Waterfront Canal Park and Sixth Park have excellent views of the Grand River while Mary Waters Park is great for young children. After hours, explore the nightlife spots on the southwestern corner of the community or catch an outdoor screening at Movies on Munroe nearby.

From the moment I walked in to Icon on Bond and was greeted by Taylor my whole experience has been amazing! I was downsizing and not sure how I would feel about apartment living, I'm loving it!The location, the view, the garage parking, the community room and the list goes on. Location is unbeatable. Can walk anywhere in 10 minutes or there is a Dash bus stop. Bar scene isn't too crazy in Monroe North beyond Garage Bar and Rocky's. It's a relatively quiet area of downtown. Con; the construction of the Corewell (Spectrum) offices just a block away that will soon make it a busier area, convention center events can be tough to get home and find street parking. Concerts at Belknap Lookout Park can also make the area hectic 2x/year. But again, you can usually get in/out of the city easily and have all city experiences/events at your fingertips. Everything else... On the third floor, winter months were exceptionally cold and expensive. Our bills were around $250/month. The electric heater in the unit is simply not good. Our neighbors below us on the second floor paid *double* routinely, and this was year round. Sweet spot seems to be floors 4-7 for utilities savings if you're lucky enough. When we moved here in 2020 the rent was reasonable and apts were literally being fought over. Since then, rent has jumped (about $500/month) and it can be tough to justify the cost at times. Amenities were nice and improved during our time. We rarely had issues with the apt itself and maintenance was always responsive. There was a tough scenario with our kitchen sink and one of maintenance gave us his personal cell number during that time. Having been in customer service, we always treat others how we want to be treated and got good responses from maintenance and front office staff as needed. The only disappointing thing on this topic is the building management's priorities for the building itself. Window washing, parking garage power-washing, etc seem to be prioritized over other improvements that could be done. The inconveniences from having to take your window screens out (watch out for skyscraper-spiders) and finding street parking during power washing (meter maid is aggressive) during these times is more frustrating than it should be. Worth note; washer/dryer are small (can only effectively do a few towels at a time) and it does get very dusty in the apartment, but these are both parts of downtown living. Though apt is a good space. Wide range of people living here. Lots of medical residents, and age 24-35, but also a few college kids and 50+. Generally friendly experiences all around. Overall a great apt if you can afford it, the complaints are nuisances. (2.5 years lived in 2020-2023).

Spacious, sound proof, pet friendly, beautifully designed, friendly staff- no complaints!
I spent a year here at Icon and Bond and walked away happy with our experience here. The location is great and made an easy trip to Helen DeVos for work each morning. Christina and the rest of the KMG Management was very responsive to our email and our maintenance requests were quickly rectified. I had no problem with their service to tenants. I will say the rent is a bit high for a small midwestern city, but I suppose GR is becoming more popular as we move forward. I recommend this location.
I have lived at Icon on Bond for a year and a half. This apartment is very quiet. I have lived in other apartments where you can hear every noise that your neighbor makes. I love that this building is pet friendly. You can have your furry friends and there is a park along the river to walk them in. When I have had maintenance issues Mike and Jeff are on top of it and come promptly to fix it. They seem to have extensive knowledge and know what they are doing. I am not sure what the other reviewer is talking about,as I have never experienced anything like what he or she is describing. This is a dog friendly building. If you don’t like animals this isn’t the place for you. The management even puts doggie treats in the lobby. They also put nice touches in the lobby such as a real Christmas tree or in the fall vases of flowers. It is a great place to come home to after a long day. It is costly to live here but you get what you pay for. The underground parking is a plus. No scraping car windows.
I’ve been at Icon on Bond for two years renting The Ritz floor plan. Our new management is quite exceptional. They are responsive and communicative regarding subjects that impact us (i.e., downtown parking). I like Icon on Bond because residents are professional people and very respectful of one another. The heated ground level parking allows me a higher level of security and I don’t have to deal with rain and snow. To gain access to the building, residents must have the appropriate pass, which again offers a layer of protection. Icon on Bond is very quiet. I have never heard anyone walking around on the floor above me nor heard my next door neighbors. It is a non-smoking (enforced) building, allows pets, has assigned parking spots, and DASH (free public transportation) stops right out front on Monroe. The Speak Easy pub is next door when you’ve neglected to grocery shop or would like a drink. You can also send out your dry cleaning. There is also a gym, but I’ve not spent any time there. Maintenance is prompt when you send a work request. I have never felt uncomfortable with Mike or Jeff when they have come into the apartment to adress an issue such as a leaky faucet or a running toilet. They are two great guys and make wonderful rent-a-husbands! The Manager, Kristina is quite the young professional women. She has a friendly demeanor and is quite on top of everything. Icon on Bond is a block from Downtown and less than a mile from the Medical Mile. I can walk to all venue’s or hop on DASH. So, yes, I’ve been pleased with Icon on Bond. When I have voiced a concern, it has been promptly taken care of by this new management team. Most importantly (to me), Icon on Bond is kept clean!
Since I moved here in April of 2018 the maintenance man, Mike, has let his two Chihuahuas run off leash throughout the halls, common areas and elevators of the building. They bark continously at other residents whether or not they have dogs with them. (The bark is an obnoxious "ferociousness" that is ear splitting) Several complaints have been made to management but the off leash behavior continues. In fact, one evening I opened the door to my apartment and the dog struggled to enter, so I slammed the door and waited for the ruckus to pass. I wrote to "Management" who stated they would fix the problem but clearly my complaint has fallen on deaf ears. So now I am forced to listen before I open the door of my apartment to prevent another attempted entry by the rogue dogs. Some would say Icon on Bond hosts a hostile living environment. The building had two working elevators when I moved in April of 2018. Since September there has only been one functional elevator which compounds the building's off leash dog problem.
I wish I could explain better, how much I love my apartment here at Icon. I have been living here going on three years and can't imagine living anywhere else. The daylight in my apartment is gorgeous and I have a balcony over looking the river. It's so fun coming home to the sunsets over the city and the city lights at night. There are parks and restaurants all within walking distance and I can walk right downtown (it sure makes visiting ArtPrize easy), no problem! These apartments were designed to be condos, so the finishes (thick granite countertops and stainless appliances) are topnotch. There is a heated...YES, HEATED (hello, Michigan!) garage. The management team knows my dog by name and gives her treats each time they see her. They also answer all my questions and give great advise on services like drycleaning delivery to make living here so easy. I'm also a VIP member which gives me discounts all over the city. Okay, I'm done bragging. Seriously, though...this place is better than any other.
The apartments are spacious, comfortable and nice. The kitchen has tile flooring, and granite counter tops. My apartment was all carpet except in the bathrooms. The closets are absolutely wonderful--large walk-ins tons of room. The balconies are nice-- although, I rarely see anyone ever using them. The apartment does have good security. You'll definitely feel safe. The biggest down fall is that they only provide one parking spot. Street parking is free over night but can be fristrating to deal with. Everyone is very nice. But the apartment complex is mostly older professionals. Its definitely a nice place to live-- but there is definitely a price tag.
