I lived at IMT City Park from April 2020 to October 2024 and had a fantastic experience overall. The complex is clean, modern, and well-maintained, with a contemporary design that feels fresh and welcoming. The maintenance team is stellar – they’re always prompt, professional, and thorough. Any issue, big or small, was resolved quickly, which really added to the peace of mind of living here. The location is unbeatable, making it easy to access everything I needed, from Sprouts to Chipotle and City Park. Plus, the rent and fees were very reasonable, especially for the level of quality and service provided. If you’re looking for a fair, convenient, and well-kept place to live, I’d definitely recommend IMT City Park. No major complaints from me – it was a wonderful place to call home!
I have lived in a lot of corporate owned apartment complexes and have realistic expectations about how friendly they are to their tenants pocketbooks. IMT is by far the greediest landlord I have ever rented from. Maintenance is deferred until things have been broken for months. They require a 2x monthly rent lease break fee and 60 days notice. Month-to-month rent rates are extortionate. If you need any flexibility with your move out, this is the wrong apartment complex. Period. On a positive note, I like the building and the employees were decent. Such a shame the company ruins that.
The amenities are always out. The hot tub is functional maybe 7 months out of the year. The elevators are constantly breaking. I live on the 4th floor and the closest elevator to me has been broken for 6 months. They sent out emails saying they were trying to fix it and then didn't communicate with the residents for months about the broken elevator. The only other elevator in the building stopped working a week ago and it still isn't operational. Live anywhere else. The management here doesn't care about their residents.
Absolute WORST experience I've ever had with a rental property. No security whatsoever and management doesn't care. Neighbors in my building have had multiple break-ins and I've personally been on the receiving end of numerous crimes: -Had my car towed from a spot that I pay for every month. No solution from management or the predatory towing company they partner with. -Had my tire slashed in the resident parking garage. No solution, security improvements, or really even concern from management. -Car vandalized in resident garage. -Had my bike stolen from the resident parking lot. Someone breached the lot and destroyed the bike rack. Nothing from management. -Encountered severe smoke damage in apt. from the previous resident. Again, no solution. Find another place to live! They will give you great service until you sign the lease. At that point, they've got your money so they don't have any further incentive to improve security or customer experience. IMT -- What, if anything, are you doing to fix this? I haven't seen a front range patrolman, functional security cameras or anything else to suggest you're taking this rampant crime seriously.

Hello, while we hope everyone has an enjoyable time while living at IMT at City Park, I wanted to address your concerns. We do apologize that this has happened, as we do not wish for any type of crime to occur at our community. However, we do assure you that we have taken measures to help eliminate it as much as possible. With that being said, we cannot guarantee that crime will not happen, as it does not have an address. We have Front Range Patrol checking the entire property throughout various times of the day and night. We also do checks on all of the exterior doors and gates, so make sure they are closing properly, and/or fixing any mechanical errors with them. As stated on the signage in the garage, a permit must be displayed at all times when parking inside the garage. I understand your concerns with having a vehicle towed from the community which is never our intent; instead, we work with a towing company to ensure only residents are parking in the reserved parking areas, which is regulated by a parking permit for each individual space. Any vehicle without the proper permit displayed, while parked inside the garage, in a reserved space is subject to tow. If you have any additional questions, please reach out to the office. I haven't had too many maintenance issues in the three years I've lived here but when I've needed something done the maintenance staff has taken care of things quickly and with great attention to detail. I've had the pleasure of working with both Stephen and Kyle and both have gone above and beyond. I don't have experience with the other engineer but always seems like he's busy working on something. The front office staff have also been very helpful, especially when they have to juggle a number of tasks at the same time. The issues that they are able to control have always been tended to with professionalism and in a friendly manner.
This is the worst place I've lived. I moved in and the first night I heard mice in the walls. I informed them all they did was set traps, a bandaid on the problem in stead of a solution, I had mice by my washer, living in my oven/stove unit, and my shoes. I also had carpenter ants. All the maintenance did was spray raid everyday, again not solving the problem another bandaid. They came back again in the spring before I moved out. Along with all of this happening, my furnace went out in the winter, I took them all day to get to my apartment to fix it. That was just my problems with the apartment. When I went to talk to the "manager" about it I was told I live on the ground level I should expect mice and these kinds of things to happen. Did he seem sympathetic? No. It didn't even phase him as though they have had this problem before. I did not even get any off my rent, I couldn't utilize my oven unit or part of my apartment for a long time along with having to lock my dog in the bathroom. They don't care about you as a tenant. The hot tub and pool weren't even available for use this summer. They just want your money. I did a final walk through so they can tell me what damages would be deducted out of my deposit and I was told none. I received my check and almost have of it was taken out. I emailed asking for a list of them damages as to why because of what I had been told and they wouldn't even respond to me. If you live here good luck, if don't live here my advice would be dont!

