As a current tenant at this place, I would request everyone to stay away from this place. They keep increasing the rent but does not improve the facilities. They do not care about maintenance requests. The common areas are unclean , smelly. Several building I been to smell weed in the common areas. The gym is only available from 8:00 to 5:00 on weekdays and not opened on Sunday. Tenants are not allowed to enter in to the office. You have to stay outside and they keep you outside while you have a conversation with them. Such as nasty attitude. And the corporate never respond to any outreach regarding issues with the management. You would be better off not moving to this nasty place.
Money hungry company, always looking for extra money. Not helpful or accommodating but wants you to be. Never would lease here again.
From day one my experience with Idylwood was horrible. The leasing agent set up an tour and was surprised when I arrived. Then the leasing agent takes forever to respond to any requests and told me my security deposit is non refundable when asking for it back. Not professional at all worst rental experience ever without even moving into the apartment.
I moved in two years ago. The first year was a breeze when you look past all the imperfections and prior damages from previous tenants. I documented these concerns. Maintenance was persistent my only complaint was my neighbor constantly stomping upstairs. The second year everything changed. Maintenance would only come when it was convenient for them. Although you can walk through the complex and see them standing around talking. Why are they still employed? There is no accountability. If you call the leasing office they'll refer you to the maintenance office who then will ignore your complaint. I was told creating a ticket online will ensure maintenance will acknowledge and fix the issue. This information was false. I created multiple tickets no repairs were done. Months later nothing has changed. The property manager is careless and does little to nothing to resolve issues such as these. The accountability is always shuffled between maintenance and the leasing office but rest assure if your rent is late they will certainly acknowledge that! Not to mention the recent shuffle of leasing company property owner switches with no certainty provided to us tenants. No one in the leasing office knew anything about the new management and how this would affect our lease. Instead we were forced to constantly sign revised leases. I would not recommend this complex to any one.
I have been living in a two bedroom apartment at Idylwood for about 2 years. This apartment offers a lot for the price but it is far from a luxury apartment. Below is what I do and don't like: Pros: -The bedrooms and living rooms are fairly roomy. Both my bedrooms have walk in closets. -Heating and basic cable are included for free. -AC and Heating are central and work great for me. Internet is very high speed 50 mbps. All other services work as expected. -The complex is in a great location. There are lots of stores nearby and driving is generally not bad. -The scenery is nice. Lots of nature to look at. My apartment faces some forests and has a nice view, however, not all apartments are like this. -Staff acts professional most of the time. They rarely go above and beyond but you can depend on them to do the basic stuff that you need done. -They include a gym but it only has a few pieces of old, budget equipment. I prefer to use La Fitness and will typically drive out to use it instead. Still its better than nothing. Cons: -Appliances are kinda bad. They are cheap, worn, ugly, and don't work that well. They include them for free but I replaced the stove with my own stove since I could not stand the one provided. Also I had the kitchen faucet replaced with a modern one. I had to pay for the faucet but the maintenance guys paid for a new sink and did the install. That was nice. -The shared washer and dryers are also not that great, however, I never really had to wait to use one. -Most items in the apartment from the shades to the cabinets are old, worn, and not nice to look at. Overall the apartments are nice for the money but they are getting outdated and could use some upgrades.
In the past this was a really nice place to live, the grounds and buildings were well kept. But, things are totally different now , Cindi the on-site manager is awful and very nasty. Example it was raining in my apartment I called maintenance and they didn’t fix the issue. I called Cindi to complain and express my concern for my possible damage to my belongings Cyndi’s response was “ that’s why you have renters insurance “ I told her if anything is damaged I will inform my insurance that I made her aware of the repair need and she deferred me to them instead of fixing it. The maintenance department (Ken ) is a liar and the team is very lazy and nasty toward residents they have a superiority issue and love talking down to residents. At my request Ken came out to my apartment and saw that my bathroom was in need of repairs/ updates . He was very nice and said that he would have the work completed but he never came back or returned my calls. I went to Cyndi and she acted as if she was going to help but I Never heard from her either. If something needs to be done they will often ignore request or are very nasty when they show up, it’s almost like you are bothering them vs them showing up for work.
