We have lived here since July of 2023 we sold our home to move closer to the city and family. You're probably at the window shopping faze looking at the great amenities the "great price" for the area and what seems to be a quiet community and brushing off the complaints due to the 3.4 star rating here which is 1-2 stars on most other websites. Here are the bullet points of what we've experienced. -Ceiling leaks cause massive amounts of water to enter the apartment. The leak was addressed but all they did was spackle over the already wet dry wall -Mushrooms growing through the paint. -Mold inside our A/C unit. -Sunday funday burnouts that lasted for hours with a 40+ person party in our parking lot. -We have colleagues that started leasing another unit at the same time as us. They were without heat for 2 MONTHS in the winter along with several other units in the complex -lastly after all of the fees your rent should be expected to be $200 more per month than the base rent. You will get absurd utility charges even if you don't use your apartment for a full month.
Paying an additional $240/mo in additional utility and “common area maintenance” fees that are not metered to my actual use. I am in a single bed, single occupant. Expect more additional fees if you have a larger unit. In addition to this, my bathroom had a massive hole in the drywall hidden behind the washer/dryer at move in. It had another hole in drywall under toilet that was simply covered with tape and paint to hide its existence. Very deceptive, very poorly managed. I would avoid living here if possible, the hidden fees alone will make you regret it bc you will wonder how it got so expensive.
Maintenance is non responsive. Complex is too big for them to handle. The 'New' apartments are all finished quickly and poorly constructed. Plan on adding $200 to whatever price is on here. Go anywhere else.
I like my unit and the view, but the only contact you can have with management is when you sign your lease. Two years ago they shut off all the parking lot lights, along with the rear building light and will not respond to maintenance requests. Several of the entry door lights are out (including mine) and we've been requesting repair for three or four months. It is REALLY dark out there, can't see stairs or keys or the thugs hanging out. There is no way to contact the office - for two years now the phone line just goes to voice mail and voice mail is full. If you call National office, they'll tell you they'll call and get somebody on it right away. You can go to the property office, but only the sales gals are there, and they will make up any story to make you go away so they can show new customers the awesome pool. For three summers the pool has been only open a few days per season. They completely renovated the pool for last summer, it looks fantastic for the new prospects, but I guess they just don't ask why there's never anyone in it. It's locked almost all the time, I think it may have been open about ten days all last summer. A new excuse every day. "Our lifeguard quit." "We ran out of pool supplies and we won't be able to get any for a couple weeks." "The city shut us down because we don't have proper emergency phone lines." "There is a new fifty dollar key fee if you want to use the pool." (only was told that one one day). "We're waiting for an inspection from the city." "We can't find any lifeguards who want to work."
Unless you feel like dealing with the most ignorant place on earth, do not. So many hidden fee's, maintenence that doesn't do anything and they don't help with ANYTHING. Terrible terrible terrible. Wish we never spent a day in this place!
Well I really don't know where to start in applied in april did my application came here on moved in date with a truck full off my property at 10am when they open. To my surprise they don't do move in till 3-5pm called and emailed for 3 weeks prior to move in date n I response. I sgould have known the what a mistake I was making. So move in date find out they gave away the 1st floor they sent me too see when I started application. So move I have to wait till after 3pm also I paid all my deposit and application fee electronicly but move in date they said they needed a chasiers ck. Ok so I jump through their hoops. Show up to move in and may new apartment is on tje 3rd floor not the 1st and completely on the opposite side of complex. Tell them is totally unexceptible and they get pissed at me lol. So we drive allover the complex for a 1st floor and I finally accept one. Been here 1 month still don't have any working stove, dishwasher doesn't dry, and the dryer has some black mulch behind the basket and has wrecked $500 worth of my dress shorts and dress shirts. Ive emailed several times a week no response. That doesn't count all the stuff I put on my green sheet. Save yourself some head ache and find somewhere to live. My lawyer was here to document all the issues last week. I guess has to go there. Place really sucks.24 HR fitness is only during office hrs. They can't get the keys done for everyone bet pool doesn't open on time either. SUCKS FIND SOMEWHERE ELSE TO LIVE.
