Property Ratings at Intracoastal Yacht Club
Living at the Intracoastal Yacht Club has been a nightmare, far worse than my college apartment in Baltimore City. The building is overrun with cockroaches, and the common areas are often littered with trash and dog urine left by careless neighbors. The reality here is a stark contrast to the image portrayed online. Since January 12, 2023, we’ve been subjected to constant, piercing jackhammer noise that physically shakes the building. This relentless disruption occurs consistently throughout the day, beginning in the early hours and continuing into the night, making it nearly impossible to work or even communicate within our own home. Despite submitting numerous complaints over the past year and a half, management has either ignored us or made empty promises that the issue would be resolved, which has yet to happen. We have meticulously had to document these disturbances of the ongoing problem. Adding to these challenges, unauthorized subleasing through Airbnb has become rampant within the building, directly violating our lease terms. The airbnbs even have bad reviews lol! The presence of transient guests undermines the security of our community, especially considering the frequent police visits to the complex. The gate guards appear to inadequately verify resident identities, raising serious concerns about the effectiveness of our security measures. Despite bringing this matter to management’s attention on June 17, 2024, the Airbnb rentals continue to operate unabated, further compromising our safety and the integrity of our lease agreement. Elevators either either usually not working or you typically have to wait 10+ minutes and then 30 people try to pack into one elevator with people’s bikes and scooters that they take up their rooms. Moreover, communication with management is impossible. Jesus, has proven completely incapable of solving problems or even communicating effectively. Despite multiple requests, I have been unable to file a formal report or complaint because management refuses to provide the necessary information. This lack of communication and accountability is why no issues are ever resolved. We have had to rely on Ruth at United Property, who has been very helpful, just to get any response from management, but even this has not led to any real solutions. Parking here is also a disaster. Our Tesla has been repeatedly damaged by illegal and stolen bikes due to the lack of designated motorcycle parking, costing us hundreds in repairs

If I can rate as zero I would! Poop and Roaches, ALL THE WAY! Management lies to your face, they have rules but THEY ONLY APPLY WHEN THEY FEEL LIKE IT. The WORSE ELEVATORS ever! Don't be surprised if 2 or 3 are broken at the same time. Walls are thin, The WORSE place and staff I have ever had to deal with. DO NOT BOTHER COMPLAINING-Deaf management. The place is an absolute dump. The staff are some of the rudest people I have ever been around, there is trash everywhere, we live with cockroaches, roaches crawl all over our counter tops no matter how much they spray, in the hallways there are bugs smooched on the walls, people leave their trash in the hallways, and the smell of trash in the hallways is over coming. The administration NEVER answers our calls, but when we write they ask you to talk to them ... liars !! All the nice reviews, are employees, is mandatory to write 20 reviews for the employees. nothing on the promos or brochures are true. Dirty, nasty, my kid got sick, coz the roaches and rats. Yes, parking lot, lots and lots of Rats and Rats traps.
This place was perfect until the administration decided to openly welcome short term rentals, even they liked the idea they are turning tower 1 to a short term rental building. For all the tenants they promised to terminate all the AIRBNB departments from tower 2 & 3 back in November 2018. It is April 2019 and you can see more short term vacationists on the property. These people has bring a noise environment, pets which defecate all over the property and not picking it up, crazy drivers over the parking lot and taking residents spots with no action from the administration. Several residents are leaving because administration is doing nothing to keep peace and security in the property. If you are looking for a place to live in Sunny Isles, look somewhere else, here is a Zoo.
This place has been horrible. The only thing worse than the condition of the apartments is the hassle of the incompetent maintenance people. The security is a joke...every family in a 5 block radius comes to use the pool. You will have no luck getting a lounge on the weekends. And if you do, you can expect to constantly be bit by bed bug style bugs. Nice red dots all over my body each time I go to the pool. They also rent out to AirBnB, so you will have plenty of sleepless nights while your neighbors party it up on their Tuesday vacation night. And when issues arise, and they most certainly will (it took one month to get the disgusting state of the apartment fixed) you will find out just how bad their management is. Idalio will shake your hand smiling all the way, and then go "accidently" raise your rent. He goes back on his word constantly, and blatantly lies. TRUST ME, SAVE YOURSELF THE HASSLE AND GO LIVE SOMEWHERE NICE!