Terrible maintenance, washers and dryers are considered ammenities but majority are broken. You will be walking building to building , wasting your time and money trying to complete laundry in out dated shared machines. Maintenance does as little as possible and let's things stay broken. Office and maintenance state they never knew things were broke. , Etc. Overpriced , would never recommend.
The floor plans and the look of the apartments are nice but the overall community in some of the buildings is awful. I lived in 33 but and had nothing but problems and issues with neighbors and getting things repaired. My floor at the time I am breaking lease which will cost 2months rent, is still not fixed after I sprained my ankle where my floor sank in. I haven't gotten a good night sleep since I moved in and had to nap between when the upstairs neighbor went to work and the downstairs neighbors stopped partying on my days off. It nearly cost me my job I have been so sleep deprived.

I recently moved to Idylwood (within the last month) and I've continuously been disappointed. As an apartment community, Idylwood offers modern amenities such as a fitness center, tennis courts, free use of computers, etc. However, the apartment buildings and individual apartments are VERY outdated including the flooring, cabinets, appliances, and the showers/tub. Several days after I moved in, I re-cleaned the empty apartment after gradually finding several pills, beads, M&Ms, peanuts, and animal hair in the carpet. There is garbage all over the grounds or at least around my surrounding buildings. I have seen a condom (opened), clothing accessories, food wrappers, and a pocket knife to name a few items. There are two outdated sets of washer and dryers located in the building and since I've been here, one has been out of order. The stove in my apartment is at the point where it is unusable. The pictures on Idlywood's website are misleading. It's just been one thing after another and if anyone is apartment searching, please take this review into consideration. I gave Idylwood 3 stars only because I feel it is safe and I know there are significantly worse apartments out there.

Overall, it's decent. The location the best part by far. It's just a few minutes from Transit. And the property itself is situated on a beautiful creek. We used to love walking along the creek. Foxes, deer, falcons, squirrels and rats are common visitors to our garden. However, they stopped mowing the creek so nobody can walk along it anymore. The pool is alright, full of kids. The tennis courts are great, and the summer concerts are nice. The office staff is nice, though sometimes a little short with you. Maintenance is great once they get your request. Once, our ceiling caved in and they took at least a week to come in to fix it, though apparently it was a miscommunication error within the office that caused the delay. They were really apologetic that they took so long, and even gave me a bunch of flowers for my garden.The apartment itself is quite small and SUPER outdated for the price. The cabinets are flimsy and the appliances, though great that they come with the place, are sometimes unreliable and old. They have only updated a few of the two-bedrooms, the pictures of the hardwood floor apartments you see when you Google Idylwood are rare and most apartments don't look like that. When we moved in, the carpet was nicely cleaned and everything was really clean. However, there was a bottle of alcohol in the freezer, a little stash of marijuana hidden in the cabinet and a rusty old mouse trap under the sink. During our time living here, we have had to fix the garbage disposal, the fridge, the toilet and the sink by ourselves because they are constantly backing up and the fridge randomly shuts off. When they informed us they would be replacing the smoke alarms, they neglected to replace ours and in the middle of the night, it began going off and we had to drive to Walmart at 2am for new batteries. For the most part, you don't hear your neighbors unless you are like us and live beneath three large dogs who bark constantly. The laundry machines are ancient and there are only two washers and two dryers for a whole building, so you can imagine the chaos and drama that ensues. I know it sounds like a lot of bad stuff, but they are issues that only arise sometimes so it evens out. While I'm writing this now, cardinals and squirrels are at my bird feeder outside and the woods are in the backdrop, and the dogs aren't barking. So it's overall a decent place to live if you can deal with the usual annoyances old, outdated apartments with a ton of residents have.

