Property Ratings at Impressions
This property looks nice, but in reality it is not. Some units are better than others. However, I had a horrible experience with this property. My first encounter they decided to give me a ragged apartment. The carpet was wet on move in day with a blower in the middle of the apartment to dry the carpet. I payed for a washer and dryer, the day I moved in it was not in the apartment and they stated that "someone forgot to order it" but they did not forget to charge me for it. They moved me to a "renovated" unit. The unit was amazing, spacious etc. HOWEVER, my first night I killed almost 15-20 roaches ! of all sizes. That is ridiculous and I was told the apartment was sprayed and treated twice prior to move in. This was a horrible experience. I moved out after about 2-3 days and was told I could not get a refund on my pro-rated rent. Catrice was an amazing help throughout the whole experience and if by chance you do decide to move here, please allow her to assist you ! She treats all of her residents with care and respect and is an amazing communicator ! thank you for all of your help Catrice!
We weren’t able to move in on time after the uhaul and people helping me move arrived due to the apartment still being cleaned so we had to come back several hours later once they were finished. There were also many issues with the apartment like the kitchen counter being broken (still not fixed even after 9 months), there were electrical wire caps on door stoppers, the washing machine and dryer were in the apartment even after they promised twice for them to be removed because we were bringing our own, the carpet was stained, the towel rack in the bathroom was broken, and the faucet in the bathroom has two handles that both say cold (still not fixed either). The trash at the dumpster is always overflowing and the office staff NEVER picks up the phone. So you’d think you could just go by the office, but the door stays locked and you have to make an appointment to speak to someone - by calling! Make sure you always have a decal and guests park in the right spot because I constantly see cars being towed. The pool has been open a total of 1 day since living here for 9 months… so don’t come here for the “amenities.” I was also worried about inviting my niece over after a couple was having sex on the balcony of my building. I saw a police officer knocking on my door at 3am when I wasn’t home but saw it on my ring doorbell. Definitely get a ring doorbell if you come here :) In November, there was a small leak in our bathroom coming from the unit above so we put a work order in. In January I asked on the portal when it would be addressed. Soon after a maintenance worker came and spray painted the stained leak area just to cover it up without addressing the problem. I then had to put in another work order because the leak had gotten larger and the first work order has been closed. Another worker came and looked at the leak and said he would be right back. He has yet to come back. It’s now been 6 months and we still have a leak. There appears to now be mold and moisture in the walls and ceiling so much so that you can put your finger through the ceiling. The leak has now gone into the bedroom next door and has soaked the carpet and my possessions. My husband recently went to the doctor due to health concerns and the doctor was concerned it was related to mold exposure. If you are wondering what maintenance is doing while they’re not fixing the issues in my apartment… I often see them playing bumper cars with the golf carts in front of the dumpster.

please do your self a favor and don’t move here , I had a horrible 6 months here , the apartment was roach infested when I moved in , the management team was horrible and didn’t care , the carpet had a weird smell , the neighbors would smoke and it would seep through the walls , the maintenance did half jobs and flirted

I had to move out early due to a severe roach issue that was not handled accordingly, our entire building was infested and the apartment complex sent the exterminator just enough times so I couldn’t break the lease. The trash compactor was always broken and overflowing with trash,

Lived here 4 years. This place has a huge trash problem. New management has only made bad decisions, changing policies included in leases without warning. Office staff has been difficult and unhelpful. At one point they told me every day for a week that I needed a manager then finally told me she no longer worked there. Last week they came into my apartment and left the door unlocked for hours. We can’t wait to get out of here.

