I definitely do not recommend Icon Waverly. When we moved in, we were told that pest control was included in the rent. We noticed roaches and spiders in the house, and when we notified the office, they said only the exterior of the building was included, and interior pest control was our responsibility. Well we were a middle unit, so the bugs kept coming back. The storage closet outside had no lock on it, and was also infested with spiders, so we couldn't use it. We never went outside since there was no way to ensure our items would be safe and clear from bugs. Yet we still constantly had worms and nasty creatures coming inside, through the back door that was never opened again. The floors are as thin as paper and were damaged from simply putting any furniture down, despite being assured that they were brand new. The kitchen was so small, and the cabinets were awful. Some were blocked by the oven so we couldn't even use them, and there was a ton of empty wasted space in the corner that we couldn't use. And there was no pantry, so we had to buy our own cabinet to store our food. And the faucet in the sink is the worst shape, making doing dishes so difficult. We used the dishwasher for a while, but when it broke and we let management know, it went months without it being fixed. We called to ask about it, and it had been marked as "resolved". We moved out before it ever got fixed. In the bathtub, the caulk job around the tub had clearly gotten the "landlord special" and was redone over mold so many times that no matter how much bleach I used, it was never clean. The floor upstairs creaked and sunk with each footstep, I felt like I was going to fall through. And the walls were so thin that it felt like our neighbors were our roommates. We could hear them going down their stairs and all of their late night parties. The management team was too focused on trying to do "fun" events, which always ended up subpar. On a few occasions, I'd go to the office to try and find people but they were hiding on the back patio by the pool, smoking and hiding from residents. When they hosted food trucks, the food was gross and overpriced. When I first found them online, the pictures all looked so great and colorful. Every single unit was painted the same light grey that looked more like beige in their awful lighting. There wasn't a single fan in the house other than the bathrooms. This was genuinely an awful renting experience and I'd give them 0 starts if I could.

I love this community. I have never had same day service on a work order until now. I turned in a work order and there was someone at my door that afternoon. This new team is here to make a difference. Love living here and will stay another year.
I moved in Friday, June 24th. The unit looked nothing like the one they showed me. And to add to the extreme disappointment, there was a list of like 10 things that should have been done to make the unit "move in ready " My 3rd night in the unit, there was a leak and it was leaking into the unit beneath me as well. That water and wet carpet sat there for 3 days before anyone came to extract it. Ridiculous. There are 377 units and 3 maintenance workers, you do the math. My tub tile is peeling off and there's a hole in the patio floor, the patio looks ridiculous, paint peeling, spider webs everywhere. It was foolish of me to move in, I should have gotten a hotel and found something else. It's definitely not worth the 1k/month. I feel completely taken advantage of and I'm getting out as soon as possible.
I am almost at the end of my lease and glad to be leaving. I had to choose a new place and move in quickly last year, and these newly renovated places looked great. While I did appreciate the fresh paint and granite countertops, things like the AC unit were not renovated. Once summer hit it got so hot in my apartment that I could barely stand to cook in the kitchen. I was told that this was just a part of living in an upstairs apartment. It was often approaching 80 in my apartment and maintenance tried to mansplain how AC units work. 1) I already knew, 2) a friend who works in HVAC checked my unit and said it was underperforming due to the age of it. I was also treated rudely by workers there when signing the lease and paying for the move in fees. The website associated with the gift card was down and Carson called me stupid before he realized it was the site’s fault. The girl working with me was also rude and treated me like I was an inconvenience. Every question seemed to aggravate her. Had I not been in such a need to find a place, I would have stopped the process and gone elsewhere. When I signed my intent to vacate recently, I worked with the same girl and she had the same attitude. As much as I love Susan who works in the leasing office, I rarely deal with her, so putting up with the rudeness from other staff members is reason enough to leave. The response to maintenance concerns goes beyond just my place. I alerted the office three times about the fire alarm in the laundry room being bad (based on the beeping from a dying battery) and months later nothing has been done. Heavy smells of tobacco and weed also come along with this place, which juxtaposes well with the frequent domestic disturbances I witnessed while living there. Last weekend there were literally 6 police cars in front of my building looking for someone who ditched their car in the parking lot and fled on foot. Finally, you pay full amount for amenities, but the gym is only open from 9-5 and only 3 people are allowed at a time. The pool also had such limited hours that as a working professional, I never got to use it. So, save your money. Look elsewhere. Avoid the rudeness and subpar property. Life is hard enough right now without dealing with this place.

I recently moved in a townhouse. It looks nothing like the one that I walked through when I was doing a walkthrough. The reason why the townhouse that I am currently staying was not opening for walkthroughs was that it was "remodeled." When I finally moved in August 2020, the townhouse did not look like anything like the pictures they have online and the one I walked through. It looked like someone had recently moved out and they just painted the walls. A living room screen was broken, the master door nob fell, the drawer underneath the over did not close fully, and the bathroom tub floor paint was chipped off.

We were supposed to move in. We signed the lease, I had to clean and clean because the apartment was so dirty with spiders and such a old musty smell. They ensured us that it wasn't mold but I KNEW it was. As I was scrubbing the kitchen counter tops, I saw something behind the stove...I pulled the stove out and there was mold everywhere behind the stove, down to the floor, back under the counter top to the kitchen sink. I told them as soon as I saw it, we thankfully didnt move any furniture in and I was NOT going to move our stuff with our 7 month old baby. We thankfully got our money back but please, they if let you tour the actual apartment you'll be living in....pull out all the appliances and and carefully look at the floor. Also, we didnt get to look at the model apartments and im like we didnt because I would've been even more upset because these pictures that I saw looked nothing like the vacant apartments.

My AC unit is 47 years old, the apartment building is also 47 years old. I've had my apartment reach 84° multiple times and it is still not fixed. They do not want to replace it because it's not "broken" and the Manager tries to act sweet but they do not care about their tenants. It has taken them over 13 hours to finally look at my ac unit most days and sleeping is miserable. They look nice on the inside, from afar, but they are overpriced and not worth the longterm struggle. Also, my lease doesn't run out till March 2021 so I am stuck here with no options.

This place is as crooked as they come. My sister and I have been renting here for 10 years. When we called to renew our lease we were told that leases were not being renewed. So, we found a new place to rent. When we called to tell them we were vacating we were told that we were breaking our lease. Here's the deal, they can't have it both ways. I am either your tenant or I need to find another place to live. I can't pay rent for 2 places especially if I am not living in one of them. Do your self a favor and DO NOT RENT from here. They will find any way at all to screw you over.
