My girlfriend and I moved in here a while back as our first apartment as a couple. The amount of compliments we get on our view? People think we pay so much money, but the landlords are really easy to work with you on pricing as long as you are a good tenant paying rent on time and keeping your place in good condition. There used to be a lot more airbnbs and odd things going on during COVID but now its really cleaned up. Recommend to all my friends
We've lived here for a year now and plan to immediately re-up our lease. The units are industrial and modern, and our view is probably the best we will get in the city without paying over $3k a month. Management is phenomenal - we've had minor issues like small sink leaks and within 24 hours maintenance has already fixed the issue. We have on site garage parking, and it's a game changer to have your car in an area with video with no concerns about my care getting broken into in North/Center City. Plus, bar and restaurant downstairs is awesome and close to Juno, Triple Bottom Brewery, Love City, and more.
The apartments here are beautiful. Some of the layouts I visited a year or so ago were a bit odd but most seemed fine. I lived in a 2-bedroom for 1-yr with a roommate and we had a great time. We’re in our late 20s & moved to Philly right before moving to IP lofts about a year or so ago. In that sense, we’d wish that front desk or management would have more recommendations for the neighborhood — they’re super nice, always helpful otherwise. The management is nice, I just wish that they would work a bit more with tenants on some of the issues that we raise (for instance, it would be really helpful to have tenant-assigned spots to avoid having to search for a parking spot when coming home..). Try and negotiate your lease a little, it’s getting quite high for the neighborhood. While there used to be quite a few parties esp. on. lower floors (I’m on the 7th floor so I don’t hear much) this has quieted down over the past 5-6 months (i'm writing this review in march 2021) . Was sad to have to move out after a year here.

Move here if you're looking for a cheap motel party vibe! Ownership and management are beyond poor. Be prepared w/ dealing with the co-owner. If he's talking, he's lying! Moved in when the building opened and thought it would be great. I was wrong. The building has become overrun with AirBnb and So Sutie so be prepared to deal with randoms constantly along with constant maintenance and partying. Security is laughable at best. Management refuses to change gate codes so if you know, then you know! Parking... good luck! Residents pay $150/month but if you arrive home after 8pm you will find that AirBnb partygoers have taken all the spots. Management refuses to assign resident spots and when asked, the response was, "we would rather oversale parking then reserve for residents" . So good luck! Oh, and utilities, have fun trying to understand that one! They don't sub-meter units individually, they just put a random charge on your monthly invoice. Get ready for the lie when you ask them to explain the charges.

To enhance the experience of our residents' stay, they now have the option to choose an assigned parking spot with a surcharge. As for utilities, since July 2020, we started to charge a monthly fixed rate based on unit types. Prior to that, we heavily subsidized all utility charges and only billed a portion of those charges to our residents We take pride in providing an ambient atmosphere for all residents, so that our residents can enjoy a memorable experience here. Thank you for your comments, which has been constructive for us to strive forward in improving our services further.
We are tenants at this building and are writing this review for anyone looking to lease here. The building is nice and a good price and the staff here are truly lovely. Unfortunately about 3-4 floors are being rented out as airbnb's (something never mentioned to us beforehand and also that they take no responsibility for) and theres a new restaurant/bar opening up attached to the building. The issue with having so many airbnb people in and out is safety and comfortability especially when they don't have a lease to oblige by or the care of it being their home. Many people have access to the building which I know has resulted in at least one incident) with front desk security only here part of the time (this varies week to week) Mon-Th 11-10 and Fri-Sun 7-11. In addition it means large groups of drunk people to navigate with in the elevator and around the building especially when an event is happening nearby. With a new restaurant/bar opening up while it looks great and will be convenient the front entrance is near the building entrance and with traffic flow and alcohol and once again limited front desk security it will be interesting to see how it plays out. In addition parking is $$ and our guests park in the street, yet airbnb guests can park free. For the amount you would be pay here (rent+utilities) look for a place with better security and less craziness, there are better options around the area.
It's possible that these would be nice to live in...for some people. The unit look nice but are an odd shape. Parking is expensive but expected, it's nice they have that. But the experience with the staff made me feel uncomfortable due to the unprofessionalism. The front desk staff seemed to be..on a different level. That made me feel unsafe even though he was very poilte. The Rep who walked us through couldn't asnwer any questions about the area and was also wearing sweat pants. Just somethings I would consider if I had any problems in the unit and needed services. There was food left in the fridges and shoes in the closets from the workers which was gross. that can be cleaned. Additonally there was a group of swedish band members carrying a bag of beer cans from their garage.. which made me feel like perhaps someone in the building uses their apartment for Airbnb....Overall, I was given a bad impression. But the units are mondern and may works for some people. Again, it could be nice if it wasn't for the bad tour experience.
