The apartment homes are beautiful, clean and have a very homey feel to them. Rebekah, Peyton, Amanda and Kyle are amazing in the office. Alwyn, John Sr, John Jr, and Johnny handle maintenance calls quickly and efficiently! Sr fixed my AC right away, Alwyn connected my dryer vent correctly and Jr fixed my dishwasher right after the new one was delivered! Jake and Ben take care of the grounds and keep the community looking amazing! Definitely rent here if you are looking for a new home!
DO NOT LIVE HERE!!! We have been here for three months. Since June 2021. Three weeks into our move in our upstairs neighbors moved in. They have a dog that they leave out on the porch and in their garage for hours on end at all times of day and night and it will bark for hours even during quiet hours and well into the middle of the night. The dog is also aggressive and has lunged at every other dog it comes across while they walk. Not only that but it has knocked out both of the screens on their windows due to the aggressive way it will bark at every dog that walks past the apartment. Its a very dog friendly complex, so their are a lot of dogs so it happens very often. We have sent in over ten noise complaints with video evidence of them breaking noise ordinances and they have received and violated multiple probation periods, but nothing is being done to fix it. There is also a constant stench coming from their apartment and I am worried for our health. Im also worried for the wellbeing of every dog at this complex as the dog is so aggressive, if it got off its leash or somehow jumped out of their apartment (which does seem likely as they leave their windows open for it to bark with no screen on) it would absolutely hurt another dog or maybe even a person. Management has since stopped replying to our emails. Ever since the management team has switched two months into our stay we feel as though they don't care for the tenants like our last management did. Why would they favor a tenant that violates multiple lease agreements over a tenant who hasn't violated anything? Do Not Live Here.

Hello, I apologize that your experience thus far has not been up to par. While there is not a name posted here I am aware of one issue that matches your description. We are not at liberty to discuss the status of another home with anyone who is not a leaseholder for that space, however, I can assure you that we are doing what we can to address this situation with the animal and the disturbances. Unfortunately, sometimes these kinds of disturbances require a bit more time, as it is not always possible to address them with a simple conversation. In these instances we do try to allow the resident the opportunity to address it themselves, and if that is not possible we may have to take additional steps to address it in regard to the lease. I truly appreciate your patience here while we work to address this one, and I hope you will allow us the time to assist you in this particular effort. I would however recommend to you that if at any time you feel your safety is at risk that you contact the local police department as matters of safety are something we rely on our partnerships with local law enforcement to address. I have lived on the property since AMLI Lowry managed it. It was wonderful then, but since Holland Residential took over and new management came in...it's overpriced, run down, and the staff (both office and maintenance) are unprofessional, rude, and inept regarding day to day responsibilities. I cannot believe, especially after reading other reviews that Apartments.com has Pilot House scored at a 5/5. NO way is this is accurate. The grounds are covered in doggie pooh because they rarely stock the pooh bags (we pay for), and the main pool has not been accessible for over a year. Not at all, not even the hot tub. They slack on their responsibilities consistently (good luck getting maintenance to fix anything), but oh my gosh...don't you dare not follow that lease to the letter and pay your rent on time (I always do. I'm just pointing out the hypocrisy) or they'll come at you with a vengeance. Long story short...go somewhere else. You can find more affordable, nicer apartments in Lowry/Denver. I have read and heard so many horror stories regarding how PH sends final notices to wrong addresses, overcharges ppl with move out fees, and sends people to collection because PH makes accounting mistakes and then doesn't properly notify tenants. My neighbor paid them electronically and he said he has proof because the exact amount of his rent came out of his bank account, but PH claims they never received the funds. They are taking him to court. It's always something with this place.
I lived in their apartments and upgraded to a townhouse. The manager, Nathalie, was amazing not only during the transition but in the day to day as well. She was always looking out for our best interests and made sure any maintenance requests we had were taken care of promptly! An amazing place to live, with staff and management to compliment. A hard balance to find these days!