I have been renting here for almost 2 years coming up in July. I have constantly filed complaints for no hot water & A/C dripping water inside home on electric cords, You also have to pay for uncovered parking, hidden fees & maintenance is trash. They take a month to fix a problem & when they do they have to come out again because of a half done job.
I have been a resident for 2 1/2 years. I have submitted the same request for blinds repair 3 times, they mark it as complete and do not fix it. I spent 3 days in the winter without heat because no one in the office was answering the phone for my emergency maintenance repair. I have a leak from my bathroom to my dining room that maintenance started to repair a year ago and never came back. Unfortunately, this list goes on and on.
They do not respect your time nor money invested. I was denied based on income which was questionable since I could pay off the rent in one paycheck but whatever. I have called them about 10 times trying to see if there is anything else I can do and also to get back the 500$ holding fee, and I just keep getting the same run around of no one that can answer my questions and leaving a message that never gets returned. I learned my lesson to trust reviews and I’m glad I didn’t get approved if this is how they treat potential tenets I can’t imagine actually renting from them.
The apartment has not been renovated, but we were charged renovation fees, there are other charges wrt utilities that are bizarre. The conversation with management left a lot to desire for, when asked what did a particular charge mean on our rent, they replied with "I am not sure, it has no description".
JRK Properties has ruined this complex. What used to be a decent place to live has turned into a dump hidden behind updates to the clubhouse, buildings whitewashed with paint, and pictures of beautiful apartments that don’t exist. $15 for parking in an uncovered lot, littered with potholes and overflowing garbage from the dumpsters, without a guaranteed spot. I am going on over a month without a washing machine and all of my work orders have been closed out without resolve. A neighbor’s boyfriend broke a window on our common hallway door when she wouldn’t let him in. This was before Christmas and it’s now mid-February. Office staff turnover is high and when you call, it’s routed to someone offsite working for an outsourced call center company. Do not rent here unless you enjoy paying for amenities you can’t use because they don’t exist or don’t work.
I don’t even know where to begin. These are the worse apartments I have ever lived in. Please do not be fooled by the pictures. The office staff is incompetent as well as maintenance. If you have a maintenance emergency please forget about it. They will have you create a work order and mark it as completed and maintenance will NEVER show. You will never reach a person on the phone either. They don’t have any of the amenities they have in these photos and they put on hidden fees for the first 2 months. RUNNNNN!! This place is awful. You can do better.
Once you pay your deposit, they do not give your almost $500 deposit back until up to 6 weeks after your denial. Your decision will take about 2 weeks as well. And they mail it as a check to the address on your application. Not only was it incredibly difficult to get in touch with someone in the office, but the number given to me to call about my deposit does not answer or respond to emails at the email given on the voicemail. It is absolutely inconvenient at a time like this. I regret I ever applied here.
Previous tenants had moved out less than two weeks before my lease was signed. Not fully cleaned, updated, nor was I given a key to access apartment
Ever since JRK Property Holding took over management about two years ago Independence Green Apartments have been on a downward spiral. Honestly the management could care less about any of their current tenants. There is trash all over the property. The dumpsters are always disgusting and overflowing with trash. This property advertises having nice amenities, but they have always closed or out of order. For example the pool was only open for about one month this summer before the water turned green because management never cleaned the pool and it has since been permanently closed for the year. The property is covered in down trees and the grass rarely gets cut. On top of it all maintenance takes weeks to address any problems within the apartment.
Upon moving in, apartment was absolutely disgusting and filthy, and didn't have a working smoke alarm or dryer. Carpets stained in every room, walls drawn on with markers, smiley faces, even HAIRS covering bathroom walls. Toys and beads scattered around left behind. Leasing office never made it right. They don't answer the phone and don't call you back, the mailbox is always full. Maintenance here is a complete joke. Trash and mailboxes super far away and multiple mailboxes opened with one key. No package service, they sit out in the rain. Basically if you have any issues they don't care.
