in apartment living is treated as a luxury there. Carpets should be clean, everything should be working properly, and the reliability of power and safety on the property is nowhere it should be. While the leasing staff can be charming, life there is not. Wouldn't recommend living at Icon. Save yourself a headache.

I had a terrible experience there. The first day I moved in there were roaches all over the place. I reported it multiple times and it took them three weeks to send someone by. The problem was never sold and it’s an ongoing issue. The neighborhood the apartments are located in is dangerous. The hallways either smell like urine or marijuana. Would not recommend living there.

Tenants are Rude! My apartment smells like fumes, and I don’t smoke. My eyes burn, my heart rate increases for no reason, my lungs hurt. My sleep is interrupted and I cannot breathe- the fumes smell like someone is burning plastic constantly but I cannot locate the source of the smell. I now experience headaches, and low energy. I am a good renter waiting until my lease is up.

I was just recently located to the area for a job transfer and Michelle the leasing consultant was so helpful! She made my move from Florida to Louisville easy and stress free. I love the new updates, the gym, and the high rise living!

Building looks nice and has amenities, but good neighbors are moving out and trash is moving in. Thick, nasty weed smell and loud bass music all day and night. Don't move your family here! Management needs to evict the users and engor e the noise rule!

The Imperial House apartments are a great place to live!!! The staff is wonderful, and friendly! The apartments are secure , with gated parking, night security, and key door entry. Close to everything in louisville. It is a great place to live!!.
