Terrible apartments. Truly the worst experience I’ve ever had. The day I was supposed to sign my lease, the paperwork wasn’t ready despite having provided all my information and documents two weeks prior to moving in. The agent had texted me to arrive on my move in date at 4pm..the office was closing at 4pm that day!! I went in early to make sure I could get my keys on the day my lease was set to begin. There are lots of hidden administrative fees when you apply for the apartment and also included in your monthly Also, a week after moving in, a major water leak erupted in my apartment. A messy patch was put on the leaking pipes, and the carpet that was soaked had a mildew smell for weeks. The apartment sent a maintenance worker to “clean” the carpet rather than hiring a professional cleaning service. I wasn’t surprised, however, after seeing the condition of the apartment when I first moved in. In fact, building 4, the building I live in is continuously having water shutoff bc of leaks that spring up continuously in this dilapidated building. The worst part of this community is not the material condition of the apartment, though. It’s the complacency and lack of professionalism from the leasing office agents. When I moved in, I requested a car port, which the leasing agent said would be available during my move in. On the date I went to get my keys to the apartment, the agent told me I’d have to come back to sign a new lease that included the carport. I agreed, and after a few days of no update from the office, I reached out only to be told the carports weren’t available. The carport I wanted to occupy has been vacant the entire time I’ve lived here. Either the agents don’t know how to assign the carport, or were too lazy to do the necessary paperwork for my lease. I also have complained about rude and noisy neighbors above me. They can be heard stomping on the floor, dropping heavy objects, and even jumping at all hours of the day and night. When I complain the office just puts a notice on my door saying they can’t do anything. When I try to address this with an agent, I get a rude and dismissive text back. I have screenshots of all the unprofessional and unpleasant interactions I’ve had with the agents here. The property also doesn’t have a functional website, or a corporate office to contact, further adding to my suspicion about the integrity of the property management.

While it is true that apartment living brings neighbors closer together and some neighborly noise is to be expected, it is also true that not all neighborly noises are created equally. Cockroaches live inside the walls because of old rotting copper piping. Pipes burst constantly and they shut off the water constantly leaving you without water for entire days. They say that they don't have the materials to fix anything leaving temporary fixes that breaks again. They will also will not fix things in a timely manner if they have to spend money, taking over a month. Don't do it, apartments seem nice until you live through all the issues people have left on previous reviews.

We have found no records of complaints regarding roaches, despite having provided pest control services. Furthermore, our quarterly inspections have also not indicated any roach issues, which we always address promptly to prevent infestations. Our records indicated that the leak in your home was repaired immediately. We always prioritize waterline leaks because of the damage they can cause. I’ve lived here for the past 9 years. The property has severely decayed since the 2020 pandemic while the rent keeps going up bc/o inflation. There used to be a fence around the apartments, a pool, green grass, now there’s literally none of that anymore. The area that used to be for the pool looks like a war zone and it’s been in ruins for 4 years. (The management destroyed everything and even took down 200+ year old pine trees for God know what reason) Finally, the management doesn’t care about its residents in the slightest. They took months to replace the washing machine. Our Air conditioner broke down in the summer and they never fixed despite our continuous efforts to put in the orders in the system/ ask them personally. The orders take months to process. It’s a really ratchet place, and super ancient we’re finally leaving in January.

My husband my newborn daughter (now about to be a year old) and I lived here this past year, so indian springs will always have a special place in my heart because it was out first home as a family of 3. We had a renovated apartment with grey “wood” floors & black appliances. You’re not going to walk into this place and see a perfect apartment but i do think its the perfect 1 year apartment while you look for something else or save. Towards the end of the year is when i started having maintenance issues and having things break, so i wouldn’t push it past a year. My only complaints are the little black bugs that we would always find around the sliding door and the unit came with a washer and dryer but the dryer actually sucked. For a whole year laundry was a disaster for us because it would take HOURS to dry one normal sized load in the dryer. And towels? Forget about it you can only dry one at a time or they will never dry and end up smelling like soil. They did also show me an apartment that would be “similar” to ours but honestly was a lot better than the one we got because of little details like hardware on the kitchen cabinets, new lights in bathroom etc. however, for the price and location you won’t find anything better but like i said i don’t recommend staying over a year! The also show it as a gated community but it is not and the pool is also non existent, its just a dirt hole in the ground which they should totally complete because it would bring the value up a lot more. The gym is nice they have the cable machine which i had never seen in a apartment gym before! All in all i had a good experience at these apartments while we looked for something better for our family.