Since JRK Property Holdings has taken this complex over, it has been a steep decline in every aspect of what an apartment complex should be doing. This company is infuriating to work with, and is a great example of what putting profits over tenants looks like. Simple question you want to ask? The office does not answer phones, and their voicemail box is always full. Any emails sent do not receive replies. If you walk into the office, you’re told to sit in the waiting area by the “manager” until one of the already busy staff members are done working with a potential new tenant. Want consistent hot water? In two years at this complex, the hot water broke on five separate occasions. When this happened with JRK, it took them OVER A WEEK to fix. Upon requesting a week’s worth of rent back from them, the issue was miraculously fixed two hours later. Want a clean complex? Once JRK took over, they immediately REDUCED the size of the already full garbage containers, so there is constantly trash and litter blowing all over the place. They seemingly never pick up the trash from the green space receptacles (dog bags), and the grass is rarely cut. Want to use the pool? The pool has not been operational since the summer of 2020, due to the “inability to hire a lifeguard”. Lease contract questions/renewal? I received no contact from JRK when it was getting close to my 60 day notice requirement, so I had to draft my own letter, hand deliver it to the office, and send a copy by email to make sure they were fully aware of my intent to leave. Pest problems? The pest control people only come on certain days of the week. This was great news when I had an ant problem, and no one could be sent out for 48 hours. I instead had to manage it myself. By the time someone got there, they put a couple extra traps down and called it a day. Basic maintenance fixes? It took over a week for a 3rd party maintenance team to come out and change the lightbulbs in the building. By the service member’s own admission, they were understaffed, and the complex only has them come out one day a week. Want a nice online portal? Their online portal is laughable. About all you can do is pay rent, submit a maintenance request, or review them. For the paying rent piece, you cannot see any details to your bill, only the amount due. If you pay online, there is no record of your payment transactions.
Please run far from this place. On my move in day my apartment was infested with live and dead roaches. Exterminator was never called
They are so unprofessional I just moved here March 5, 2021 and I already had a move again first time with me until the wrong apartment then I had to spend more money to move into the other one that they put me in was still the wrong apartment things was already broken and it was dirty inside was not clean and it’s hard to get in contact with anyone they don’t answer their phones they rush you out of the office and you talk to a different person every day it’s not worth the money you spend here they are like the Jenkee promoters you don’t get what you take a tour of at all all I do is lie here and I was told that I was supposed to get something off of my rent for all of the issues that I was having and they haven’t even been a full month that I stayed here now they’re telling me I can’t get anything off definitely a waste of money and I am so upset that I have to spend 12 months here I wish I had read these reviews ahead of time before moving here was the worst decision ever
Do not rent here!! I’ve had issues with bed bugs, flooded kitchen, leaking ceiling, mold on ceiling, calls, emails and follow up emails go unacknowledged- maintenance and apartment management do NOT care about residents!! They will put low rates to move in, but when renewal comes they WILL put rent up MINIMUM $110. The units are old, closet doors don’t close, appliances are old, they paint over paint over paint so there is a thick layer of cheap paint on the walls and bath tubs, they don’t clean or prep, so you’ll find bodily hair painted onto the walls in the bathroom and random other places on walls. Honestly, save your money and find elsewhere to rent, the pics on the website are NO WHERE near what the apartments are actually like!!