Lived in this place for the past two years. Honestly at the beginning was a really nice place, quiet, for family, clean.Unfortunately during this last year the manager is changed and everything is changed. The bigger problem is that this is not only residential but a lot of vacationer come here every day. If during the day you work, maybe during the night you need to sleep: here is impossible! Party on the balcony every night disturb you and when call the security they need thirty minutes before to come (if they come).otherwise prepare you and your family for a long night of insomnia.police is here every night. Dogs pee everywhere, in the aisles, inside the elevators, in the garages...everywhere. Trivial and banal security: check your identity when you arrive on your car but if you walking you can enter without any tipe of check. Everybody can come inside, use the pool, the gym, arrive at the door of your apartment with no problem. Package service: now they don’t accept medium or heavy packages. Prepare yourself to go in Hialeah (50min on the road) to pickup your package at UPS... so, you can not receive packages at your home address????????? Elevators are a nightmare. You risk having to wait a lot, 15/20 min before the elevator arrive at the floor. when finally arrive...is full... The people that work at the offices are really rude, without any attitude to work. Services have generally worsened and don’t justify the price to live in this place.
Please be cautious if you are interested in renting here. My husband and I signed for an unit and we thought all was well until we received a call that the current tenants wanted to continue their lease and stay. Which we understood and before hand you sign an agreement understanding that this may happen. What I do not appreciate, is that when we decided not to go for another unit because they were way more expensive we could not get our deposit back! To make matters worse we have yet to receive a call from management or the leasing agent who has helped us. We had emailed and called several times, first the leasing agent was on vacation and the manager just is always not in office. I understand if it takes a few days to get back to us, but weeks??? If this is any indication how management is I am so happy we found out sooner rather than later!
They accept new residents promoting a safe and family friendly environment while they have an infestation of airbnb, vrbo and other hotel listing sites on their property. Every day the police are called for nuisances, disturbances and even fights at the pool deck from these guest. These guests dont care about the property and destroy it, leaving thrash in the hallways, knocking on everyone's door, peeing on the floor of the elevators, smoking marijuana out in the open filling up the hallways. Management is not on your side people. please head this warning. Management knows the hosts and they rent numerous apartments at this building sometimes even multiple on a single floor. Management does not care.
I wouldn't live here again. If you need something fixed you have to call repeatedly again and again and often it still isn't fixed. Also there are many other issues, noise level and roaches and more that I wouldn't live here for the high price.
My property management at United Property Management / Intracoastal Yacht Club are extremely neglectful, ignorant and downright rude. I constantly have problems with them erroneously, grossly over exaggerated water bills, practically impossible to get in contact with anyone at the front desk or maintenance. Last year I renewed my lease and requested a work order (painting of balcony, walls, duct cleaning, mold and mildew care. I have to constantly call, leave messages and more often than not - take time off from work in order to stay home and have these matters rectified (but 98% of the time, no workers show up) This has been getting constantly worse over the last several years
I have been living in this apt rental for 5 years now and I still enjoy it but it could be a lot better. It is very convenient to everything whether its the beach restaurants banks gyms bus stops everything is walking distance. As far as the unit it has a nice view bright natural lighting, the kitchen could definitely be updated because its kind of old looking. Theres always issues with my washer machine not spinning and it takes maintenance the next day to arrive I call them every 3 hours and they could never give me a time. Half of the office workers who handle leasing and paperwork are professional and the other half are just hired for looks to walk around in heels and short skirts looks like a club sometimes. In my opinion everything is great until theres a problem that needs to be taken care of and then the frustration sets in with the waiting around all day. There are three buildings in this complex and its a mixture of young old and families also pet friendly. And they also rent out units for spring breakers and vacation stays. Theres always an issue with the elevators and your always waiting forever. Theres Security at the front gate so you can't drive in without permission but you can definitely walk in without troubles. Also theres valet and a store inside one of the building which is a good perk. So, although I still enjoy the complex there is a couple things that need attention.
Intracoastal has a really stupid policy for internet service. They MAKE you use a company called Camco. There is no option to use one of the larger providers like Atlantic Broadband. I have lived here for 14 months and Camco has NEVER been able to keep service on for a full 30 days! I work at home and it creates a HUGE problem. When you call to complain they do not care at all. They never know when it will be fixed and they do not credit your bill. One time it was down for a FULL 5 DAYS! Intracoastal obviously receives a kickback from Camco and that is why it is your only choice!

Sadly we signed a one year lease and have not been able to stay there for more than 3 nights. The place is smelly, filthy and totally infested with roaches. we are on the 5th floor, pool level and had to kill over 50/100 roaches on each of the 3 nights we stayed. This was after the place was supposed to have been bombed. They are used to complaints and although they are fully aware of problem, the manager refuses to go to see the dead roaches, but has the contractor go with you followed by a maid, who sweeps them up so the manager can say he's never seen any cockroaches, or had complaints.
