I am a low income student so finding housing in San Diego was a real struggle for me. By the time I found IMT Sorrento Valley I had just been bought out of 2 leasing agreements by people who were more wealthy than me. I got to a point where I really thought I wouldn't be able to find housing for school until I found my saving grace: IMT Sorrento Valley. The apartments themselves are spacious, adorable, and warm; but what really sets this place apart is the kind and hardworking staff. I specifically had numerous really great experiences with Lisa D in the leasing office. I had a few roommate issues during my time here, and Lisa really helped my other roommates and I navigate the situation and was incredibly accommodating. Lisa is not only incredibly professional and knowledgable at her job, but also exceedingly caring and kind. IMT and Lisa don't look at their tenants as number and figures but as individuals. I have really appreciated my time here, and I would recommend this complex to anyone.

I have been renting for over 18 years at four places around America, from west coast to east coast and back to west coast. I don't usually leave any comments for apartments, but this time, I would like to make a recommendation and give the highest rating to IMT. Here are the four most important issues I check when I rent, the community ground and facilities, the maintenance service, the leasing office staff and of course, the location. IMT apartments community ground is all-time clean, with no piled fallen foliage or water pond. The swimming pool and spa are also always clean. For the maintenance service, they usually come next day no matter it's urgent or not. If you had ever talked with the staff you are going to find out that they are really there willing to help you for anything they can. Last but may be most important to many working professionals in high-tech industry like myself, this IMT apartment is located at the most west spot of Mira Mesa, which means it's very close to UTC area and it's also not as hot as other places in the neighborhood. Finally, if you can find an apartment at IMT that is in the shade of trees, you will be lucky to have a cool time even during the summer.

I lived there for one year and was very glad to leave this place as it was very noisy. If you neighbor just walks upstairs you will wake up. Also, a lot of pests.

The property might look nice but the buildings are over 40 years old with original plumbing that is clogged and breaks regularly. Mold and fungi grow out of the carpet. Yes. Mushrooms where sprouting in the living room. The appliances were old and broken. Two of my four burners on the stove worked. They hit you any and all fees upon move out as a money grab. The staff in the office are some of the most rude and unprofessional people I have ever dealt with. The only thing good about this place is the maintence workers. The maintenance personnel are stellar and incredibly hard working which comes in handy because things break at least monthly.

I stayed in IMT Sorrento Valley Apts for 17 months. Soon after exiting the lease, I received a bill from the office charging for a carpet replacement for the for the whole apartment plus an charge of resurfacing the kitchen counter top. I went to the office to reason with the manager over the charge. As with the carpet, though I would agreed to pay for the replacement of the living room and hallway because of some bleach spots, there should have no need to replace carpets for the rest areas including all the bed rooms. The apartment manager made various excuses to keep the charge. At beginning I was told that they changed the service provider so that the same carpet is no longer available. Actually the carpet is of a type and color commonly available on the market. In the conversation the manager simply refused my offer to find the replacement from alternative source and told me that the replacement was already finished. Therefore I was not even given a chance to negotiate. A later response by the management to my complaint was that a prorate by rental duration was applied to the charge. Absurdly it sounds like a favor but actually the age based prorate is a must by the rental contract, regardless of the size of the replacement. After all those, the management now insisted that the carpet will appear differently even if a same replacement is found, a claim could not justified since they already destroyed the evidence. The fact is, the carpet had been barely worn in those other areas. The vinyl counter top was very old and the traces of cuts I was charged for were so hard to notice that even today if I would ignore if I check into another apartment. The fact that I didn't raise them as an issue in the check in list doesn't mean that they were not there before I moved in. Besides, isn't outrageous to charge over $300 for a few minutes' work to buff the small surface? After all, it is not hard to see how the IMT Apt management covertly shift the cost for the apartment replenishment onto the tenant. That being said, I still remember having to pay for dropped pieces of vertical patio door blind just one week after moving in. My name is Adam and I am the new Community Manager at IMT Sorrento Valley. I first want to thank you for 17 months of residency. Considering your residency duration, it seems that you were satisfied with your living experience at our community, therefore, I apologize if any charges at move-out caught you by surprise and spoiled the good experience you had whilst living at IMT Sorrento Valley. As stated within the lease agreement, any damages that occur during occupancy will be reflected on the move-out statement. While we pay for the full cost of carpet replacement, the charge is prorated on your move-out statement based on the life left in the carpet. This is industry standard procedure. With the information you provided here, it seems that the carpet replacement was charged correctly. We are unable to provide future residents a home in which the carpet is half new and half aged, and, therefore, must replace the entire carpet in the home if it is beyond repair or cleaning. Photos are taken once the apartment has been vacated and we would be happy to share these with you or discuss any other concerns you may have. Do not rent from this place! I have lived here for over two years and have not really had any issues until recently when they change management. I've always found Angela to be very helpful in the office. Then, they started doing updates likes installing pressure regulators, and new fire alarms. Well, it now takes two times to flush the toilet, about 30 minutes to fill up a sink (exaggerating a bit), and the smoke alarm goes off for no good reason at all hours. They have been out four times to fix the issue, but it is still not resolved. To top it off, they were going to paint the complex. They made it sound urgent and gave 24 hour notice to clear of patios. I was away on vacation so I had my 62-year-old father come and clear off all my plants. Come to find out, three weeks later when I get home, nothing has been done?!?! When I spoke with management all they could say was sorry and yes all the residents were pretty upset. To make matters worse, I went into the office on Saturday to speak with a manager. They were not there, but I was assured that I would be called back on Monday. Monday night I sent an email, and they are just getting back to me today. I also had a maintenance request on Saturday, that is not getting taken care of until Friday. Again, do not rent from them!