worst apartment complex I've ever lived in. rude neighbors, RUDER STAFF, there was a murder right outside our door, hallways always smelled like stale smoke, would recommend living in a cardboard box before Idylwood
The AC in my apartment stopped working one day and I called at 5:00pm and was connected to the emergency line. NO ONE every showed up to fix the problem. Me and my one year old spent the entire day in the blistering heat unable to find comfort for ourselves. I called again at 1:30 am only to reach another emergency line to be unanswered and spent the entire night hoping my daughter didn't end up suffering from heat exhaustion. I'm horrified by the lack of attentiveness for their tenants when it's a TRUE emergency. If I could I would give it no stars but I had no choice to give it one. This place doesn't even deserve one star. Oh and not to mention after renting here for a year they up your rent for no valid reason that could justify why they need more money when they don't even fix the important issues any tenants could have.
This is a great building with some very nice tenants. The grounds a maintained in the summer and during the winter months. Unlike other complexes we have a large and clean playground with volleyball, basketball and baseball areas along with swings and a pool. Our lounge is the perfect setting with a flat screen TV, kitchen appliances, dining tables, lounge chairs, couches and free WyFy. There is a exercise room with the latest equipment. The complex brings in a variety of outside entertainment along with meals on wheels. This complex has something for everybody young and old. Howard N, Cheektowaga NY
There are definite benefits and negatives to this place (as with any). Being in a complex like this, the cable is cheap since they handle that in the rent, and most of the utilities are included. It's kept up nicely. They put on nice events/promotions for residents. However, sometimes it's hard to get into the laundry room when you'd like, and Garden Level isn't ideal (at least to me). Rent has gone up every year. All in all, it's not a bad stepping stone.

I needed a fresh start with my 2 daughters after I lost my house to my x husband due to a nasty divorce. I found this apartment in the school district that I grew up in. I found a great job with amazing pay. I was extremely nervous because I haven't worked in 8 years due to a car accident but I was ready for a fresh start with my girls. The apartment we found was everything we wanted. So I thought, it had been infested with fleas and some kind of bug in the kitchen. Lifting the rug on the front deck that I had always wanted had been rotted and filled with holes. The apartment had many other problems. The complex manager promised to fix the issues. With many phone calls and trips to the office 1 year later still unable to use the deck along with many unfinished issue in the apartment. During all of these issues I lost my great job due to not enough work for all employees, so that's what they used to let me go. I believe I was taking a bit to long to get my tasks done. My lease is now up, I advised the complex I was not renewing it because of the list of issues that had not been a priority for them. I'm in desperate need to find a new apartment for myself and my little angels.
I have noticed that some people have commented on roach problems, staff and etc... I don't have any problems at all. There are rarely any bugs in the apartments and the staff is ok. You also can't expect all places to have good staff. This is a place to LIVE not to always talk to the staff. I mean yes sometimes we have to call maintenance about certain things but its not often and atleast we get help when we have a problem in the apartment so yes not bad at all.
I currently live here and I am repulsed by the entire Idylwood staff/community. I cannot wait to break my lease and leave this slum hole this summer. The staff have attitudes and don't take tenant complaints seriously and the maintenance could careless about completely jobs in a timely fashion and furthermore it takes FOREVER for them to finish the job once it is started. I've been in contact with the police regarding issues with people in my building because the staff here won't take me seriously. This place is horrible and I do NOT recommend this complex under any circumstances.
Was forced to move from my apartment due to ROACH INFESTATION. We are a very clean couple of people and never imagined a problem like this could occur. I can deal with noisy kids and a leaking facet here or there. However, this problem was so bad the roaches have moved with us! So far I have moved apartments with no assistance. Also on a monthly basis I am forced to empty my entire living area for the pest control service to spray. At this point I believe most of my belongings have been ruined due to the infestation and will have to be replaced without reimbursement. I just hope once I am done with school I can afford to move from this SLUM INFESTED ROACH apartment and start a new life free of these disease carrying vermin.
The worst staff and maintenance service ever. The washing machine was broken at least every other month and sometimes during the summer, it stayed broken for so long that there were black water left inside of the machine and smelled. Maintenance service operates slow and cheep. Office staff complained that I complain about broken washing machine TOO MANY TIMES. "REALLY?" Then make sure that washing machine is working. I pay the rent for this. Office staff can care less about people live there.
