I recently had an issue where my dryer went out and the staff worked exceptionally with me. They understood the need for an in-unit laundry and were able to allow me access to a vacant apartment in order to accommodate my need. They kept me informed of the date my replacement would be here and even brought it two days early. The maintenance person, Clyde, was very professional, easy going, and quick in replacing the unit. I couldn't be happier with the response I received and the great service this property has.
The area is perfect, maintenance issues get fixed right away and the staff are phenomenal but if you have a noisy neighbors it is not so good. Only live on the top floor if you really want to live here. And that is if your downstairs neighbor is quiet. When I asked if these apartments were noisy, I was told no BUT they are, I hear everything my neighbors do, it is not conducive to me working from home. I would not live here, given what I know now..

I don't regret living here but I wouldn't recommend it. Aside from the nice design, this isn't the luxury experience they advertise. Other true "luxury apartments" are available in Denver at similar rates. Feedback based on 2 apartments; mine and a neighbor/friend who also lived in the complex: Rooms are aesthetically pleasing! However, walls and ceilings are thin and you can hear everything... feels like SF or NYC. Pool opened over a year after advertised (I assume the permit they said they got when they sold me on the place did not come through). They do not honor the referral bonus. No rental discount during pandemic despite losing access to pools, hot tub, gyms, business center, patio/grills. Required to pay for parcel service even though it's not used properly by delivery drivers. Parking lots are full after 9pm. Move out documents/process are not streamlined so there's lots of confusion. Seems like they're money focused and don't value the hospitality that "luxury" requires. Maintenance staff are all VERY friendly. That was great. Some office staff are snippy, some are nice.

We are happy that you are were satisfied with our maintenance team, as they work very hard to complete work orders as quickly as possible. During the state and federal guidelines surrounding the amenities during covid-19, we had to limit our amenities to being open during business hours only. One perk about IMT Cherry Creek is that we have 2 fitness centers and 2 pool areas with grills, pool and hot tub. One of the pools is open year round and the second one is open during the summer only. Rent is based on the apartment home itself and we do not charge an amenity fee. We notify all delivery drivers of the instructions on how to use the parcel lockers. Our parking lots are first come, first serve so that we may offer parking as a free amenity. However, should you wish to have your own designated spot each day, we do have garages & carports available for rent. For our move-out process, we send confirmation emails with dates and procedures to all residents at time of receiving their notice to vacate. All move-out paperwork is available with dates, time stamps and photos. In review of your move-out statement, we were in communication via email along with the resident referral questions. In order to receive a resident referral, the applicant must put the referring resident name on the application & verified by the Leasing Team, this was not completed when your friend applied. Avoid anything owned by IMT. Lived here almost ten years through three changes in ownership and IMT and their property manager are absolutely terrible. Very unhelpful and unfriendly. Maintenance requests never done and packages impossible to receive. They go out of their way to avoid their tenants unless rent is due. Overpriced to begin with, but terrible service as well???!!!

I've lived here for two years. I have had my disputes with packages as well. Good thing they are installing parcel lockers because for awhile they had employees who thought rejecting resident mail meant packages just get dropped off at the post office for pickup. Also they need to get with the program, protect their residents and monitor parking lots with an electronic system that runs the license plate instead of relying on a scummy third-party. I am happy to be leaving this complex. Only positive is the maintenance crew who are courteous and prompt and the pub next door.

August 2019: We tried to talk to IMT staff and IMT corporate about not receiving notifications that we have packages and their response to us is that the emails are just courtesy, they're presuming residents know when they have packages because of tracking info, even though tracking info isn't always available. Secondly, there's always issues with couriers and rideshare drivers blocking the entryway (when there's no guest parking available) and their response to this was that they have guest parking available for couriers and rideshare, which completely ignores that there are issues when there are no parking spots available. They also explained to me that they wouldn't give the codes to couriers or rideshare drivers because they don't want them using resident parking spaces - which is insane, because I never wanted this to be the solution and did not ask them to share the code. I asked if there was anything to do so they wouldn't block the area that residents need to use code or key card to open the gate. So, yes, IMT is great with maintenance requests, but any other issue we've been told there's nothing they can do. I can understand not being able to do certain things like enforcing doors and gates not be propped open, but there are other issues that I wish they'd even just pretend to try and I even suggested a sign being put up by the roundabout to notify couriers not to block entryway, but even that effort can't be made. So yes, cute apartment, poor customer service. I just feel annoying and crazy for letting them know about an issue/inconvenience that frequently takes place. It would be nice if they at least expressed understanding in the frustration or the issue.

