Property Ratings at Icon Lakewood
I've lived here for about a year and a half. Initially my experience wasn't too bad. You get what you pay for, but then winter came. If you care about hot water at all, do not move here. I can never get hot water during winter. No matter how long it runs for or where from, sink shower, etc. Was told that because the water heater is outside they can't fix it. so pretty much seems like the water is heated by the outside temp and you're out of luck in January, lol. So me and my wife, daily, sick or not, have to take cold to the bone showers if we want to stay clean, or not take them at all if we wish to avoid the shock of cold water. This has affected me mentally and physically to the point that it is a challenge to get up for the day everyday. This is my biggest gripe, but there's a variety of issues.

We are sorry to hear about the challenges you have faced with the hot water. We understand the significance of this, particularly in the colder seasons. Our water heaters are on a boiler system and need to be reset from time to time, but can only be set to a certain temperature. Please enter a work order or stop by the office so our maintenance team can address it promptly.
This place is AWFUL. The maintenance is non existent. No one responds to maintenance requests even in emergencies. My ceiling has a constant flow of water coming out of the light fixture. No one will even call me back. It’s been days! Who knows if the water is even clean.

We have had water running from our ceiling for four days and the office sends our calls to voicemail! We have buckets and towels all over the hallway and the ceiling looks ready to burst from the weight of the water!!

This property and management team is absolutely horrible. Nothing....I mean absolutely NOTHinnng gets repaired and they do NOT care. After hours numbers don't work and their management team located in TN could care less! Trash is always overflowing and they have made "quick fixes' to outdated apartments. HORRIBLE

