Flooding occurred on the second floor back in July of 2022. Which was something where I was not a fault. The management required that I still pay rent on my apartment until my lease ended (which was inhabitable). I’d steer clear of the apartments on that side of the second floor because of mold that can develop. Outside of that this is a good place to stay. Location is close to everything and to my surprise they’re weren’t a lot of car break ins. Juan the leasing manager is the best, and carry’s that management team on his back. He goes the extra mile to make sure you’re taken care of.

Just moved in several weeks ago, however, every single resident I have interacted with during my move has been extremely polite, helpful and welcoming. They also have great things to say about the apartment complex, no negativity at all.
Upper Kirby is great for me. I've been here 4 years because of the nice apartment and attached garage. This garage seems safer to me than an open parking lot at some other apartments. My apartment is nice with new carpet in the bedroom, a new air conditioner, and appliances. The kitchen is small which I like.. I attend some of the exercise classes and work out in the gym. The maintenance staff repairs my place when I need it without long waits. The landscaping is lovely so I am proud to have guests over. I can reserve the community room so we can play pool. I live close to work and many restaurants.
Moved here in 2019, transferred units once, renewed twice, and had a good experience until my third renewal offer. I received my offer a mere 6 days before I had to decide whether or not to renew and my rent increased almost $400 for no reason. Management was less than helpful during the renewal process and once I decided not to renew, my unit was listed as available online for basically my current rate. Fast forward, after moving out I receive a bill from Greystar for hundreds of dollars to replace the carpet in my 802 sq ft apartment because they found what they were sure was a “pet stain.” Called and explained that I never owned a pet so I couldn’t have left a “pet stain.” Long story short, Upper Kirby couldn’t care less about its residents. I paid my rent early every month, was a considerate neighbor, and all I got was a big “screw you” in the end.
Upper Kirby has the most amazing staff. Everyone is so helpful, kind, and professional. Their response time is quick and swift. Everything is prompt, and done with a great attitude.
I was nervous about moving to an unfamiliar area; however, my experience has been great thus far. Maintenance stays on top of requests promptly and is friendly whether they are doing service in the apartment or passing. I especially want to commend Marianne for being an empathetic and fantastic person! She ensured my move-in experience was to my satisfaction and went above and beyond if anything was not in order.
In the 3 years I have lived here, my apartment has been comfortable and maintained in perfect condition. Repairs are made quickly. My electric bill stays lower than I anticipated. The kitchen is just the right size for me. I'm happy.
Love the grounds and staff, love the location, happy with the trimmings and appliances (for the most part), think the construction on anything but the very top floor can be problematic for noise from neighbors who are loud.
We’ve been here for 6 months. So far we love it! I love the little dog park area and the covered garage, the free coffee, clean elevators and garage. Everything is just so well kept. Maintenance responds to service requests same day or next day. I could go on forever, but I’ve never lived somewhere with such helpful management and well kept grounds. Thank you!
I do recommend Upper Kirby to friends and others looking for an apartment! I am treated well here and my apartment is in perfect order. Maintenance is superb and neighbors are nice as well as quiet. This is where I want to stay!
UpperKirby does not have guest or visitors. They have families and residents that are family. The entire process from applying to signing the lease to moving in was excellent. Contact with the office was consistent, I never worried if something was wrong or if I was going to miss something. UpperKirby staff had clear and efficient communication with me via email, text, and phone calls. I appreciate all the did and that they still do. They go above and beyond and are more than professional. The amount of respect and professionalism the staff at GreyStar and UpperKirby possess is phenomenal!
I am happy at Upper Kirby. My apartment is updated with a new air conditioner, carpet and microwave. My neighbors are clean and quiet. Landscaping is always lovely. I like this part of town. Current management is efficient and solves problems. I'd like to stay here.
Great location- in the middle of everything. Beautiful complex , new updated appliances. The pool is amazing and fun to cook on the bbq pits. Safe community Great management.
Great maintenance, constantly changing front desk staff, poor building construction that you will regret moving into, unfriendly neighbors. You will hear everything that your neighbor does above you. Every stomp, every step, every cupboard slammed shut, everything, at all times. It will keep you up at night, forcing you to lose sleep, and it will be inescapable. The staff here changes on a very regular bases (around every 6 months) or so. A complete turnaround with a new manager, new front desk people, etc, like clockwork. You have to reestablish relationships with them every time, there's no consistency of who you're going to be talking to it seems. The maintenance guys in here are amazing. Never had one issue that wasn't resolved by them in a timely and professional manner. Best ever. Overall, by simple virtue of the fact you'll never have peace and quiet since it's dictated by who you're unfortunate enough to live below, I'd never choose to live here ever again.
I would prefer to have clean, comfortable carpet in my bedroom. Though I was told upon signing the lease that the carpet was to be replaced, it remained the same old, inferior quality carpet that the prior tenant had. Also, the paint on the window sills it sticky and some objects stick to it. And a window leaks during hurricane force storms (twice) and I am concerned major damage will ensue (according to what Maintenance has told me.) When this happens it will be a great inconvenience to me.
Very nice staff, fantastic maintenance crew, lavish facilities, ample parking and security, great location... but awful building construction. Unless you're a complete zombie or sheep or never spend any time in your apartment, you WILL be constantly bothered by the people living above you (unless you're lucky enough to get an apartment on the 5th floor of course, if you can afford it).
Im so happy to be at Upper Kirby! The staff is phenomenally friendly and professional, communicates perfectly, and the property is beautiful, quiet and well kept. The units have terrific Whirlpool appliances, are energy efficient and have strong water pressure. Maintenance needs are rare (mostly just the need for light bulb or A/C filter replacement), but addressed immediately. Fun, free activities are put together for residents once or twice a month (within proper COVID safety protocols) and truly help build a spirit of community. Plus, parking is ample, covered (garage) and free unless you want a reserved spot, although there is really no need for one. I have always felt very safe on the property, at all hours. I also appreciate the Amazon lockers!

