Property Ratings at Indian Valley Apartments
Recently moved out of this apartment complex after renting here for two years, and it was fraught with issues. Maintenance seems to be overwhelmingly understaffed and overworked. They do not notify you 24 hours before they come, I've had several times where I was woken up to someone banging on my door and almost barrelling in without a chance for me to get down the stairs. It wasn't fine since we were all women and it's a safety concern, we all worked from home but I hate to think of what would happen if they entered a completely empty apartment with no one present. The apartment itself had pest issues, the first year we had mice, and a bird managed to get into our furnace closet because the vent wasn't sealed at all. The second year we had an issue with wasps, and it got so bad that I could not open my bedroom or kitchen window. There were also ants that would enter the apartment despite my attempts to keep the kitchen and apartment free from any food debris. Stink bugs are rampant, I've gotten very good at catching them. There were times when our toilet would stop working for multiple reasons, and we were told by management that we "were lucky that one worked." Our fridge constantly squeaked like a sad doggy chew toy and that was never fixed. Sometimes it would be months before they would get around to our apartment and they would essentially put a band-aid on it and move on. Management was difficult to speak to at times and blames residents for things that they do not notify you about, then slam you with charges after you move out. There were several times when I had to send away salesmen at my door because there was a clause in the leasing agreement stating that we would be fined if we made any changes to the apartment without notifying management. I would like to say it might be a good first apartment for a first-time renter, but if you value your money and can find something better, I'd avoid living here. They do not care about their tenants and they do the bare minimum to scrape by.
In my opinion these apartments are great for people from any walk of life, they are super affordable, not luxurious but I don't think anyone looking for this price range is expecting that. One of the great things about the apartments is their in house maintenance, they are always extremely prompt with service with me and are extremely nice, respectful, and efficient. They always have been able to fix the problems quickly in my experience. I highly recommend these apartments for people that are looking
Long story short, the property manager at Indian Valley attempted to collect over $700 from us after we had moved out because they decided to replace the carpet. After months of fighting this and eventually reporting them to the Better Business Bureu they backed off and the debt was absolved. I would recommend finding another place to live.

If I could give this place no stars I would. I've rented here for two years only to be treated like absolute garbage by management. I can't wait to get out. No notice of when they want to come into your apartment, they just barge in. When I made complaints of this they said they were just doing their job. I feel so utterly disrespected. Also, the laundry mat onsite has mold in the washers and then they had the nerve to increase the cost to do a load. I wouldn't recommend living here to my worst enemy. There's a reason the "Now Leasing" sign is ALWAYS up.

I am sorry you feel you were treated poorly. We have a Annual City of Kent Health Inspection yearly. As required by the City of Kent, the inspection is done of all apartments to obtain license to operate in the City of Kent. Notices were put on all apartment doors and posted at the common areas throughout the property on Friday 8/4/17 and the inspection took place 8/8/17 & 8/9/17. As required a 24 hours notice was given to enter all apartments. If there are any citations in any apartment they will be addressed and corrected by 9/9/17. If you have any questions concerning your apartment, please give the rental office a call.
I lived in indian valley in what I believe was 2012 with my two children and we LOVED it! It was spacious, we loved coming home. Our neighbors were nice and our living areas stayed clean! Every morning when I left for work there would be someone out cleaning up. The park stayed clean and neat and it was such a peaceful and beautiful environment! Even the people with pets pick up behind their animals. You would think that with this being a rental property open to college students that things get crazy, but they don't. The same staff has worked there since before I lived there and we NEVER had an issue with them. This was my FAVORITE place to live! And it's not expensive at all! I wish I would've stayed and never left. Whenever I ride past them on 261 I smile! Such an amazing place and staff! Hoping to move back soon. -S.Preston
It's spacious and cheap which is perfect for a college student like my roommates and I. It's a basic apartment with nothing fancy, but like I said it's cheap and close to Kent states campus so it works for now. Bugs have been an issue, but maintenance usually helps quickly if we have any problems. The neighbors aren't my ideal pick, but you get what you pay for I suppose!
This is my second time moving into Indian valley, this time with a baby. My apartment is quiet, and safe. The rent is cheaper then anywhere else in this area. The staff is amazing and very helpful when ever I call and maintenance has always been extremely fast to respond to any of the small problems I have had.
So I had lived at Indian Valley for 31 years I recently moved because the rent for the past 3 years has increased by $30 a year and the receptionist and the manager are extremely rude the manager is not a people person I had told maintenance that we needed a new refrigerator and a new stove and the response was oh they are fine the maintenance are not quick to respond unless there is a water leak plus the place is not very insulated and the walls are so thin that you can hear and smell anything and everything so glad I left
Overall it is not a bad place to live if you are in your 20s and 30s. There are a few families around but you can tell it is meant to attract the college age group. Rent is reasonable and the location is great. My biggest issue is they don't keep up with parking, and during the school year have way more people staying here than parking allows. Their maintenance of the apartment complex is sub par as well.
This is the perfect complex for people of all ages. There are 3 pick-up locations for Parta, which makes it easier to do your shopping, errands and going to class at Kent State University. They keep the complex well maintained with their staff and security guards walking the perimeter nightly. I've lived here for 5 years and would recommend it to my friends. If a problem comes up, you call the office and it's taken care of as soon as possible. It's centrally located off Rt. 261 and Rt. 43. Interstate 76 is about 5 miles away.
I'd recommend anyone who is looking for their first place to look here. It's right by the university and right by downtown. The walls are pretty thin though and parking is scarce in some areas
I have lived here a few months now. For the price, you absolutely can't beat the size of these apartments. They are huge. The office staff is incredibly rude but the maintenance guys are friendly and quick. The closets are big and there is a ton of storage space. The kitchens are on the small side, but have plenty of cupboard space. If you have loud neighbors you will hear it because the walls are really thin. However, I haven't found it to be a huge issue. Neighbors pretty much keep to themselves, but sometimes it can get a little sketchy at night. I've never felt particularly unsafe, but I try not to be outside alone at night. The parking lot is really dark and gets crowded after 6 pm or so, but there is always a spot somewhere. We've had problems with the drains but maintenance always comes and fixes it right away. Really nice patio area and lots of yard space. If you have animals, this place is perfect. There is an open dog area (not fenced in). If you plan on bringing your own washer or dryer, be aware that there is a $15 monthly fee in addition to your gas and water bills that they don't tell you about. I would definitely live here again and plan on staying for at least another year. The pros outweigh the cons. Plus, the price is unbelievable.
For the size of these apartments you really can't beat the price around Kent. I've lived here 3 times now and am looking forward to a 4th time.
It is spacious and good value. The maintaience is good and on time. It is quiet and peaceful. The price is increased recently by 30 dollars per month, it is a little expensive now. I hope the price won't increase any more since our income is not increased.
I actually lived here for two years in a spacious two bedroom. The closet space was AMAZING and the appliances in the apartment we had were brand new and everything was in great condition. Before you even move in they do a walk through with you so you can identify any "problems" and they can correct or replace anything that needs resolved. I liked how when living here you felt like you had your own house. The price is great for what you get. I was honestly surprised to see the bad reviews because it is in such a great area and the owners definitely take care of their property. My brother and sister both lived in Indian Valley back in the 80s, and I moved in 2008. Great place to live - a good mix of people.
