Property Ratings at IMT Germantown
Come take a look at the dog run and you’ll see the only barricade between street traffic and a door with NO LOCK that goes straight into the building, is an easily to climb fence smack dab in the middle of the first floor of the garage. In my relatively short time living here, I must have heard of at least 5 different incidents in the span of a few weeks where cars have been broken into. A past resident told me they witnessed an untagged (no resident decal) vehicle wait for a resident to go through the gate and follow them. Luckily security was out and about that night. Often times security simply sits in their car and hangs out on they phones. It means a lot to the residents that they do in fact hire security here. No one else in the surrounding area appears to do that currently. But it’s a total roll of the dice as to whether the security guard takes their job seriously or not. 9 times out of 10, the guard treats their shift as TikTok time or hides away in a common room or their car and will take literal naps. It would honestly be more cost efficient to put up an actual barricade over the dog run wall, install an actual LOCK on the outside facing door within the dog run, and have an extra security camera or two to monitor entry points to and within the garage. The staff here appears to mean well, and the maintenance crew are the best. But at a certain point common sense dictates a change needs to be made because their system is broken and criminals are well aware and taking full advantage. As far as targets go, IMT Germantown is currently an easy one. I would not recommend moving here without raising these concerns with the staff. You can go see for yourself how vulnerable the dog park entrance is on your tour visit.
Blake was great in responding to a repair needed for a paint job in the bathroom. Whenever there is an issue they are always quick to respond and fix it. Have enjoyed living here and recommend it!
I've lived in IMT Germantown for the past 6 months. I can say that the appeal of this building is not just the amenities and the renovations, but the staff. Everyone is so kind, thoughtful and efficient. Even my dog loves the staff, especially her best friend, Brad. Brad is our service manager and is an absolute delight. He is incredibly attentive, ensuring our property is running smoothly, all while exuding joy.
I just moved to IMT Germantown a couple of weeks ago, and so far I love it! The location is so convenient to everything that Germantown has to offer- restaurants, coffee shops, and boutiques! The apartment itself is STUNNING and has a great layout. The maintenance team is awesome, they came out so quickly and even left me a note saying that everything had been taken care of and hoped I had a great day. Everyone in the office is so accommodating as well- Oscar and Tim will help you any way they can and ensure you have a smooth transition while moving in. I am so glad I get to call IMT Germantown home!

The actual apartments are very nice and spacious, but the staff is so unprofessional, rude, and not communicative. Security was a huge concern due to no cameras and the fact that there are 0 locks on any of the doors once in the garage. While I was there, the police and security were called multiple times by residents because there would be homeless and sketchy people INSIDE the building. There is a 2 guest limit for the amenities, so don't even think about having more than that unless you want to pay $1,000 for the rooftop or you will be scolded like a child. On top of it..when you move out they charge an absurd amount in move out fees and take weeks to even respond to the dispute. They charge different residents different amounts for the SAME fix. For example: my carpet replacement was $800, resident #1 was $330, and resident #2 was $270 (but they also charged them $3,200 to replace the FAKE hardwood floors). All of these carpets were in the bedrooms, maybe a foot difference between mine and #1 & #2, same type and same year. I would not recommend Broadstone after all of this.
Signed a year lease here and actually ended up leaving early because I couldn't stand it any longer, as did a few of my friends and neighbors. I have a LONG list of complaints, but I'll stick to the essentials (in my eyes): Front office staff is a joke. They've turned over several times and they new ones seem better....Something is always broken in the gym. The "on demand" gym room literally never worked the year that I was there. Cable didn't work in the main gym for weeks before it was finally fixed. My washer/dryer didn't work for the first month of living in the apartment. The parking garage door was regularly broken, thus we had to park a few blocks away for days at a time for them to fix it each time. Guest parking was closed due to a construction problem for about 6 months. Incredibly loud location since the cement plant is one block away - I was woken up to cement trucks around 6am every morning WITH earplugs in and a fan on. I won't continue, but needless to say, I was not a fan. Save yourself the hassle.
My husband and I lived at Broadstone for 13 months and just recently moved out. At first it was great-- quiet, well-maintained, beautiful amenities. However, as the building filled up it began to feel more like an adult dorm/frat house vibe, complete with beer cans littered and vomit/dog poop in the stair wells. There is a lot I could say, but I'll keep this simple: Pros: The location is amazing. Amenities are very nice when everything is in proper working order (elevators are frequently broken, fire pit has rarely worked in the year I lived there, fire alarms going off frequently, endless parking garage maintenance). Most of the neighbors are great. Maintenance has always been prompt, polite, and awesome. We loved our actual unit-- quality apartments. Can't really hear the neighbors much. Cons: The management is absolutely incompetent. You can ask a question to 3 people and get 3 totally different answers. Communication from management to residents is abysmal, and management rarely follows through on their promises (example: paying residents to write positive reviews....Never got that gift card I was promised). Also they're fond of "reminding" residents of policies that were never established in the first place, including restricting guests and frequently changing parking requirements. Other cons include noisy construction happening right outside our window (not Broadstone's fault, but still), inconsiderate college aged frat boys living on Mom & Dad's dime who don't care for their home, and inconsistent access to amenities.
Moved here a month ago and have had lots of problems. Move in day was a disaster, if it wasn't for me being proactive and bothering them every day leading up to my move date, they wouldn't have been ready for me to move in. I just moved to Nashville, so during my FaceTime tour of the building, I asked if it was loud being on such a busy intersection, to which they replied, "no, it's really quiet!"...in truth, it's far from quiet. I can't even open my windows it's so incredibly loud. My washer and dryer have been broken since I moved in (they're working on fixing it). It took 2 weeks to get access to a storage unit I asked for before I even signed my lease. The "on demand" gym room has a lot of great equipment, but the audio/visual equipment doesn't work, so it's useless. Overall, it looks like a beautiful apartment building with lots of great amenities. Maybe once they've been open for a bit longer and have figured all their kinks out it will be a nice place to live, but it's been far from a relaxing "home" thus far.
I have lived here for almost four months now and without a doubt it's the best place for a young person right out of college like myself. The building is still very quiet even though they are still under construction and I have never felt disturbed by the ongoing work. It's proximity to downtown makes for easy access to nightlife without being overwhelmed by tourists. Great location in up and coming Germantown with amazing places to eat in walking distance! Everyone in the leasing office is extremely nice and helpful and made moving in a very quick and efficient process. Highly recommend for anyone looking to move to a trendy area in Nashville!!
My wife and I have lived in Germantown for 18 years in a single-family in 1870 era house . Moving to an apartment will be a big change for us, but all of the people and Broadstone have made us feel very comfortable. We like the style and the amenities and the people have been most helpful and gracious. We are looking forward to a new lifestyle and know we are probably Old enough to be grandparents to many of the people moving in. We think it will all be great . Thanks Broadstone
I moved in two weeks ago and I am so impressed with everything from the staff to the amenities, our apartment, etc. As a songwriter I have been able to use the writing room multiple times already. The rooftop view and entertainment is fabulous! I could not be more happy!