Currently living here and I cannot WAIT until my lease is up. I’ve woken up for the past two days to no hot water, or no water AT ALL. I bet they’ll still charge me for my utilities though. I wish I could give this place a negative star. You try to call and speak to someone and you can never get through. This place is raggedy. Not to mention they tried to move me into a dirty apartment. I had to ask them to repaint and clean the place before I moved in during this COVID pandemic. They didn’t cut on the heat until end of October so you were forced to live in a cold apartment. They offered me a space heater then never gave it to my of course. I have to purchase 2 because they wouldn’t cut on the heat and it was 30 degrees at night. I’m sure it’s more but I’ll stop here. DONT MOVE HERE
I wish I could negative star to this community. Independence green under JRK is simply terrible. Maintenance is just pathetic. If you complain about maintenance requests they will say "You are free to vacate the apartment". Stay at least 10 miles away from this apartment. If you want to stay in an apartment without heat for weeks during winter then this is the best apartment in Farmington. Their advertisement on the website saying 48-hour maintenance guarantee is fake, you will suffer for weeks
I have been living here for 3 years now I must say since new management came about they have been money hungry around here it’s unfair durning these times we are going through how much money I’m putting into a apartment thats very small and not worth my penny at this point I am paying almost 1k to live in the smallest unit in the complex not to mention issues with the heat around here maintenance takes forever they increasing the rent sky high they lie and say it will be reasonable just to get you to renew I promise you I will be leaving this place. We are going through hard times right now and all this management care about is money they don’t care about us residents
If I could give zero stars I would. Actually a negative. My sister lives here and is stuck in a lease for a DISGUSTING APARTMENT! There is brown water leaking from the light fixture in her kitchen right over her sink that left a puddle of disgusting water! There is also brown water leaking from the ceiling right in front of her bedroom that left her carpet underneath soaked and smelly! She is a nurse who works 12 hour shifts and will come home from a long day of work to her toilet overflowing and a puddle of water on her bathroom floor, and this happens at least 3x a week! She has also slipped and injured herself on these wet floors TWICE and the management still doesn’t care, they refuse to move her into a newer unit, and won’t let her break her lease. Not to mention the bug problem, the blinds that have been broken since she moved in, and the broken cabinets upon move-in! They didn’t even TRY to fix the place up before moving her in after the last resident! The management is extremely unprofessional and not accommodating at all. They do not value their tenants! PLEASE save your money!
Leasing staff is awful, they give you the runaround for everything. No maintenance people when things break it takes forever. They had months to hire a lifeguard so they could open the pool for their current residence, never did all summer but lied and said they were going to. Any adminities that they have they don't really want you using like the indoor pool as well as the sauna. Don't waste your time nor your money.
This place is the worst. Their leasing office is completely worthless, and they charge random fees when you’re about to move out. Also not the safest area in the world for a family. RENTER BEWARE
I moved in May of this year and ever since then this has been the worst experience of my life! My newly renovated apartment is infested with bed bugs! I had someone come take a look back in September and they said that it looked like they have been there for about 6 months! Mind you i just moved in the middle of May! No i did not use a old bed set! I brought new furniture! The pest control people that they work with do not do what they are supposed to do! It took them TWO WEEKS to come out and “spray” and another TWO WEEKS to come back out to see if there was any “activity”! I am ready for my lease to be up so I can move away from here! They are inconsiderate and I will be contacting corporate! This is very serious!
We have been living in Independence Green Apartments for a year, and we have just renewed a lease to stay for another year. We feel we made the write decision stay one more year and right choice for quality of life; it's a great community, very quite, safe and shopping complexes are right across the street. The staff in charge is very friendly and professional especially Maya who is very friendly and professional to handle guest. Of course, I should really talk about maintenance, staff have been immediate respond to issues and fix it immediately. We are happy to be here in Independence Green Apartments. This apartment is so horrible. When I sign up this apartment, I heard that they provide carport, but it was not a carport, it is just an uncovered On the summer, the AC sound is so loud like airplane jet engine, but it was just a beginning. On the winter, the heating is not working properly. I tried to put several requests, but they are not caring. Although they do something, the boiler is not working enough still. At the night, the neighbor below is tuning some weird bass sound during night to disturb my sleep cycle. I cannot sleep comfortably now. The leasing office is just caring of gaining new lease agreements, but they are not caring quality of life in the community. This apartment building is not good for blocking any kinds of noise. Neighbors are noisy. I heard that some of my friend experienced heavy smoker to move out. This apartment is not cheap, but overpriced compared to the quality of life. The customer experience manager would post answer with some apologize, but I am not trusting he or she anymore. Please avoid this apartment.

Lived here for less than a year due to apartment infesting with cockroaches. Was forced to pretty much move out, because my family couldn’t live in the apartment without seeing these bugs. The maintenance did put forth great effort to remove these bugs, but it was evident that these creatures were there before us... and zero compensation was given for having to throw 60% of our household items away and having to evacuate. Pool and dog park were absolutely great, great location. But I don’t want to pay to live in a place infested.