The Pilot House property management company has a D- rating from the Better Business Bureau. Please do your research and be very, very careful if you do business with this company. I have filed a complaint against the management company at Pilot House, Holland Partner Group (HPG), in response to months of dealing with their unethical practices -- specifically, for HPG (i) neglecting to send a final ledger after I was forced to break my lease, (ii) ignoring communication, and (iii) erroneously sending my account to a collection agency, putting my credit and livelihood at stake. Other random issues included (but are not limited to): - Cigarette smoke permeates the hallways and common areas. - Due to "valet trash service," there is constantly garbage everywhere. - Grounds are very poorly maintained. - Leasing staff is rude, inexperienced, and unprofessional. - The leasing office and the corporate office frequently ignore emails. - "Common area utilities" fees are added to monthly ledgers, but agreement to these charges are not outlined anywhere in the rental agreement.
Pilot House is AWFUL for many reasons. They took over from AMLI at the end of 2016, when many, like us, had already resigned our lease and were now stuck with this miserable excuse for a management company. Our mailbox lock was messed up and we were unable to get our mail out. I had to report it 5 times over almost 6 weeks before it was fixed! Isn't withholding mail a federal offense? They take FOREVER to respond to maintenance requests. They decided to make over the pool, which I guess means to make it into a giant pile of dirt all summer long? That is a project that will never be complete, at least not before it starts snowing again! NOW they decided that they are not going to accept packages anymore. They make you sign up for their new fancy "package concierge service" that allows your packages to be stored in a locker. They made sure everyone knew "DON'T FORGET TO SIGN UP" by July 12th, otherwise your packages would be sent back. We signed up, went away for a long weekend, and are now being charged $3 per day that our package is not picked up (it was delivered on Friday. Today is Monday). I will make sure everyone knows what a bunch of crooks this management company is! Never live here!
Pros: Nice floor plans, office staff very responsive until you sign your lease Cons: - Prior to signing my lease I was told items would be repaired only to have maintenance and office staff give me the run around and decline repairs after I signed; poor work quality from maintenance staff on work that is done, very time consuming to follow up on maintenance needs only to have tickets closed without the work being done (this problem is mentioned in other reviews as well). - On first visit the unit looks nice, however the plumbing, floor boards, noise barriers & fixtures in the unit are very low quality for the price point.
I moved to Pilot House when it was still owned by AMLI. It was OK by then, but the new company (Holland) and the new managers simply do not care about the community. The main reasons why my wife and I moved to Pilot House were the WD in unit, the attached garage, the 48-hour maintenance policy and the friendliness of the staff. But after a while we realized that the trade-off was unbalanced. First, maintenance. They were supposed to have a 48-hour maintenance policy, where you don't pay rent for the days after that period if your problem is still unsolved. Big joke. Maintenance just mark tickets as resolved when there is still a problem. I waited for the painter for a week to touch-up the ceiling when there was a leak from the apartment above, but I gave up on trying to get it solved. A neighbor had to wait for a week to get his dishwasher replaced while being ignored by the new management. The business center is waiting for a black cartridge on the (very old) printer for weeks, and the car wash has been shut off. Equipment at the gym is constantly broken. Second, grounds. There is no cleaning on common areas except if you implore. The gym is only cleaned every couple months, apparently. The pool area is a mess. They could use a daily walk on the property to look for issues, but it doesn't look like they really care. Third, the noise. I'm not talking about kids or anything like that; it's the poor acoustic insulation and the creaky floorboards. You can listen to your neighbors walking at all times. At night, you can hear them talking. You can also hear the AC units, and they are loud and just by the windows. Inside ventilation is loud, too. I was told that the insulation was "really good" before moving, which wasn't true. Fourth, the smell. You can't open your windows from May to October. Something in the recycled water they use on the grass smells really bad. Unless you are ok with your house smelling like spoiled eggs during this period, you have no option other than having the AC on. A Lastly, safety. There was a homeless person living in the gym for more than a week and management just completely ignored our complaints saying that they were understaffed. No regards for security at all! Lights at the courtyard are constantly off during the night. There were some cars stolen from inside the community, too. I wouldn't recommend Pilot House to anyone. If money is a problem, think about how much your comfort is worth. You won't find it here.
When looking for somewhere to live, this was the last place I wanted to live. However the staff and complex drew me in more and more. I am happy to be a resident here and look forward to different events around and about.
I like where I live, but due to insane housing prices here in Denver, we are being forced to pay more for less. The leasing office is nice, and they keep the grounds up. It's becoming harder and harder to live in Denver.