Don’t move here the new company doesn’t care about the people that live on their property just collect your money and give you the run around when things need to be fixed
This place is a great community (it actually used to be a gated community), and the apartments are high-quality for the cost. It’s mostly quiet at night, it has a pool and 24-hour fitness center, as well as an awesome lobby with free drinks and snacks. I absolutely loved the place the entire time we lived there. When we moved out, though, the staff in the leasing office PUT US THROUGH THE RINGER. They charged us one day extra in rent, because apparently our lease ended on October 30th instead of October 31st (???). They also charged us extra utility charges that were unwarranted, to the tune of around $100 in superfluous utility costs. After attempting to reach the office manager for TWO WEEKS, I finally got ahold of her. She told me she would look into the extra utility charges and get back to me. ONE MONTH later, I was finally able to get ahold of her again, and she seemingly had completely forgotten about me. She then removed HALF of the unwarranted utility charges and left me the rest in a “revised final account statement”. So, I argued that ALL of the charges were unwarranted, at which point she began dodging my calls. I called, again and again, for another three weeks before I finally got fed up and decided to call the regional manager of the property management company which owns the complex. He was very helpful and assured me that he would fix this problem. To make a long story... not as long as it could be, the regional manager ultimately had to hound the leasing office manager on three separate occasions before she did anything else to help me. Finally, today, I have officially resolved this issue. They removed all the unwarranted charges (except the extra 1 day of rent) and gave me my new move-out total. Mind you, I moved out of this place OVER THREE MONTHS AGO, and have been trying diligently since then to come to an agreement with SOMEONE in that office over what I actually owed them. This process has been frustrating, insulting to me as a consumer, and emotionally draining. Before I moved out, I recommended this place to EVERYONE, but now my experience is one of absolute disappointment.

I would offer advice to any resident leasing an apartment or a home, to discuss any special conditions of their move out with the manager prior to the actual move out. It is also recommended that keys be turned in and possession be turned over to management if your residence is no longer being lived in. This will reduce resident liability, allow for accurate charges and lessen expenses for the resident. Often times, researching utility expenses after the fact can be time consuming and delay corrections as utility expenses are billed in arrears. I have been living here for about a year and a half and I’m really impressed. The staff and management has gone above and beyond to ensure the safety and comfort of their residents. Whenever something breaks and I call for maintenance, they always come within 24 hours. Actually, when my washer broke down they gave me a brand new one! This place is a great neighborhood for kids as well !