Alaina, We are sorry to hear that you did not receive a callback in a timely manner. For future reference, the Leasing Manager is available on Saturdays, and both the Assistant and Community Manager (me) are available Monday-Friday. I know you spoke to the Assistant Manager in the leasing office last week, but if you need to speak to the manager, please let me know and I can reach out to you directly. The pressure regulators were installed to help reduce water pressure to a safe and usable pressure for various applications. If the pressure needs to be adjusted in your home, please let us know and I can certainly have a maintenance technician return to your apartment. The smoke detectors were installed with a 10 year battery life so that they did not have to be constantly be replaced, as well as it being a California law requiring us to do so. If your detector was faulty or malfunctioned, you did the right thing by reporting it to us. We have been told that several of them were extremely sensitive, and, if and when that occurred, we had to exchange them with the manufacturer. As far as the notice regarding exterior painting, the exterior painting was set to begin when the notice was sent out; however, the process was delayed and so an email also went out letting residents know that it would be a few more weeks before the actual paint work began. Our intention with sending out the notice was not to send everyone in a panic or cause any sort of inconvenience, but rather to prepare them for the work that is set to begin. Many of our residents have several items on their patio and we wanted to provide ample time for them to get their belongings together to make enough room for the contracted painters. Once the actual exterior painting project begins, we will send a formal notice to all residents. We do sincerely apologize in advance for any inconvenience that this has or may cause in the future. The apartment has a great location. Its price is too expensive for an outdated apartment. The apartment has roaches coming out of the vent. Water bill is way to high for an apartment complex. The surrounding has rats running around. Some of the staff are not very helpful. When its time to move out goodluck getting a refund on your security deposit because they will find a way to charge you. Stay away from this place.

The common areas of this complex are amazing, the pools and gyms are well cleaned and a wonderful perk to living here. It's also within nice driving distance to many restaurants and grocery stores as well as a very short commute to the local military base. However, there is very little within walking distance, but they do have many bus stops to accommodate for anyone using public transportation. The staff have all been very nice, though upon first arrival we had a rather large problem with mold and water damage left by previous tenants. They discounted our rent for a month, though do not seem concerned about the possibility of the mold growing or the issue becoming worse. The floor plans and pictures you are able to view online are not up to par with what you actually get, at least not in the older buildings. The lack of any storage in a small area is very undesirable and leaves a family of 3 in a situation almost forced into also paying for a storage closet. All in all I would say the complex is nice, and it is competitively priced for the area, but I would definitely plan a thorough walk through of a few different layouts before I ever rented here again.
I have found living here to be a pleasant experience. I have been at Gables Summerset for 1 year, and I have to say that for being such a large complex it is surprisingly quiet. The neighbors all seem to keep to themselves, and the staff is friendly and helpful. The grounds are clean and well-maintained. I'm not sure if these used to be condos, but everything seems to be well-built with thick walls, so you don't hear your neighbors. I am overall happy with my experience here.
