Lake Orion is located approximately 40 miles north of downtown Detroit. Property Ratings at INDIAN LAKE VILLAGE APARTMENTS
The units themselves are outdated and poorly maintained, I had waters spots on my kitchen ceiling when I moved in that has still not been fixed. There is a perpetual leak in my sliding glass door that has not been fixed and is beginning to mold the carpet. Every spring my unit is infested with ants due to the slab construction and the building being located in a literal swamp down wind of a garbage dump. I have had to call emergency maintenance 3 times in an 18 month period for severe water leaks due to faulty plumbing in my unit as well as neighboring units. The property manager is the most unpleasant, unprofessional person I have ever met. It took 6 months to replace a door shattered by the landscapers and every time I called to follow up, there was a new excuse. More recently, I called about the rent increase and was greeted with a gleeful explanation of how great the rental market is (for owners) and to expect continued increases in the future. They praised other property owners for jacking the rent up by hundreds of dollars a month without pause or a hint of sensitivity to what that means for struggling families. Part of the explanation included a bald faced lie that the MONTHLY water bill for ONE building is in excess of $22,000. I'm no utility expert but I find it incredibly hard to believe that a building with ~20 units can use more than a thousand dollars of water per unit per month. The pros? The other office staff is very polite when you are able to get a hold of them. The maintenance crew is very nice and seems to respond in a timely manner for smaller repairs. Although they have struggled with basic tasks in the past (4 separate visits to replace a doorknob) The complex is located in a very convenient area In summary: Do not even entertain the thought of renting here. To the property owners: I highly recommend a re-evaluation of your property management before you lose more families due to their astonishingly unprofessional mannerisms and abrasive nature.

I am having a hard time understanding the negative reviews for Indian Lake Village regarding management that doesn't care and poor maintenance. I have lived at Indian Lake for nearly 11 years now, moving into a larger apartment when my family grew a few years ago. My husband and I love it here! The staff is friendly and responsive to concerns, maintenance requests are taken care of quickly, correctly, and professionally. If these tenant's are or were having issues with their apartments they obviously did not speak to the property manager because she has immediately resolved any issues we have ever had. It is very apparent that she cares about this property and her residents as she has always went above and beyond to make sure we were happy and comfortable in our home. If maintenance repairs were unable to fix the problem she didn't hesitate to replace the appliance all together. If my washer was shredding my clothing I would not continue to use the machine because that makes no sense, I would contact management to get the issue resolved. Don't listen to the negative reviews, this place is awesome, well maintained and managed. Pamela L

This place looked amazing, but the truth its not. Management is a joke. Clearly they lack communication with each other. Doesn't matter how many times you tell them and how many different ways, they still can't comprehend. The washer shreds EVERYTHING, and I mean everything. So whats the point of using the washer if I have to buy new clothes each time? In addition to the shredder, it leaks all the time. I was told I was putting too much in the washer. Okay, so I washed one t-shirt and it still leaked. Seriously!?!? Maintenance and management don't care. Dryer doesn't work, I have to run the clothes through the drier at least five times. The place looks nice, and staff is friendly until you sign the contract, then it is impossible to get a hold of them. Look elsewhere, its in your best interest.

Our apartment had bugs and it sounds like others too based on comments from our neighbors. The management staff is terrible. Pay a few dollars more for the piece of mind of not having to deal with them.
You can hear everything through the walls, staff will try to persuade you that you can't hear any sounds. There's a no smoking inside pollicy which is good, but tons of people chain smoke right outside your only way inside your appartment on their balcony, making the no smoking policy only good when you stay inside all day. In some rooms of your appartment you can stronglt smell the food of your next door neighbors or even hear their toilet flush.
This is an amazing apartment. My daughter and I have lived here 2 years and just signed another lease. The complex borders Bald Mountain Recreation Area. Our apartment faces the woods. If you enjoy nature this is the place to be. The grounds are well kept and maintained. The staff Is very good and friendly. If you have a problem they handle it immediately and if they can't they let you know and get back to you asap. You are close to Great Lakes Shopping, The Palace, Lake Orion downtown is very quaint and has events all during the year. There are many lakes in the area to go to for summer fun. We are planning to stay here as long as we can afford it.
Don't let the looks fool you!! Windows so poorly done forced by office to run space heaters in winter my electric bill $400 a month it cost $30 a day to run a space heater walls are so thin you can hear your neighbors every move I know things about my neighbors I shouldn't because I can hear everything you hear them talk shower flush washer dryer sink tv door slamming everything the staff in the office is beyond rude I've been calling since October 20 for maintenance issues guess how many times they have answered the phone?! 0 yep zero!!! Why even have a phone? I have been here 5 years I should have followed suit after watching every single one of my neighbors come and go many didn't even stay the whole lease trust me when I say yes these apartments look AMAZING but it is beyond a headache to live here and there is something seriously wrong with the water if you do not immediately take clothes out of washer they smell horrid and even then sometimes they still stink I have spent hundreds on washer cleaners nothing works also black mold grows in shower and toilet if you don't clean at least every 2 days I have had some serious health issues since living here I will be getting the water tested at the health department this week
This is the perfect apartment if you'd like to get away from the city, but still be close to cute shops and restaurants as well as one of the major shopping malls of Michigan - just a quick drive away. Bordering a park, this place is perfect to relax and make your own home.
After looking at about a dozen places in the area, I was frustrated with my options. Indian Lake Village was the last place on my list, and far exceeded the other options. The appearance is great, inside and out. The location is great, being about 10 minutes from Great Lakes Crossing, Meijer, Costco, etc. Most importantly, the complex is very good about salting and plowing in the winter, which obviously is an essential thing in Michigan.
MY APARTMENT SUITS ME. I HAVE 2 BEDROOM, 2 BATHROOMS, A DINING ROOM AND A LIVING ROOM AND, OF COURSE, A WASHER, DRYER, AIR CONDITIONING, WALK-IN CLOSET, AND ANOTHER LARGE CLOSET. I AM ABLE TO HAVE A CAT AND PAY $840. A MONTH. I ALSO HAVE A CARPORT. BEING A SENIOR, I AM NOT SURE HOW LONG I CAN AFFORD THIS APT.
Indian Lake Village Apartments are wonderful. What attracted me to the complex is that there is a washer and dryer in each unit. There is also a gym and a pool on grounds. The staff is friendly and attentive. I had an issue with wasps on my walk out patio, and within an hour there was an exterminator there and he took care of the bees. My closet is also the size of a second bedroom. It's also close to I-75. I absolutely love the complex!
I've only been living here for about a month, so far the neighbors have all been nice and helpful. And the apartments themselves are pretty well made and quite new and clean. The only issue I had was with the water heater but then I realized it was on the vacation setting(energy saver mode) so it was an easy fix. otherwise appliances are new and work well.