Pro's - Internet included in Rent - The office answers calls Con's - Insect/Roaches issues - Pot holes all around parking areas - Half the gym equipment is Broken - Maintenance sometimes doesn't fix the jobs. - Bad Water Issues ( constantly being shut off ) - Expect $100+ of fees added to Rent
We applied and we got approved, we got our lease contract and I signed it and everything, when my husband tried to sing it he couldn’t because his social security was wrong, so we contacted them and they got his social security again, they sent us this “had to re-screen your application and it's will not let us re-send the regenerated lease for the next 24-48 hours. Once we have an update, we will let you know.” The 48 hours passed and I called because we needed to know what was going on because we had already gotten approved once we started with the moving expenses, we we’re moving from California so we had bought plane tickets and had already know our tenant that we were going to move out. So after 48 hours I called and Rafael answered and I asked him and he said that they were just waiting for management to approve it but that we will have the contract in two hours in our email. The two hours passed and no email, I would email them and no one would respond, I called and no one would answer, I had to keep on trying
Cabinets are not level, constant water issues, maintenance half way fixes issues. Worst 4 years I’ve lived in one place
STAY AWAY! In 2 years of living at Indians Springs Apartments it went from a gated community with a beautiful pool to something that looks like it was purposefully sabotaged. I’ll provide a list to make it easy to read 1. They destroyed the pool almost 2 years ago and have decided to leave it looking like a storage area for trash. 2. Chopped off the gates to the community because they couldn’t bother to maintain it. 3. They have left the parking lot as a minefield of potholes for a fun mini game when you get home from work. 4. Can’t be bothered to repair a ceiling in my apartment for months on end. Oh and want to know how they will repay you for being a good tenant staying 2 years, paying rent on time, and never complaining? They will give you a renewal offer that increases by around $400 to show their appreciation and then offer it for $100 lower online! When you move out you’ll also have the joy of being charged fees for “cleaning” and “trash” even though you slaved away 2 days trying to clean it as best you could. They handed me the keys to the apartment and the first thing I saw when I walked in was carpet scraps all over the floor from a newly installed carpet. They can’t take the time to vacuum but they’ll charge you for it once you’re gone ??????? Trying to work with them on this only provides more headaches.. I wish I could provide names of someone helpful anywhere in this company but it’s just not possible. Do yourself a favor and find a place that will respect you! P.s. I got to the end and realized I didn’t even mention the BUGS… ??
They sell you a nice pool in the pictures that has not been open for 2+ years now, actually it does not exist they started a renovation, destroyed all that area and left it like that. This was one of the reasons I selected this complex and when they just closed the pool I asked if that part of the cost we paid are we going to get a new rate, of course they said no. The maintenance of the green areas NONE. Pets or kids cant walk in the high grass. Constant water shut down. The day I was planned to move, with all my furniture in my truck they did not have my unit ready until 15 more days! And they gave me other unit not the one we agreed. Only good thing location.. that is all
everything that could go wrong is wrong with this place. got contacted 24 HOURS before move in to be informed that we had literally no doors in our apartment (of which they said we would have doors in a week that ended up being a month with doors). once we actually got said doors we had to keep contacting the management just to get doorknobs and locks for doors which took another month and actually we are still missing a doorknob. they shut off the water literally every week for “emergency repairs” and still charge you like 70 dollars in allocated utilities. we have to threaten not to pay rent just to get things fixed around here it’s horrible.
I have been here since 2016 as I am easy going. Today I get an eviction notice with no cause and the manager sneaks up puts on the door before she leaves. Roaches, leaks and they didnt even have a shop vac after toilets overflow regularly. I had to mop it up and they still have not fixed my shower in 2 months.
The management is great. They have always helped me when I needed it
Rude surprise for a new tenant- about $80 a month (for me/my unit) in additional fees (huge twice monthly allocated water fees, EPW convenience fees, sewer fees, garbage fees, convenience fees to pay rent online which is mandatory, $100k liability to landlord fees which is not insurance for your items) on top of your rent and more $/mo if you want secure parking. There are huge pet deposits and monthly pet fees. The plumbing explodes and the water gets shut off constantly. The units and the grounds need a lot of love. I really thought with a new owner and new office personnel that this place would shape up quickly but instead the office is doing patio inspections - if they don't like what you have on your patio you will get a $50 fine on top of everything else they claim in the name of making the complex look better. The complex would look better if they repaired the chipped wood siding on the buildings, stained cracked concrete walks and patios, baked on bird poo deposits all over the complex, tree roots tripping you, muddy holes in the grass and fixed the antique plumbing that creates huge water bills. I wonder if they will be inspecting our apartments to make sure we made our beds. The maintenance guys are terrific and constantly working around here but to replace something broken takes 6 weeks if not more. Some things won't be fixed like chipped bathtubs and crumbling cabinet edges, the office says the move-in list is just to document how the apartment looked when you moved in. The ceilings are low because of duct work and the windows are old. Except for one really nice person in the office the rest are barely polite to me. The Regional Manager doesn't answer emails or take calls. When I asked them to explain the additional fees - they act like I'm at fault for not understanding the lease (which you don't get a copy of when you sign because it's all done online). Then you get a printed addendum that you must agree to and sign with even more rules. Or they tell you we told you when you signed the lease you just forgot. The complex is quiet at night, all the young families rent here for the good elementary school a block away, there are lots of dogs but the fees are over the top. I hope this helps those who are thinking of renting here.
Do NOT move here. I had a leak on my ceiling my first night here. My ceiling and pantry were not fixed for over a month. Another leak occurred a week later that took over two weeks to repair. And the gate closed on my car, and they refused to give any insurance information to my insurance to fix my car, and won't talk to me about reimbursement at all. They also have roaches in building 4. I moved into another building 3. I stopped using the gate that hit my car. The washer hoses and main drain caused a leak that took days to fix where I couldn't use my washer. A week later I had another leak ruining things I had in my pantry, they cut the wall open in my bathroom and behind my washer and dryer, said it would call me Monday to schedule Tuesday or Wednesday to have it closed. TWO WEEKS LATER it's still open. They tell me one morning they're coming in and I said no, because I asked in my request, told the maintenance, called them to check and brought it up, and went by the office to tell me a day in ADVANCE. They tell you things at the last minute, and have last minute charges the day before things are due or won't have your water added to your bill until after it's due. The office staff are rude, and do not care. I regret resigning a lease. It is not worth it.
My wife and I have lived in the apartment complex for a while now and I would recommend this complex to anyone and everyone looking in the El Paso area. Any time we have had an issue in the apartment (which honestly doesn't happen a lot, everything is in good condition) the maintenance team has always got it done either that day or first thing the next day, and they always do a great job! The management is VERY kind and helpful, we have never had an issue with the management. The office staff is always polite and don't just see you as a resident they take the time to get to know you! The property is very well maintained and clean. It's nice to have a gym on the property with 24/7 access, and a pool that is very clean as well. The apartments, for being an older complex, are very clean and tidy, I have had very few issues with my apartment! I don't have to drive very far to work, it's close to entertainment as well as restaurants or shopping, which is GREAT! I would DEFINATLEY recommend Indian Springs to anyone!! -Steven S.