Many issues with this place: -VERY expensive utilities. They are bundled together, so I (a single person that is very conscious of being green) have a massive water and heating bill monthly. Not sure why my heating bill is pushing $90 if the average temperature for the month was 70F and my heat is off. All the while, the heat can't keep up in the winter. -plumbing (toilets not flushing all the way being the most annoying) -(not the apartment's fault but...) Very loud. Right off of the highways. Halsted seems to attract large trucks and racing muscle cars at 2am -Expensive for the size and quality of the apartments I don't feel like writing any more, but I hope you get the picture of my experience here.
Although I would consider it a descent and safe place to live at, I would also recommend you take pictures of the condition of every area of the apartment at the time you get it and when you leave it. This should be standard practice for anyone renting a place, but I made the mistake of not doing so. At the end of my lease they were claiming 3 stove burners were missing even though I'm sure and honest that I did not loose them or other item from that unit. Please be aware future residents, at the end they have almost all control over the situation and you might get charged for stuff you have no control of. I used to feel happy with my experience, but at the end extremely disappointing.
Don't rent from Independence green or the Haymen Group. They have it hidden in their contracts that if you don't notify them of your intent to leave, even if that intent is to leave at the end of your decided upon lease date, you will be charge for 60 days of rent. They will send out a form asking if you plan to re-sign a lease around may and hidden at the bottom is a statement about this intent to vacate procedure. If your intent is to leave at the end of your lease that doesn't matter. DO NOT RENT FROM THESE PEOPLE. This is a shady practice put in place to specifically make more money.

Pros: -Nice grounds, lots of trees -Great location for the highways -I like the layout of the single bedroom apartment; very efficient for the size Cons: -Beware of many hidden fees: parking (no, not covered or reserved, just a flat parking fee), 'upgrade' options, and how they bundle utilities with your neighbors so that when they waste water, you'll pay for it. None of this was brought to my attention before signing (apart from the upgrade cost), and now my bill is a good $100 more than I expected to pay per month. Pretty big bummer. -It is on a major road, so it can be pretty loud in the front apartments. Doesn't bother me, but I know it can be a factor. Just an okay experience for me so far, but we will see how it goes when I need maintenance and do my best to update this review.

My husband, cat, cockatiel & I have lived here, very happily, over 4yrs. now & plan to indefinitely! We'd sold a large house we owned, when our 5 kids grew up & moved out & after looking at many complexes in Farmington Hills, Livonia & Novi, all day long, these were not only best price, but our favorite, regardless of prices! We chose the smallest apt. size & have a gorgeous scenic view, w/ a wide variety of wildlife that we can see from our living room sliding doors, as well as many different birds, that we LOVE! There are resort-like amenities, beautiful outdoor pool & indoor pool, sauna, volleyball/badminton court, tennis courts, new doggy park (separated for large dogs & small dogs ), grilling area, picnic area, ponds, bridges, benches in scenic areas, doggy bags, and so much more. I'm shocked when I hear anyone complain about the office staff/maintenance or complex... from the first day we moved in, they have all been exceptionally professional and attentive. Anytime we need something in our apt. OR our general building fixed, whether minor or major, our experiences have been they get someone over to us to fix it, very quickly, and not only do they do a good job fixing it, they have always come over with a friendly attitude and smile!. We haven't had bug issues either, but, for prevention, since we chose a ground level apt. & I'm phobic of spiders & centipedes, they have NEVER once hesitated to send (included in rent) their contracted exterminator over to spray inside & outside of my apt, anytime I ask them to, which is about every 3 months in my case & they use a formula that does not require us to leave our apt and does NOT hurt my cat & bird! When our washer/dryer broke too badly to fix a couple of years in, they replaced it with a brand new set. When our toilet overflowed (no fault of theirs) they sent maintenance over to suction up all water for us immediately & sent carpet contractor over to clean/dry affected areas of carpet and sanitize it. ALSO, they occasionally have FUN social gatherings everyone is invited to... they had a Fun Trunk Or Treat at Halloween time that was a blast! They had a Cinco De Mayo party and last day of the outdoor pool being opened last year they had a pool party and let the dogs swim before closing it down for the season. (Indoor pool is open year around.) At Christmas they had a Toys For Tots donation barrel to collect toys for low-income children. We beyond love it here & consider it exceptional!