July 2019: So we renewed our lease, the cost only went up (apartment & garage) about $90+. So, here are the only complaints we've had: (1) For months we've been letting them know that we're not getting notified when our packages are delivered to the office, but they haven't really done anything accountability wise to ensure this doesn't happen. Most recently, we weren't notified of a package delivered containing medication, and another package containing checks. (2) It's a gated community which contributes to the cost of living here, but people are always propping the doors open or the gates are being left open. (3) Delivery drivers or rideshare drivers are always clogging up the entry way and parking lot, because there's not really a good spot for them to sit and wait for their customers so there's always a lot of beeping horns when there's a little jam created (I'm located right in front of the gate so I'm always hearing it). (4) They installed new faucets that are supposed to be greener or save money -- but it actually takes longer to fill any type of receptacle, the hot water quickly becomes dangerously hot so we have to use cold water with hot water always, but the water shoots out intensely after turning the knobs just a little bit, and splashes everywhere. I miss the old faucets that allowed us to control the pressure/stream. (5) The past couple months that we've visited the pool, the pool is pretty filthy with hair, trash, and plant debris - I'm not sure if the filters are broken or if it's up to us to use the pool sifters to keep it clean. (6) Cabinets are pretty dang small! (7) The recycle and garbage bins are pretty far. I'm tiny so I usually put the garbage bag and recycling in my car, and drive to the garbage bin and throw my garbage out then drive around the complex to get to the recycling bin. Other than that, we enjoy our space, location, and the attentiveness to maintenance requests.

While we do strive to have great customer service and hope our residents are always enjoying living at the community, there are some things that we can or cannot offer or remedy 100 percent. We do have guest parking for guests that is free and that is a plus for people who live here and have friends over, but it also allows ride shares to utilize those spaces as well. We have discussed the items you brought up with the rideshares and delivery drivers utilizing the area by the circle drive and gate in front of the 755 S Dexter building. The area where they do pull in and wait is the best option for the community as that is free, first come first serve to park for anyone entering or needing to utilize our community parking spaces, whether it be ride shares, delivery drivers, guests and vendors. For the package delivery notification, we are working on getting parcel lockers installed that residents will then utilize for receiving packages. There will be more information on those in the coming days and months and can be accessed 24/7. The emails are a courtesy that we attempt to do at all times to help people know they have a package in the office. However, it is not the main point of contact for receiving packages and something we try our best to do as a courtesy. The best way to always check on a package status is to go through the tracking. Despite being residents of the property, our vehicle was towed last night, to the tune of almost $300 my family's expense. I approached management about it, and despite there being clauses in the lease agreement that directly conflict with the tagging policy, they refused to offer any assistance. In the lease agreement there is a clause that says something along the lines of having "_____ hours to respond to a posted violation," and I was informed that the number of hours is left blank intentionally so that they can operate in a was that acts as a disservice to you. They refused to help in any way at all. Their major argument was that they have a contract with a local towing company that allows them to tow at-will for not having a hang tag (even if you're a resident in an authorized vehicle, parked legally), is that it's just a policy they have. There wasn't a defensible argument that supports the resident in any way whatsoever; they're interested in scheming with the towing company to make money at the resident's expense. A different point is that, my partner and I moved in this past September, and there has been a construction crew since at least that time, and said crew is still there. They park their heavy duty equipment in the resident lot, occupying up to 4 spaces at a time (without a posted resident parking tag, interestingly enough). While they didn't legally have to help, they could've. I'm not surprised they didn't though, because they set up the paperwork to protect their own minimal assets, instead of the residents.

The warning for a parking violation is intentionally left blank; as this time is not guaranteed. We do remove vehicles that are in violation of our parking policy promptly. We remove such vehicles in order to make room for permitted vehicles of residents, who abide by the requirements outlined. I would like to clarify that IMT does not profit in any way from the vehicles that are removed. We have implemented the towing policy and procedure as a way to provide community parking at no cost to our residents, and to help ensure that the parking is available for them. We provide parking permits to all leaseholders at the time of move in. These permits are how we identify that the vehicle belongs to a resident and is allowed to park in the private lot. Be ready to get notices on your door because your patio furniture is not the brand they like. Grounds are always a mess, sidewalk lights are always out. Staff blows-- the females are constantly gossiping about residents and being snarky with potential residents Significant decline in business and customer service.
I HAVE BEEN A RESIDENT HERE FOR 3 YEARS AND I WANT TO SAY THAT SINCE IMT HAS TAKEN OVER IT HAS BEEN A GREAT CHANGE SINCE GREYSTAR. THE OFFICE STAFF IS VERY FRIENDLY, THE MAINTENANCE STAFF IS JOHNNY ON THE SPOT. I SEE GREAT THINGS HAPPENING WITH THE PROPERTY AND I THINK THE THINGS THAT MAKE THE DIFFERENCE IS THE MANAGER TINA. The Sonata at Cherry Creek Apartment homes are incomplete at best. Living in them feels like something is missing. The common denominator within each unit is a cozy floor plan complete with hardwood laminate flooring, shiny silver appliances, and a gas fire place that is as genuine as a Viceroy Butterfly. The carpet and walls are paper thin which lends itself directly to your heating and cooling bills. In addition, AC units are quite old, inefficient, and struggle to please my wallet during the hot summers. Not all is lost, however. Sonata at Cherry Creek does offer a wide variety of floor plans priced somewhat competitively in the insanity known as the Denver-area housing market. "Affordable housing" is a misnomer here in Denver, but Sonata DOES offer a less expensive avenue into a concrete and plaster little neighborhood. Additionally, Sonata generally has prompt customer service and a maintenance team that generally does a complete job. You will get to know the crew by name, however, as they will be frequenting your unit often to repair and touch up many of the cut corners taken during the refurbishment of these units. I give this lovely little group of apartment a steady 3 out of 5, but generally lean more towards the high 2's. Be careful which unit you pick, and make sure your greet the neighbors and observe their activities before you sign that lease!
