Property Ratings at Indie Deep Ellum
I have been living at Indie Deep Ellum in Dallas for some time now, and while the location and apartment design are appealing, several significant issues severely detract from the overall experience. 1. Trash Management: The trash chute has been permanently closed, leading residents to pile trash in the hallways. The only solution management offers is sending mass emails threatening fines, but the problem persists, creating an unsanitary and unpleasant environment. 2. Parking Troubles: Parking is managed by a third party, leading to numerous problems. Despite paying monthly for a parking spot, I often end up paying nightly fees because the office claims they have no control over the situation. This lack of accountability is frustrating and unacceptable. 3. Unkempt Common Areas: The community areas are frequently trashed by tenants, and there seems to be no effort to clean them up. This neglect results in an unsightly and unhygienic living environment. 4. Pet Waste Issues: Many pet owners in the complex do not clean up after their dogs, leading to a pervasive smell of dog urine mixed with garbage. This is not only unpleasant but also a serious hygiene concern. 5. Unprofessional Management: The property management team is consistently unprofessional and disrespectful. They treat residents as if they are beneath them and act as though their jobs are secure regardless of their performance. Interactions with them are something to avoid at all costs, and their poor management skills are a significant reason for many of the ongoing issues within the complex. 6. Fire Alarm Issues: There are constant problems with the fire alarm. On one occasion, the alarm went off nonstop for six hours. This was extremely disruptive and highlighted the lack of responsiveness and care from the management team. 7. Poor Move-In Experience: When first moving in, setting up everything was a nightmare. No one seemed to care to help, and I had to figure out everything, including the third-party parking, on my own. This led to paying nightly for parking for a month and spending a fortune before I could get any assistance, despite numerous calls for help. 8. Feeling Trapped: Despite the appealing aspects of the complex, the terrible management and numerous issues make it hard to enjoy living here. Unfortunately, being tied to a contract means feeling trapped in a place that does not meet expectations and is not worth the high rent.
On any given day there will be something not working that will cause an inconvenience in your day. It could be the community areas with non functioning lights, tv, or appliances. The elevators being down which seems to happen on a weekly basis. Or the fire alarm going off four hours on end at 2 in the morning. This place does not have it together and I would stay away.
Management team has terrible communication, and the building itself is a money-grab. The units and property look nice, but I think that's really the only positive. There's better apartments in Deep Ellum. If you're living in one of the units facing Canton, it can get very noisy on nights and weekends. Those large windows have poor insulation, so you use extra AC in the summer, and constantly running heat through the winter. You can also hear EVERYTHING happening on the street below you. The amenities are nice, but if you have pets, beware that you'll have to walk elsewhere to find a grassy area for them to go to, or just use the rocks surrounding the building. This resulted in maintenance having to clean the front entrance daily, because pets were peeing in that entryway and there was a constant smell of urine outside walking into the building. For a $35 monthly pet rent, you'd think there would be better access to some type of pet amenities, even a small grassy area for them to go to. Parking might be ok if you can secure a space in P1 garage. If you are on P2, be mindful that you're paying a monthly fee to potentially not have access to parking. When there's events or concerts going on, P2 fills up quickly, and there were certain nights I had to find street parking because there were no spaces in P2. Parking gate was also broken for months at a time, leaving little peace of mind for the safety of your vehicle. There were several waves of break-ins while I lived there, some people having their car broken into more than once. I was a very tidy tenant while I lived there, and completed a walk-through inspection with maintenance before the end of my lease (after cleaning apartment, making it move-in ready). I was given the all clear that there were no issues. 2 months later they sent a bill for almost $500 dollars that included misc. fees for cleaning and paint. They kept my deposit and billed me the remaining balance. I've probably lived in 6 different apts since I've been in Dallas, and never had to pay this much after moving out of an apt. I reached out multiple times asking for an itemized bill that lists the details for all charges and did not receive a response, but I did receive letters and calls from a collections co about a month after that request. I moved to a better property up the street, and have had zero issues since. Indie's building and amenities do look nice, but for this price-point I think you're better off looking elsewhere.