We are sorry to hear that you are not completely satisfied with your stay at IMT at City Park. The staff attempts to address any issue that is brought to our attention as quickly as possible, including pest control issues. We have a pest control company that we work with and they check in with us on a weekly basis to address any pest control issues. There are very few pest control issues at the community and it should not be expected in any of our apartment homes including our ground floor apartments. In the cases where the pest control company cannot come to a resident’s home within a couple of days, our maintenance staff also attempts to treat the home in the interim. Upon moving out of any apartment, we do mail out a final statement that shows any charges that may have been billed. There typically is some final utility bills on the move-out statement since Xcel Energy and all utilities are billed in the arrearages. Also, if there are any needed cleaning, repair, or replacement items that were not visible at the time of the inspection, we will bill these according to the agreed lease terms. To avoid any surprise charges, we always recommend a walk through with management at move-out, and we send out an email with all the move-out instructions 7 days prior to move-out. Please contact us if you would like us to either mail or email another copy of the move-out statement to you. We are completing an amazing renovation of the pool and spa at this time. We did experience a delay while waiting for a time when the vendor could begin the work, but as soon as they had an available time, we did agree to begin the renovation right away. This allowed us to address the spa issues and ensure these amenities would be in great condition moving forward. I am happy to say the vendor is making great progress and the pool and spa will be open very soon. If you ever have any questions or concerns please do not hesitate to contact the office. This is a terrible place to live. It is mismanaged at every turn. Last night was the straw that broke the camels back. I was unable to even get to into my own apartment and had to stand outside in the dark for an hour because of what management called "a glitch in the fab system." Obviously this is a very upsetting situation which management tried to marginalize by saying, "this affected several other residents too." That is simply unacceptable. There are so many shitty things about this complex but residents not even being able to access there own home is asinine. The management thinks it's a great idea to do a complete pool renovation in the the middle of summer, making it completely unusable when residents would utilize it most. While the pool was in a state of rubble they posted a picture on Facebook of the old pool saying 'take a dip!' Nice rub in... The common areas are not cleaned. I had to ask for over a month for the yoga room to receive attention. There were glops of hair and dust bunnies in the corner. Forget about receiving packages if you have normal working hours. You can only pick up packages between 9-6 on the weekdays. Several times I have rushed home to pick up my mail before the office closed only to have the staff out giving apartment tours to potential residents. When they are there they make you feel like it is a chore to give you your mail. The weekends are the same situation, staff is out showing around potential residents instead of taking care of the ones they do have. When there are issues there are always excuses, 'our groundskeeper just left us, we are short staffed', etc. IMTs lack of preparation and ability to retain staff should not be a problem that trickles down to residents. This is a business, figure it out. This is a place that you feel like you have to fight for what you are paying for. It is a nightmare. I would absolutely discourage anyone from living in this disaster.

Our company strives to ensure that our residents have a positive experience, and with that being said, I apologize for some of the concerns you have had while living at IMT at City Park. We try our best to ensure everything works properly, but with any system, there can be malfunctions that occur. This is what unfortunately happened with the fob readers the other week. As soon as were notified of the problem, we worked on fixing it as quickly as possible. We hope that our residents are as excited as we are about the renovations being done to the pool. Once complete, it will be wonderful! We did not want to close the pool during the summer; however, we had been waiting for a few months for this project to begin. Once the vendor advised that they had a slot open up, we jumped at the opportunity to have this project completed. You are more than welcome to always submit a maintenance request for common areas or the yoga room, we also try to complete service request within a 24-hour timeframe. Since we are not open 24/7, that helps us know which areas need to be touched up/cleaned when we arrive the next day. We are open six days a week, but sometimes we do have to lock the office when we go on tour. With regards to your concerns with packages, you are more than welcome to have friends pick them up for you if that is an option. All you need to do is send us an email with your permission and their name and we will be happy to release your packages. We prefer that no packages are left in the mail room and we have communicated that to all the carriers, however, they have not heeded our request.
