Property Ratings at INTRO
Excellent construction, staff and amenities. Year 1 had some growing pains but all in all, an exceptional building with a caring management office. Recommend touring to see for yourself!
The HVAC unit is deficient. It cannot keep up with the heat, in the summer and in the winter its even worse. Numerous apartments couldn't get above 60 degrees on the coldest days in the winter. Your electric bill will be abnormally high. At the time of writing this, this site does not disclose several things. There will be an $85 amenity fee on top of your rent. You will sign a statement about smells and noise stating you are aware of the neighborhood-important because when the restaurant in the building fires up their grills, you will smell smoke from open to close. The walls are thin! You can hear everything from your neighbors--conversations, lowering the blinds, and "private" noises. More importantly, there was no response from management and high turnover of the staff.
The walls are so thin I can hear when my neighbor is closing their blinds or even just eating (can hear his fork clink). There’s also little to no air circulation regardless of how you set your thermostat. The floor to ceiling windows make it near impossible to regulate the temp and it becomes unbearable in the summer. Not worth the crazy price.
This is a nice building, but it leaves a lot to be desired. Once you’re moved in, it feels like this place was built in a rush. There are paint splatters everywhere, the corner of our bathroom mirror was chipped, the floor peels in some corners and is easily scratched by maintenance or your movers moving things around, but by far the worst thing of all is how thin the walls are. We could hear our neighbors as clear as day on either side and above, as if we were living together. Godspeed if you have a late night gamer or a baby as neighbors like we did. I’ve lived in much worse apartments and heard less noise. Something in the building always seems to be broken, from water leaks, to heater issues, to frequent internet outages, the mailroom is either not working or delivery people won’t use it correctly, the list goes on. The amenities do make this place feel nice, but once the pool is closed for the winter and the gym is packed with bros this place really loses its luster. Very happy we moved.
Property management is management in name only. They are out of touch and totally unengaged with the residents. Resident concerns are generally ignored, and there is a decided lack of concern for resident safety. While Intro is beautiful on a surface level, there are many underlying construction issues: many leaks, non-functional amenities, poorly working air conditioning and ventilation systems (smoke from the attached barbecue restaurant somehow gets vented through the building), minimal soundproofing (nobody wants to hear their neighbors “having fun” at 2am), etc. This place still could be absolutely amazing…it just isn’t and it won’t be until some of the issues are addressed.
The best apartment building in the city with an unbeatable location, so many amenities and welcoming community!

The Intro promises luxury living and best in Cleveland amenities. As a current resident, I take no pleasure in saying that I feel misled and kind of silly for signing a lease here. Let's start with the rooftop pool and hot tub deck. The crown jewel of the amenities. In the summer, the pool was great. The hot tub got off to a rough start with some recurring maintenance issues but was still enjoyable. The Intro promised many residents that the hot tub would be open year round, only to abruptly announce its indefinite closure in early September. Supposedly its for maintenance - which is certainly believable, but apparently it will be remaining closed until Memorial day - which makes it sound more like a cost saving closure or a lack of permit preparation that would indicated dishonesty from the start. Onto parking. It's the city, so I don't fault the Intro for the lack of available / safe guest parking. However, I do fault the Intro for telling residents that parking permits would be available to purchase at any time during their lease, only to renege on that offer in order to preserve parking spaces for the sake of leasing vacant units. A final point i'll make is that units and common areas in building are really not maintained to even a loose standard of luxury. Appliances take weeks or even months to be repaired/replaced. Units look nice but definitely have questionable quality in terms of vinyl flooring, paint, and sound insulation Common areas are not taken care of. For example, the gym is frequently out of cleaning supplies and complimentary water bottles. Hallways and elevator areas are not disgusting, but are not clean. There is the occasional ceiling tile missing and the occasional water leak. At least one common area is still unfinished, allegedly awaiting supplies. When guests voice their concerns on the community app, their posts are deleted citing negativity. I suppose there are worse places to live in Cleveland, but it really is sad to see what could have been the best apartment building fall so short of its potential.
The location, amenities, and staff are perfect! This is the definition of a perfect facility

The amenities are incredibly nice but since moving in, I've had problem after problem with my apartment. The walls are so thin here that I can hear my neighbor clink his fork on his plate while he's eating and can clearly hear every word he says when he's on the phone (and he's talking at a very normal volume, it's just that the walls are literally THAT thin). There's no way you could have anybody over to hang out without getting some kind of noise complaint. Additionally, a lot of the appliances don't work (ex. ice maker, oven) and there have also been some problems with the plumbing. Honestly this place is way overpriced, you feel like you're living with a stranger, and half of the appliances in your apartment don't work. Heavily considering moving out or subleasing and I just recently moved in.
The building is located on west 25th and lorain--this puts it right across the street from the West Side Market, along side the most restaurant dense portion of the city, and a block over from Dave's super market.

The location is equidistant between 90, downtown, and the Shoreway. West Side Market literally across the street. Great food, beer, and nightlife options all within reach. RTA Rapid and Towpath trail nearby. This is an amazing and unique space in Cleveland. The staff has been nothing but accommodating, passionate, and highly competent. All these facts are enough to recommend this place...but the environmentally conscious building methods and LEED Gold certification goes the extra mile in living up to a higher standard.