Your concerns are important to us, and we will utilize your feedback to enhance our property management and maintenance processes. Thank you for bringing these matters to our attention.
Terrible apartment complex. The apartment I viewed smelled really bad and had a cracked window. There was trash everywhere at the complex and one resident I spoke to told me their air conditioning hadn't been working for months. Do yourself a favor and avoid this slum.
My stay here was short and let me just say they don't care about your health nor are they willing to fix anything that may cause sickness or at least they take forever to get to it. The plumbing was the worst and bless the maintenance workers heart, he was the only worker they had. The pools were filthy and even when they attempted to clean it, there were still dead mice and frogs at the bottom. The fist night after moving in, someone keyed into my apartment and claimed no one told them someone moved into the apartment. Its honestly a ZERO STAR establishment. Hopefully this is very helpful! Thank you for the worst experience in my first apartment.
Trash and glass all over the place. Difficult to walk dogs with all the broken glass. Takes weeks for work orders to be filled. Parking lots are filthy It took over a year to fix water leak even though there was a small stream flowing down the drive making it a hazard during icy winter days. Home was FILTHY during move-in I could go on but only have 50 characters!
DO NOT BELIEVE ANY REVIEW THAT IS MORE THAN 1 STAR. THIS PLACE SUCKS!!! They take forever to fix anything. Something is always breaking. I went a whole week without water. Two weeks without A/C in the summer. I can never reach anyone by phone when there is a problem. DO NOT MOVE HERE. IM AM BEGGING YOU PLEASE DO NOT MOVE HERE. YOU WILL REGRET IT.
I have been here for 1 1/2 years and they are awful. Nothing gets fixed. It's always a temp fix. They are not worth the money!! There are ant problems rat problems electrical problems. Warm water and pay a lot of additional fees. This place is horrible! IF I COULD RATE THIS 0 STARS I WOULD!
The apartments are overpriced and the maintence completes tasks when then feel like it not when it needs to be done. It’s 95 degrees outside and people don’t have air.
I am a current resident. Water is always too high it’s based on what you used 3 months ago which makes no sense at all. Neighbors don’t care about how loud they are and when you say something about it it’s always my bad or I didn’t know we was loud. Walls are not sound proof so you hear everything outside of your apartment. Management does not care at all. DONT MOVE HERE I can wait till my lease is up worst apartments ever.
Your paying added fees that they don’t keep they word on like maintenance. They don’t help or fix anything. They told us water is based on people that live in the unit/ building which is basically we paying for the neighbors too;the whole unit like we actual family. They said they can make the water bill whatever they want it to be. My bathroom shower head dont work been like this for 2 months and they came in with a cheap goodwill shower head. Bills to high to be treated with disrespect. I just wish I didn’t stay over here. Buying out my lease agreement soon
The apartment complex is very bad there’s always an issue going on somebody was killed in one of the complex somebody always fighting you have a neighbor drug dealer the maintenance people don’t gaf if the your stuff is broke and not working .. the rent is too high for a small place to stay my sink was leaking for 4 month with black stuff coming out terrible smell my toilet started leaking where water was everywhere.. tub started turning colors and the stairs that lead into the apartment was falling off .. for all these problems I should have lived in a Cardboard Box at least I know that won’t let me down
I've lived here for about two years and we have had 3 different property managers. With the latest one, Nicole, being very rude and nonchalant when it comes to residents having issues with their apartments. We are also not given proper notice when anything is happening on the grounds that will affect all residents. Work orders do not get done in a timely manner and the air conditioning units go out all the time. There is only one staff member in office that is not rude and she does try to handle various problems for the residents with no help from the manager or assistant manager.
Everyone is rude and you will never get your mail, even contact the post office, they know all about this place and have had multiple complaints.
Maintenance doesn't fix anything. My patio door wont lock, I dont have any light in my master bedroom because the ceiling fan light bulb has to be changed by maintenance. They say we have mice in the attic above us we pay for pest control but they dont come out. Several animals including a bat have come thru my fireplace which also has garbage bags covering it to keep out cold air and no one has come to fix ANYTHING! I DONT EVEN HAVE HOT WATER!!
The office staff are amazing to work with, so friendly and the apartments are beautiful. They are under renovation and I know there will be issues, but once these are completed it is going to be amazing. I can’t wait to live here!
Property Manager at Icon Lakewood, Responded To This Review
Thank you so much for your comments and for your understanding during the renovation process. We can't wait to have our 'extreme apartment makeover' complete very soon. Welcome to the neighborhood and let us know if you need anything!
I don't have water in my apartment yet again water was off last night I checked before I went to work this morning no water came back from work still no water they aren't getting their rent until my water starts working again
Ive lived here for a year and the complex has been bought out by some property people from tennessee. I thought this was going to be a good thing for us tenants that live there now, but come to find out the new property management is raising the rent $200 due to remodeling. The people in the office will not tell the tenants anything about what is going to happen to us and what steps we need to take as far as do we need to move, reapply, etc. You can rent a Condo for the same amount as the rent they are raising up to. I was told the current tenants will receive a 30 day notice to move once the complex they live in is ready for renovations. How is that legal? How is that right? I can't believe that is how they are going to treat us tenants. You would think they would want to keep their tenants and keep them happy, but making them move out or reapply and raise the rent is not the correct way to do it.
My daughter is staying with me tonight because unfixed water leak flooded her unit last three days, and it has raw sewage in it.
I have been living in this apartment complex for 3-4 years now. While, there are times when there is relative peace, it's very short lived, so the mere stress of noise will alleviate much required sleep. Let's Begin. Management This is probably where most of the issues found within this complex are. As in there is never a single manager for more than 3-4 months. While most of them have been absolutely terrible, there have been 2-3 manager who made attempt to rectify the apartment complex. Who are gone fairly quickly. The attitude of the management is definitely in need of improvement, there is a particular individual who has become the "Head Manager" of the complex, who has always conducted herself in a very rude and unprofessional way. For example, Any maintenance request I have made is simply addressed as; We will get that taken care of, but in nearly every instance, the maintenance request has never been documented/relayed. When looking into the everlasting noise situations, her reply is; anytime before [enter time here] is fine until[enter time here], or in short she merely does not care, her expression and indifferent manor of speaking/expression reflects this. So in lieu of the impending and nigh guaranteed noise, after 5 p.m(closing time) it's pretty much hopeless. Courtesy Officers(at this time there are two) are usually unavailable, though in the past, the apartment complex has had none. It's been fairly here-and-there, due to poor management there usually isn't one, same with the Head Management situation. So even if you aren't very noise sensitive, the amount of noise allowed which is pretty much anything from pebble to the window, to concert-loud volume is almost always constant. And it WILL become an issue. Which reminds me, there have been times in the past where the Head Manager is non-existent, in that there is not one. Even after personally clarifying this(I was informed by the courtesy officer at the time) the current "Head Manager" who was not in this position at the moment informed me that this person(none), was merely "Out at the time", therefore the complaints I have had about her[negligence] fell on deaf(non-existent) ears. In short Horrendous management, check. Poor maintenance due to management, check. Lack of sleep due to noise, check. Poor insulation, check. Noisy apartment dwellers at all times of the day, check.(Especially 12:00 a.m- 6:00 a.m) DO NOT RENT FROM HERE 0 out of 5 stars, but 0 isn't an option.
Do not rent here. If you have the option of anywhere else, no matter how bad it seems, it can't be as bad as this place. Cockroaches, loud neighbors, toilet waste that backs up into your kitchen sink, a/c doesn't work, flooding, I can go on and on. But the worst part is the staff. Oh lord, those two women are so mean. And the only girl they ever had that actually got things done is gone. You've been warned.
THE APARTMENTS ARE VERY OLD AND RAGEDY. THE STAFF STOLE SOME ITEMS OUT MY UNIT. I HAD BEEN SAYING SOMEONE HAD BEEN ENTERING WHEN I WAS AT WORK SO THIS TIME THEY TOOK PRESCRIPTIONS, MY SON BRAND NEW SHOES, GRANDBABY NEW TOYS I PURCHASED FOR CHRISTMAS,AND HOUSEHOULD ITEMS(CROCK POT,SEASONINGS, FOOD OUT OF PANTRY AND COFFEE POT. JUST FILED POLICE REPORT AND THEY ARE LOOKING INTO IT.
I've lived here for two years and I've never had a problem with maintenance, staff, or how the property was being maintained. Very close to shopping and restaurants! I call this place home and will continue to do so, i'm really happy here.
This complex is so outdated and in need of many repairs. Instead of buying screens for our windows they throw pool parties. I had to rent a motel room because they could not manage to get my A/C fixed in 3 months time. When I moved in last January, I had heat for a whole week before it went out. Our water must be all on one long hose because if my neighbor flushes the toilet while I'm in the shower - I get scalded! There are no working smoke detectors in my unit. The wooden balcony railings are not something you need to be leaning against - they won't hold a chihuahua in place. Yes, I am bitter and locked into a lease until January. Which I will be looking for a better place to live. Please help me with free rent so i can get outta here!!!
