Property Ratings at Indian Hills Apartments
I have lived here for several years. The staff have always been pleasant and service tickets are handled quickly. I rarely hear my neighbors unless it's in the common ways. Walking distance to the store is a plus.
I moved in last month and it's very quiet here, the staff are very helpful and I love the apartment. Love the kitchen too!

The staff works hard to keep this community beautiful. They keep it clean and beautiful. The Maintenance supervisor really is an asset to the property. The office staff are also very efficient.

Tile falling in shower. Windows that leak when it rains. Tons of slugs, spiders, and ants. A mouse once. Thinnest windows ever. Hear people walking by outside. Management lied several times saying they would fix things that they never did. Water turned off for "building maintenance" every other day, with little to no prior notice. No ceiling lights or ceiling fans in the living room or bedrooms. No A/C vent in the living room. Disproportionate heating and cooling (hot in one corner, cold in another). Ugly bumpy walls, identical to bumpy ceilings. Air filter that NEVER gets changed. Decided I would change it one day, only to find out the metal gate was painted and sealed to the wall. Peeling it would release the lead paint from years before (signed an addendum regarding lead paint on the walls). They act like you can put in a stack able washer and dryer, but good luck finding one that's the right voltage. They don't make them anymore. Pool is a joke. Always broken, tiny, doesn't go deeper than 3 feet. Can hear every movement upstairs, even cats running around. If your neighbor decides to sit outside with company, you will hear every word of their conversation. No insulation, year round. Always a draft. Modest thermostat settings (74 daytime, 68 nighttime) and bill $85 average for a downstairs one bedroom. Not included in their ridiculously priced rent (which they increased about $30 each lease term) is an average $50 charge for water, trash, and sewage, which is measured by building, not unit, and then divided by how many bedrooms each unit has, rather than occupants. Hardly accurate. I could hear my upstairs neighbor, inside their apartment, opening a coke or having their phone ring. Could hear my next door neighbor having a normal tone conversation inside their apartment. So many layers of flooring in the kitchen that both closets off the kitchen rub the floor loudly when you open them. Had my whole apartment smelling like dirt smoke on several occasions (we don't smoke, neighbors were smoking inside their apartment). Always doing loud construction and leaving things like nails behind for you to accidentally step on. Water damage in bedroom closet. A couple other mild annoyances: loud school across the street, cars driving by (also a stop sign outside that prolongs the noise) with bumping music that shakes your apartment, neighbor kids tore things off my car, no lights in the parking lot, raccoons in the parking lot. Don't move here!!!

Marissa, We did see all five of your reviews come through and rest assured we take these issues seriously. We cannot find your name on any recent leases though so it is difficult for us to address. Please feel free to reach out to us at customerservice@bsrtrust.com and lets discuss further what we can improve especially if you are still in your apartment. If you are no longer living at Indian Hills you may not be aware of the recent investments into the Indian Hills Community that we have made to renovate it. Sincerely, Indian Hills Ownership