Convenient location to US-59 and there are several restaurants within walking distance. Staff is very friendly and responsive to needs such as maintenance requests and pest control. They host happy hour events frequently and it is has been amazing to live here for the past 3 years.
We have lived at Upper Kirby for three years and overall it has been great! The location is one of its main positive points and really can’t be beat. The apartments are also reasonably priced compared to other similar ones in the area. The complex is older than other ones in the area, and it is starting to show in the appliances, carpet, and flooring. The elevators can also really be an issue, but I don’t know how this compares to other complexes. Traffic noise can be an issue if you have a unit that faces the stress, but I think that is expected to be in a hustling bustling area. Also we chose a unit that faces the pool and we do not have any noise. One of the main advantages is the staff. They are very responsive, kind and helpful and I think this does differentiate it from other places. Overall great place and we will likely stay until we’re ready to buy a house.

It's been a roller coaster experience at UK. I've had to deal with my storage unit being broken into, then hunting for my displaced belongings was chaotic. The traffic noise in my 5th floor corner apt is overwhelming. I want to relocate my apt., etc.
Upper Kirby Apartment is an exceptional and diverse community. The management works hard to ensure the comfort of their residents and offers several means for community engagement. The complex has amenities for the whole family!
UK is an OK place with a few problems.

Normally I hear my friends have issues with their apartment complexes, but so far I have nothing but great things to say about Upper Kirby. The leasing staff has been great. Very kind, helpful, and knowledge. Any issue Ive had (ie maintenance) has been solved within a day. Im very impressed.
Excellent location and friendly staff. The on site office is very useful and the coffee in the morning is really good.
Upper Kirby has been an incredibly inviting, friendly, helpful, and clean community to live in. My experience has been great with each leasing consultant I've spoken to. Even when I was having issues signing the lease from another state, the staff was quick to help, call me back, and get my problem taken care of within a few hours, even on the weekend.

Living here has been very easy so far. Richmond Ave was closed the first couple week of my stay but I felt the leasing staff handled the situation well by allowing residents to park anywhere on the first level they communicated the steps they were taking and progress they were making.
Since I moved in 5 months ago, I have really enjoyed living at Upper Kirby. The apartment building itself is in good condition and regular maintenance and up keep are done regularly. I havent had any issues with roaches, as I had read in reviews about other apartment complexes prior to choosing to live here. Additionally, there is not a lot of issue with noise through the walls from neighbors which is a nice plus. I really enjoy the gym in the building, it has everything I need. Lastly, I have always felt safe in the community and parking garages. Overall, a very happy tenant!
OK place to live except for the air conditioning problems.
I have been a resident for 8 months. I like the location and the amenities. Staff is friendly and quick to respond. Downside, elevators are always down and gym does not have a squat rack. It would be nice to offer more yoga classes.
UK is convenient for me to shop and work.
it was very nice till new community manager appointed and now i would not recommend it to any one as no cleanliness and no hearing on complains or fulfilling contract promises
