Property Ratings at IMT Mission Valley
I lived at Bella Posta for over three years, during which there were some positives (close to downtown, Amazon Hub, and quick maintenance turn-around), but mostly negative. However, I was sticking it out. Yet, after asking the status of my lease renewal that was up in less than seven weeks, I received a notice stating that they would not extend me another lease option instead giving me the option of moving into one of their remodeled apartments. Based upon seeing the remodels through windows, they look nice, but the units are horribly overpriced already given the issues with the complex. So, in the middle of a pandemic, they want me to move from my home into another one so they can charge me more. That gives you some insight into the mindset of the property managers. If you don't mind any of the following, you should love living here: the hall and your apartment smelling like cigarette and marijuana smoke due to air circulation issues; people parking in your assigned parking spot with no way to tow them; frequent water shut-offs and poor water quality that have been going on for years, with no notice; people breaking into garages and stealing your stuff; complex changes that are sold as "improvements" but really are major inconveniences like moving one building's mailboxes to another building; no visitor parking; charges designed to circumvent the house increase law (charges are about $80 a month in addition to your rent, up from about $50 in 2017); secured buildings that are left unlocked; unreturned messages to the site manager and assistant manager; poor security; routine elevator maintenance that takes over eight months to complete; air conditioners breaking in summer with slow repair time; and massive freeway noise from I-8 and I-15. This is all on top of the normal things you see in apartments: bugs, low-quality appliances and carpeting, and loud neighbors and barking dogs.
This place is an utter mess. As other reviewers have mentioned, they've been undergoing renovations. I get it, that can be messy. But it's been so poorly managed, it was a constant joke with my friends. I lived in the front building, where the leasing office is. They decided they needed to tear up the tile in the entryway, which also meant they closed off the stairs closest to my apartment, the way I normally get out of the building. An email went out saying it would start on Wednesday and end on Friday (which I thought was crazy ambitious). It didn't finish until a week from that Friday. I had to walk through a maze of the complex to get to my car because they decided they needed ivory tile instead of saffron. I was given 60 days to leave the apartment because they decided they absolutely needed to renovate my apartment (so they could charge more money). The last two weeks or so I lived there, I had basically no hot water. The water was constantly being shut off, sometimes with no notice, but even when it was on I couldn't take a hot shower. I don't think any new residents will be kicked out, since they've renovated all of the apartments now. But be prepared for the most incompetent management you'll ever experience!

For the past 11 months this apt complex has been a war zone. They are far more concerned about luring future residents than helping current residents. This complex is located next to a major highway but the good news is you wont hear it over the constant day in and day out construction. Jack hammers, tearing down siding right outside your apt, ripping up carpet outside your apt, painting inside and outside (fumes leaking into your apt), update your tetanus shot because I have stepped on nails twice! They gave us 3 days notice and told us we had to leave out apt for an entire week for interior construction. Our water has been shut off dozens of times in the past 6 months. They have limited parking and will only give each apt one space and street parking is a nightmare. Worse they are constants closing off sections of the parking lot - they will give a few days notice then TOW all the vehicles in that section. So if your out of town you may come back to an apt with people inside and your car towed. They are ripping up and completely remodeling apartments on all sides of us. Our pictures fall as the walls shake, constantly denied access to our front door by construction workers, and it's so loud you'll need the TV on full volume to hear anything. I wish someone would have warned me about this complex.

I lived there for a year, first few months were nice. Then, once we started having to talk to them a lot or confront them with a issue, they were either on their 3 hour lunch break, or no one to be found in general. Nice people at front desk, but a bit TOO care free for my living standards. Some people also living there are nice, but a lot are mean that act like they're better than everyone. Maintenance people were my favorite overall. The parking is absolutely ridiculous, even as a resident. My boyfriend and I couldn't wait to get out by the time our lease was up. Lots of bugs, lots of issues that last days. For the cost, which they raised, you're pretty much paying for the location. Only.
My husband and I have been living here for about a year now. We absolutely love the customer service here. The people that work in the front office are genuine and make you feel right at home. If there are any maintenance issues, the maintenance guys tend to it in a very timely manner, and are very respectful. It's located in a perfect place. There is a small shopping center next door that has everything from a laid back bar for relaxing and good restaurants with diverse palettes, to salons and dry cleaners for your convinience. The grocery store isn't far. In fact there are 3 that takes less than 5 min to get to. Since you're in mission valley, it's a breeze traveling anywhere in San Diego. It's perfect for bouncing from home to chores and back. Physically, it is very humble, but realistic for the lower prices. We currently live in a one bedroom for 1351$ monthly and it is much larger than what most apartments offer. The apartments are well insulated, and noise has never been an issue. Central AC is wonderful in the summer. Laundry rooms are available on each floor and take a laundry card that can be reloaded. The gym that's included has very few and basic equipment, but it's nice to have a treadmill on location. There are two pools available, that are maintained regularly. There is a hot tub and sauna as well. The parking seems to be the biggest issue, as you are alloted one parking permit per unit and they tow regularly. It is helpful though to regulate those who frequent qualcomm stadium events. Street parking is available for first come, first serve. All in all, it's competitive and military friendly for someone with realisticly economic expections.
Great price for a good area! Apartments are nice, not amazing but nice. Area is kept clean, which is nice, but there are lots of bugs, which is normal... This is San Diego. A lot of partiers live here, so there is a lot of noise on the weekends. The staff here is nice, and they are quick to take care of issues. 2 of my biggest complaints would be they are always shutting the water off and working on it, and if you get home too late at night there usually aren't any spots near the building, and you have to park way in the back, but thats still not too bad. So, yeah, move here, unless you can afford something nicer.
These apartments are in a great area for a good price, they could definitely use some updating in some places. I will say the "Model" apartment does not look like the actual apartments, so ask to see the apartment they are putting you in before you sign anything. Walls are kind of thin but if everyone's using their inside voice its okay, some people can just get rowdy on the weekends. A lot of families live here, but there definitely are the young partiers too, which you will pretty much find every where here. They do a good job at keeping the grounds clean for the most part and the office staff is very friendly and helpful.
I called to get the hours of the office so I can set an appointment to tour the community. The staff (man) was less than helpful and didn't seem like they wanted to talk on the phone or answer my questions. Luckily, a friend of mine lives there so he gave me a tour. The community is older than some of the communities in Mission Valley, but it was still nice. The pool area was nice and clean. The hallways inside the apartments smell like smoke, which is not pleasant. The price is a bit inflated compared to most of the condos a person can rent in the area or the other apartment complex up the road. If I did not have any other options, I would rent here, but I found a nicer, less expensive place across the street.