When we received our first two rents back in July and August, our water bills for two people were $85.52 and $91.78. According to our bill, for two people we used 5160 gallons and 5560 gallons for July and August. When we saw how much we used, we were shocked and speechless because we know for a fact that we did not use that much water. My roommate and I only take two showers a day (1 each), cook once a day (we eat out 1-2 twice a week), we do laundry twice a week, and are very good at conserving water. And for 10-12 days out of the month, I go stay with my uncle and spend Friday – Sunday at his house, so technically only one person uses water in the apartment on any given weekend. When we brought our bills to the attention of the leasing office, they were also surprised that our two water bills were so high. They informed us that they would do a bucket test and check to see if there were leaks in the apartment. About two weeks after they performed the bucket test, we contacted the leasing office to get the results. They told us that the results are not in and they would contact us once they get them. We waited another week and they told us the same thing, not ready. We called and visited the office again after waiting for over a month for the bucket test,the leasing office reassured us that they would give us the results as soon as they get them. They also told us that WE ARE NOT THE ONLY TENANTS WHO COMPLAINED ABOUT THE HIGH WATER BILLS. In fact, they were doing bucket tests for other tenants as well. I finally called the community manager to inquire about our upcoming bill. Her staff told me that she was busy and asked me to leave my number and name so that she would call me when she’s available, I did not get a call. I visited the office the next day to ask to see the manger and the staff told me again that she was busy. I told the staff that I would wait until she’s not busy. The staff did not seem happy and went into the community manager’s office to deliver the message that I would not leave until I see her. The community manager came out and seemed “annoyed” that I wanted to see her. When she came out, she was not happy and told me that she immediately that the water meter is reading correctly and the water charges are accurate. I told her that I would like an independent party to conduct the bucket test and meter reading. She accuses me of accusing her and her company for committing fraud.
Extremely upset on how they handled my situation. First I applied with Ariel she was very nice and kind. I explained to her my situation and she assured me everything is fine. Took my application fee and $100 holding fee for application. After a week of calling her back and fourth. I had to show up and talked to Seasons. She got back to me the same day. Unfortunately I wasn't approved. Seasons told me I should receive my deposit in 7 to 10 days. After waiting 2 weeks NOTHING. CAlled several times to get the run around. Now I'm being told I have to wait 30 days. This is against the law. You can not hold my money this long.
Leasing staff could be a whole lot better. Customer service is not their top priority. Glad I picked another place to rent from. It took them 3 weeks to try and process my application. If their slow in doing that, then imagine when u actually do move in. Y'all need to get it together!!
Lived here 5 years, management has gotten better over the years, but trying to get something fixed takes weeks, and you have to keep calling the office, Most of the ladies in the office are so nice, but you always get one in the bunch, other than that I love living here.
Where do I start, well I guess right where it all started: the leasing office. At Waverton impressions, your first "impression" (pun intended), is a decent one. Friendly ladies greeting you upon entry, a cozy waiting area, water for your refreshment, but the good stops there. If you can get past the initial stage of signing the lease, which shouldn't be too hard because they tempt and coax you into leasing with them, you'll find the apartment is nothing but an expensive cardboard box. The walls paper thin, the air conditioning/ heat seems confined to the living room, and man do the bathrooms have a funny stale water scent. The neighbors seem to be one evolutionary period behind the average person, shouting, stomping on the poorly supported stairs, a lot more than what the office initially tells you. And it seems to me about 5 times out of the week there are "guests" hanging around the buildings so the parking becomes very scarce. Funny how someone who pays quite good to stay on this property can't get a spot before a non-tenant. On to the communication with the office. Once you become a resident, it seems that the care is taken away completely. They seem to be angry at the residents and their problems like it isn't their job to solve them. You can overhear them arguing and telling whoever the complaintant is that they're wrong in a very rude manner. They seem unhappy to help, and when must help, are very untimely and rude. If you try to email and ask a question other than it having to do with them getting some form of money, they seem to not get the email. Overall, Waverton impressions seems like a zoo of an apartment complex. Thanks for reading.
Great place to live very children friendly and a great neighborhood would recommended to anybody. That wants a great apartment that is children friendly.
Impressions is in a great location just off Jefferson Ave in Newport News. It has easy access to 64, the airport, restaurants and shopping. The pool hours are a little short and unpleasantly closed on Monday with a lack of lounge chairs. There is not any common area and the tennis court has a hole in the fence.
The impression I am left with is a negative one. Halfway through living here, they switched owners and the online rent service. Due to the switch my rent was not estimated properly and I received a warning, got it fixed, and still got a court summons for not paying. Maintenance never fixes anything unless they're harassed. Their reasoning- air conditioning units in other apartments are not working and they need to fix them first! It's 98 degrees here all the time. The price is not worth the hassle of everything. If you are considering impressions, you will not be impressed.
My apartment complex is a hidden gem. The rates are similar to other complexes in the surrounding area, but the quality is definitely much higher. The staff work very hard to make sure we live in a beautiful and safe place that runs efficiently. Though the surrounding area can be rough, I always feel safe in our complex. Whenever there is an issue, it is quickly remedied by friendly staff members who either get the job done the first time, or work over again until the problem is taken care of. Other residents are never a bother and even friendly. Each unit is very well laid out and spacious, yet still affordable.
Super quiet, wonderful office staff. Maintenance is a little slow not terrible but not amazing.the grounds and pool are beautiful. They make sure you that you can't be late on rent with a 10% late fee. But if you aren't late with rent all the time it's a wonderful place to live, I love it.
Great apartment community, best bang for the buck in Newport News. Great size apartments, facilities, awesome maintenance staff. Great location, in the middle of newport news. Easy access to highway.