Ever since Equity Residential took over management of the property, it has COMPLETELY gone downhill. The last straw is that they are now charging residents twice for trash services. A monthly $28 Valet trash charge has always been a part of the lease agreement, but they are now charging residents an additional $40 - $60 a month for trash RUBS depending on occupancy and the number of total residents in the complex. Apparently valet trash takes the garbage from the resident door to the receptacles downstairs and a different company hauls it away. Had I known that, I would have requested that valet be removed from my lease since I barely use it anyway! None of this was explained when they were hounding me to resign my lease and there is a very vague line in the lease agreement that does not make clear that there is an additional charge outside of valet trash. What they charge in rent is already ridiculous, an additional $50 - $75 every month for parking where you will still get your car broken into, and now they add this. They will squeeze every penny out of you without doing anything helpful, so I would think twice about signing a lease with these devils.
I loved the view of my apartment but management has been switched 3 times. Trash chute is broken and the lobby all of the hall stinks. Dogs poops and pees everywhere. Experience a lot of power outages since I’ve been here since April.
Moved in august 2021– Elevator out of service for 5 months, new management lacking authority and care for wellbeing of tenants property (cars getting broken into, doormats stolen). Overall lack of preparedness for an apartment complex that has such high rent. 1 star due to closeness to restaurants/ bars in deep ellum. Will not be resigning at the end of my lease. EDIT JUNE 22: People are getting robbed & beaten in their own apartments in this “secure” building, while those who pay for parking spots are still having their cars broken into. Living downtown should require 24/7 security, especially for the ridiculous rent prices.
What was once a shiny brand new property, has been trashed by amateur on-site management. I would not be happy if I were the property investment company/owner. A brief summary of the problem over my short 7 month stay: Major Security/Safety Issues: -Multiple residents experienced break-ins and burglarized inside their apartment units. -Several parking lot resident vehicle break-ins and vandalism. -I've encountered homeless people sleeping inside the elevator when leaving for work in the morning. -On multiple occasions shards of glass had been through into the pool -Stairwell security door locks/sensors were often broken, allowing anyone to enter. -Security patrol ineffective/lazy Equipment/Facilities: -Elevators: Out of the two available only one was operational for the ENTIRE building. Also, at one point BOTH elevators broke. -Parking lot gate continuously broken -Trash cans overflowing -Parking lot surfaces covered in grease like dirt and sludge -I experienced two shower lining water leaks as well as another water leak from unit above Lackluster Managers: -Will NOT respond to emails. I've had multiple emails completely ignored. -Provides poor and lacking information during face to face conversations Overall if you'd like to live in Deep Ellum understand there are far better options available than Indie Deep Ellum.
Car break-ins, parking is a joke (gate is broken every weekend if you are looking for free parking in DE), dog mess all over the property (inside & out), property has seen 7 managers come and go, rent is decreasing as more and more people break leases to get away, homeless people sneaking in and sleeping, none of the technology works around the complex, elevator has been down for almost 4 months. Overall dirty/stinky complex, less than luxury living for sure. Cool pool and roof deck though! 3/10 would not recommend.
I really wish I would of read reviews before moving in... your car WILLL get broken into and nothing will be done. You will pay $40-80 a month per vehicle just to feel unsafe and have your vehicle vandalized. Beautiful apartments but it's not worth it if you have to wake up thinking "I hope my car wasn't broken into today" the $40 parking is a public parking which means anyone has access to it, not to mention it's first come first serve meaning if there's no room for you then good luck. After reading reviews, the upgraded parking is really no different. I was accidentally parking in the upgraded garage due to the gate being open and I was confused since nobody explained where I needed to park. The guy who works in the office is rude and unprofessional. If you have a question or need something expect an attitude because that's what you'll get.

The police department does ask us to remind our residents to lock their doors and remove valuable items from their cars so the thieves aren?t tempted. This was a long process finding the perfect apartment home for me this go around. As soon as my locator sent me to Novel I was immediately certain this was the one! I love the location and the style. I had never actually seen my apartment in person so walking in that first time seeing it was a great feeling. The staff is so nice and the amenities are awesome. Happy to call Novel home!

I have only lived at Novel for 2 weeks and have been truly impressed. Everything is brand new and updated. The rooftop terrace, pool, and other common areas are amazing. I live in the smallest apartment they have and it is perfect size for just one person. You can customize it and paint your walls to make it feel like more of a home than another apartment. The staff is amazing, I have mostly worked with Travis and he is solid. Has quick replies and easy to get along with. The location is great if you like being able to walk to bars (if they ever reopen) and restaurants. They make moving quite simple with a freight elevator and a dock you can back right into. It was not so easy at my last apartment. Highly recommended.

Novel Deep Ellum is an artform of a building. The area, amenities, team staff and apartments are top notch. The developers thought of everything a person would need and included it in the building. I had a great time renting my new home and continue to enjoy my experience at Novel Deep Ellum