I do not recommend the apartments. The maintenance team is one of the best, but if there's an issue that management have to resolve... forget about it! Management is horrible. The property keeps changing owners. Lately it is Greystar. I guess that's why management in the front office doesn't address the issues or concerns when brought to her.
The apartment is decent for the area. The front office staff is wonderful. The apartment monthly rental is decent but the best part about this apartment complex is the beautiful Franklin Mountains view if you pay for a more expensive apartment. The down side is you do have to pay for water here which is allocated between all the residents so depending on how many people reside here and how much water each tenant use will be split across the board. It's a decent size apartment. Nothing special.
Well, for starters my cat won the cutest pet contest at Indian Springs Apartments! So I like how they've been doing fun little games for us residents. They have maintenance on call, and have everything maintenance work and fix up the apartments every Monday. Over all, I'm enjoying my living here :) My cat Pumpkin and I love it!
I do not recommend these apartments. Management is awful! Every time you raise a concern or request something from management you will get ignore. The gym that is suppose to be 24 hours is not. They lock the door (without giving residents key to enter) or they turn off the lights (without any way of turning them on at after hours). If you did not get a electronic key at the time of signing your lease to open the other gate doors to enter/exit the gates, well you are not getting one ever. I will have to praise the maintenance staff though. Any time you do need some work done those request do get process very quickly by the friendly maintenance staff. But do not expect anything from the management on the front office, you will be ignored. Mu suggestion if you like the area, look into "The Boulders" that is right in front of these apartments.
Very nice apartments in a gated community with friendly, helpful staff! The apartments are spacious and comfortable as well as affordable. The lawn is kept clean and orderly, work orders are handled promptly, and every apartment includes a washer and dryer. The pool is clean, neighbors friendly, and there are drink machines and grills located throughout the complex, as well as a gas station and pizza place right across the street, so they are easy to get to.
This is a nice cozy apartment complex located next to a mini-mall and a call center. The apartments are nicely priced and include a washer and dryer. There are dishwashers and a fridge in each kitchen. The carpets are soft, yet tough enough to take a pounding. The units are quiet despite being on a major street. I would stay here for awhile, given how close it is to major malls and shops.
For the best value and amenities this complex was the best suited for my needs.The office staff was great especially Claudia. The free rent for the rest of the month of October was great including the availability of the apartment..
The staff are very professional and extremely friendly. On the rare occasion I need maintenance they respond the same day. There are many residents living here 15+ years.