They pretend to be friendly but whenever they have problems with the third-party online payment, they send tenants official letter, defining the deadline to vacate the apartment or else come to the court! at least it happened to me several times! there is always water shut-off normally morning-to-noon and it seems like they really do not want to renovate their one-bedroom museum! and once you move in do not expect to see new carpets and fridge. You will find 4 mature immigrant people living in a one-bedroom apartment. So do not expect to have calm and peaceful environment. I wish negative star was available so that I would give them negative one not even a zero!
Worst 5 months, can't wait until my lease is up. Maintenance is awful, I highly doubt that any review saying otherwise was writen by an actual tenant. It took me personally going to the leasing office to get my heat working and it still doesn't work properly. I wouldn't even waste my time here unless you have no other choice. No central air and outdated radiator heat isn't work the money. Under new management, but I couldn't tell. Same old run down apartments.
Lived here for a year. I like washer and dryer in apartment. Quiet. Building clean. Repairs are responded to almost immediately. Going in for year 2. Management very professional. I know I made the right choice when I moved here.
Independence Green was my choice to be closer to my job at Trinity Home Health Services, before I retired. Now that I am retired, my one bedroom apartment, still serves me very well. I love the walk in closet, bathroom and the kitchen space. As well as my in apartment washer and dryer. There is loads of room for all my shoes boxes , clothes, etc. It is very quiet. I enjoy walking to pick up my mail. As well as, enjoying the swimming pool. When services are needed for repairs, etc., it is always timely.
I am really enjoying my new apartment. I moved here mid July and I am loving it. I love how on cultural diverse it is. I love going on walks in meeting new people. Everyone in my apartment complex is very nice and friendly and the staff was very friendly and helpful. I really have been enjoying the pool if you have recently closed. I wouldn't change much about living here.
When I first moved in I had to deal with bed bugs which was the absolute worst experience but the apartment complex management and maintenance dealt with them and compensated me on my rent as well as gave me a credit for the items that had to be thrown out. After that, other than the rude office staff, the neighbors were quiet, the view was fantastic and April in maintenance was wonderful. Truthfully, if it weren't for the office staff I would give this complex a 5 star review but they were rude, condescending and unpleasant in every way.
I've only been here a few months, but the staff and maintenance have been on point. Any issue or concern is addressed promptly. It's fairly quiet and I'm close to everything I need.
Windows look good but aren't sealed so expect drafts in the winter. Heat works but drafty windows means I had to run heat at 90 just to keep apartment warm. Their solution:window plastic at renter's expense. You can hear neighbors conversations and walking. Decently kept.
My apartment is located in Farmington Hills, MI. I moved here years ago, to be closer to my job. Now that I am retired, almost 10 years, I still enjoy my apartment. It is close to shopping, movies, gym, restaurants, the pool, the mall and so much more. The staff is always available when you contact them for assistance for any service that needs their attention. It is a great place to live.
1. Apartment Management/Staff: The Independence Green Apartment members are very friendly and taking care of residents and solving their issues quickly. 2. Apartment grounds Volleyball ground, Beach Volley ball, Tennis Ground are very good. 3. Community Amenities Indoor Heated pool, Out door Pool amazing. Full greenery ground near to the apartments pleasing and relaxing. 4. Rental Price Nominal and value to the price. 5. Maintenance 24 hours emergency Maintenance team available. Solving all the Maintenance issues quickly and correctly. I like my apartment and will refer my friends to live.
This apartment is in a great location. Quiet and safe. Close to major highways, shopping centers and downtown Novi. Maintenance responds fairly quickly and does a good job. The downside is that the apartment is somewhat dated and the staff can be very rude.
The Apartments are old and not updated. Have to pay for every utility including parking. The Maintenance is very fast, but keep having problems. Overall their overpriced and needs to be updated badly.
I've been here a few months and am impressed how they are quick to fix any issue you may have. Maintenance and the staff are on point with any questions or concerns I may have. It's pretty quiet and I overall am enjoying being here.
